Olivia was very responsive during the whole process and helped to chase the process through with the buyers’. However, the valuation I was given was too high and I was forced to reduce the price to get a sale.

16th Apr 2026 (21 days ago)100% Cash Buyer ignored – Complete lack of professionalism Extremely poor experience with the Denton branch, specifically Eleanor Price. As a chain-free, 100% cash buyer with funds exceeding £450k, I expected a basic level of professional service. Instead, the process was a shambles from start to finish. First, I was left waiting at a property because the agent couldn't provide access, followed by a flippant joke from the negotiator about "breaking in through the windows" rather than a professional apology. More importantly, after making a record-breaking cash offer of £235k, I was ghosted for 6 days despite multiple follow-up attempts. My formal written withdrawal was also completely ignored. It is clear this agency used my solid cash offer as a "safety net" or leverage to pressure other buyers while failing to provide me with even basic courtesy or communication. If you are a seller, be warned: this team’s inability to communicate or manage a high-value cash transaction could cost you a secure sale. If you are a buyer, be prepared to be played and ignored. Totally unprofessional. Update: I've made a formal complaint to Edward Mellor Denton and received a pack of lies in response. I've now escalated the matter to The Property Ombudsman (TPO).

28th May 2024 (1 year ago)They sent viewers who were not proceedable or unsuited to a shared/communal garden. We got feedback from viewers only after asking everytime.

18th Nov 2025 (24 weeks ago)The team at Thomas Lardner made selling my dad's house after he passed away very easy with no problems whatsoever. It was a difficult time, but the professional and efficient staff at the Romiley office made the sale of the house so easy. From the moment I walked into the office, they were so helpful, they were always on hand for any questions and would reply to emails within minutes! If only all estate agents were like this. 10/10.

It was certainly stressful at times due to issues at the start of the chain which were beyond our control. Daniel & Hulme kept us updated, supported us and always had time to discuss any queries. A big shout out to Alison for all your time and patience. In conclusion, we cannot thank you all enough.

18th Jul 2024 (1 year ago)Wanted details on the Southwell Prebend house after a while I received it requested further information and a guidance on price and a viewing no reply a very well known Southwell resident who I visit discussed it with me ,I wasn't saying I was going to buy it but it would have helped if I was at the very least been given further information . Any how I gave up!! As far as I'm aware unless an agreement has been made which hasn't it should be open for a viewing.

27th Mar 2026 (6 weeks ago)I would certainly recommend Martin Mellor. We sold our property after tenants moved out & we had moved to another area. Martin sold the property quickly and kept an eye on it as it was empty during the sales process. He took photos to show he had been into the property ( to satisfy Insurance company) and sorted out queries from the buyer. He helped to get the sale over the line when timelines were pressing. No hesitation in recommending his services.

We dealt with other estate agents in our buying process who left a lot to be desired to say the least and showed the vast gulf in class between local everyday operators and Eliza. Despite numerous challenges that were no fault of hers, Vicky remained positive and professional at all times. She was upbeat, solution focussed and never once lost heart or patience with me. You only find out how good someone is when they come up against a problem and I can tell you - Vicky and the team at Maynard’s are absolutely first class!
