20th Oct 2025 (8 mo. ago)Used Ashtons as was a prospective buyer of a property they marketed. Not so many issues with the office but the sales progression team were always quite slow to respond and could never get through to the assigned person to my case. Additionally used ashtons to sell my property and I feel compelled to share my deeply disappointing experience. The problems began immediately. The agency provided an initial valuation to secure our business in July, only to suggest a £25,000 price reduction after just one week, admitting there was no interest. Despite agreeing to the reduction, it did not correlate to an increase in activity which would lead to questions around marketing and resource as Ashtons list a lot of properties. By September, they had only managed to secure two viewings. We received absolutely no feedback from either of these viewings, despite requesting it, leaving us completely in the dark. Lastly thier fees are quite opaque and if youre new to selling read through everything very carefully. In the non flex fees there are baked in withdrawal fees that ensure ashtons get paid regardless if they sell or not. Which gives them little incentive to really push your property in my opinion. The alternative is you pay money up front to them to sell your property which is preposterous. Fundamentally all the agents use rightmove to market your property and that's where most people go to find houses. In summary: an inaccurate valuation, negligible effort, a complete lack of communication, and a devious fee structure designed to charge you even when they fail to perform.

2nd Jun 2026 (25 days ago)We chose Oakleys to help with our house sale as they clearly offered a very personalised service. The whole team were super responsive at all times and were really helpful in guiding our decisions about marketing and pricing our property. We had a regular level of interest and ultimately were able to agree a sale with one of the offers we received. Once agreed the team again were proactive, responsive and helpful in ensuring that the sale completed. I couldn't recommend them highly enough

13th May 2026 (6 weeks ago)We recently dealt with Cassidy & Tate in St Albans (specifically Lucie) during the purchase process for a property. We submitted three offers, all of which were ultimately rejected, which in itself is not the issue. The concern is the communication style and overall handling of the sales process. After our viewing, I was the one who followed up to express our interest in making an offer, rather than receiving any proactive follow-up call. From that point onwards, communication was conducted entirely via email with no telephone contact at any stage. On multiple occasions, we asked whether our position could be communicated directly to the vendors by phone, particularly as we are first-time buyers with no chain and the property required significant renovations. However, we were told that communication with the vendors was also being handled via email rather than direct telephone discussion. Even when we increased our offer and specifically requested that our position be verbally communicated to the vendors to help properly present our circumstances, we continued to receive email responses confirming rejection, without any direct conversation taking place. Overall, the process felt very passive in terms of sales approach and negotiation. In our experience, there was no telephone-based engagement or active selling of our position to the vendors, which is something we would typically expect from an estate agent acting in a sales capacity. While we appreciate that offers are not always accepted, we were disappointed with the lack of proactive communication and the absence of any real attempt to progress negotiations beyond email exchanges. We will actively try to avoid purchasing a future property through Cassidy & Tate going forward.

What was an extremely stressful situation was made significantly easier by our experience with Kings Group, and in particular Rosy O’Brien. Rosy was professional, efficient, and consistently supportive throughout the process. Beyond that, she brought a genuinely human approach to what could easily have been an impersonal transaction, taking the time to understand our situation and act with care and consideration. We are very grateful for her help during a difficult time.

27th Apr 2026 (9 weeks ago)Having been with a large chain agent for almost a year, with few viewings and very little useful feedback, we swapped to Oak Estates. From the beginning, Kris and his team were really open, honest and positive. They made us feel like they cared about our experience, not just getting us on the books. The viewing team were great - very professional and took on board useful information about the house and the area to pass to the buyers. We managed to get a buyer in much less than half of the time than we had been with the other agents and the office were really good at keeping us in the loop and even offered advice beyond the sale of the property. I would very happily recommend Oak Estates to anyone looking to sell and get a very personalised, honest, professional and caring service.
21st May 2026 (5 weeks ago)After nearly a year of stress, delays, and a very long property journey, we finally completed on our new home this Monday, and I honestly can’t thank the team at DKH Rickmansworth enough. What makes this even more impressive is that they weren’t even my estate agents, they were acting for the sellers. Yet throughout the entire process, Josh, Hannah, and Beth treated me with the same care, communication, and professionalism as if I were their own client. There were times during this move where things became incredibly frustrating, but DKH were always helpful, responsive, reassuring, and genuinely seemed to care about getting the move over the line for everyone involved. In all honesty, I had a far better experience with them than I did with my own estate agents. The team went above and beyond from start to finish, and even the thoughtful gift at the end was a really lovely touch after such a long slog.
