I recently completed a very difficult and stressful selling process, and we honestly couldn’t have done it without Jon and Sophie. From start to finish, they went above and beyond to keep everything on track.Whenever obstacles arose, they stepped in with professionalism, expert advice, and immense patience. Their communication was flawless, and they kept me calm and informed throughout the entire roller-coaster ride. Selling a house is stressful at the best of times, but Jon and Sophie made a complicated situation manageable. I highly recommend this agency and cannot thank Jon and Sophie enough for their outstanding dedication!

She appreciated that there were a number of pressures and moving parts involved in the transaction and was always willing to listen, keep us updated and help where she could.<br><br>She was responsive, professional and easy to communicate with, and we particularly appreciated the way she dealt with matters calmly and practically when things became time-sensitive. She understood the importance of keeping everyone informed and helped maintain communication between the parties during a fairly pressured transaction.<br><br>Elena was always courteous and helpful, and we felt that she genuinely wanted to see the transaction reach a successful conclusion.<br><br>We are very grateful for her assistance and would happily recommend her to anyone buying or selling a property.

14th May 2026 (25 weeks ago)Warning: Serious Misconduct and Potential Fraud I agreed a sale price with Amaal Mahmood Khan at Brian Thomas Estate Agents. During the process, he insisted on altering the agreed price on the official paperwork to a lower figure and taking the difference in cash. This would have cheated the property owner and is essentially mortgage/property fraud. Anyone considering instructing him to sell their property should be extremely cautious. Amaal tries to negotiate cash payments with buyer and does not tell seller real offer. In my case he lied to the seller about the amount i offered and if i had gone ahead the seller would have lost out on thousands of pounds that Amaal was demanding to receive in cash off the books. I strongly advise to avoid this agency and this dishonest man.
12th May 2026 (25 weeks ago)Service was amazing, highly recommend these estate agents. Mike Driver, the branch manager, was great from start to finish. We appreciated his honesty, transparency, and his willingness to go above and beyond. He helped us chase the vendor's solicitors and was responsive over the phone. The staff were also very helpful and lovely, taking great notes and collaborating with each other well. I highly recommend, and will look to contact them again if we are in the market again. P.s. this was a review I gave in July 2021, but didnt get published!!

2nd Oct 2026 (4 weeks ago)Totally unprofessional and petty behaviour especially the director of Hunt,<br><br>i booked a viewing for a property and then was told to come in the office and we would leave from the office to the property but when i came inside the office Hailey immediately started starring me up and down and asking multiple questions which she could of asked on the phone but instead chose to make me come inside as a revenge plan to get back at me for missing a previous booking with her . There was no booking at all and all she said was<br>“to see who i am”

4th Aug 2026 (13 weeks ago)I can not praise the staff here highly enough. To start, handling the home of a recently deceased and much loved Mother must be tough. But, the careful balance of compassion, care, professionalism and then the business was navigated with incredible skill. The ease with which the house went on the market was amazing, the pictures, description, the overall presentation was so impressive I almost bought it myself.<br>More than that though, when all was concluded the aftercare and advice was so very much appreciated.<br>I will never be able to praise or thank the team enough.<br>A particular mention to Jack and Michaela, who had to endure more than they ever should.<br>Myself and Fudge (shshsh it’s a secret) thank you, from the pieces of my heart- 25th Sep 2026 (5 weeks ago)Wished I had appointed Bairstow earlier - as used another agent and on market for over a year. 24th Mar 2026 (7 mo. ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

7th Oct 2026 (26 days ago)I had an extremely disappointing experience with this agency and would not recommend them to anyone looking to rent a property.<br><br>Around two weeks ago, I contacted them regarding a property that was clearly advertised as having allocated parking. I have screenshots and proper evidence of the original advertisement and all the communication regarding this.<br><br>Based on the information provided in the advert, I proceeded with the property and paid a holding deposit. However, when it came to completing the contract, I was suddenly told that there was no parking available and that they had only applied for a parking permit.<br><br>We waited and followed up again two days later to ask whether the parking permit had been arranged. Instead of receiving a professional response, we were spoken to extremely rudely and the call was eventually ended. We were then simply told that they could no longer offer us the property and that we should take our deposit back.<br><br>What makes this even more frustrating is that we had spent almost two weeks dealing with this property based on the information they had provided. We had also raised concerns about the poor condition and dirt inside the property and were told that this could not be dealt with either.<br><br>Because we genuinely believed we were moving into this property, we had already informed our previous landlord that we intended to leave. Their poor communication, lack of transparency and unprofessional handling of the situation caused us significant inconvenience, wasted time and unnecessary stress.<br><br>The way both the person handling our application and the manager dealt with us on the phone was completely unacceptable. Basic professionalism, communication and customer service were seriously lacking.<br><br>I have retained evidence of the advertisement, communication and the issues mentioned above.<br><br>Overall, this experience was a complete waste of our time, money and energy. I would not recommend this agency to anyone looking to rent a property.

We had switched from another agent where progress had stalled, but Ben Walsham turned things around immediately. He brought through serious, qualified viewers, and within a handful of viewings, a solid offer was negotiated and agreed. Ben went above and beyond from day one.<br>?Once under offer, Maddie in sales progression was an absolute lifesaver. Conveyancing threw up plenty of complications, but Maddie was proactive, tenacious with the solicitors, and kept us fully in the loop so we never had to chase.<br>?We completed today and couldn't be more grateful to Ben, Maddie, and the entire team. They are genuinely setting the standard for the estate agency industry.
