14th Oct 2021 (4 years ago)Not the best experience was fine until the house was sold. Sales staff are very friendly and so was the valuation expert. But don’t ask any questions about how your sale is progressing as you will be told to keep quite and don’t get stressed. Simple questions that required simple answers that’s all I wanted a yes or no not the novel I got. So much so I am now at the point of removing my home from the market all thanks to staff attitude. Bottom line have had to chase for offers to be put in writing, even then we did not receive all of them and had to chase for feedback from viewings. Personally I would be reluctant to use this Estae agent and would not do so again. My advice go multi agent or if you go with these just be prepared to be quite don’t ask questions for updates of progress and you will be fine. Yes the house is sold however as the vendor who holds the pen to sign the contract or now as the case maybe not and is paying a considerable sum of money for the sale of my home I found the communication totally unacceptable.

21st May 2021 (5 years ago)I am a landlord that's worked with Reed Rains to manage our property in East London. There has been little need for interactions over the last few years other than the odd visit and collection of rent. However, over the last 6 months, our tenants have unfortunately slipped into arrears of around £10k. Reed Rains has not managed this situation very well, there has been little effort to communicate with the tenants other than rent invoices being sent from an office 200 miles away. It was mentioned three months ago that the tenants might have vacated the property. This was only checked last week with an abandonment notice being placed on the door. Despite repeated requests to be contacted or find out who deals with the property and us as a client nothing has been done. What I have been getting is passive-aggressive emails from the team at credit control taking no responsibility and showing no empathy for the fact we are £10k in arrears with no end in sight and that we could have been better head of the problem. Again there has been no one to speak with to discuss the matter. Our experience of this company and lack of customer service here is shocking, in this case, they certainly have not operated in the best interest and on behalf of the client.

My son offered in January 2025 with the hope of completing before the increase in stamp duty. It was a tall order! But Jay kept everyone informed about the negotiations, pushed where he needed to push. Always available at the end of the phone. Perfect. Thank you!!

15th Oct 2021 (4 years ago)It was a first time i have contacted to Vibrant Estate, just had a few questions about some property to rent i was interested and lady on the phone was talking very fast and asking me thousands of questions which is completely private such as age of all members of my family, occupation, tax return, etc. It took ages to find out the price of the property and i felt like she was only interested to take as much details as possible from me. It was no any invitation for viewing. Also i find very strange that i called to office phone number and no-one picked up, then lady called me from mobile number. Very unprofessional manners. Will NOT be using this company in the future. I still believe that potentiale tenants should be treated with polite and good manner.
11th Sep 2026 (16 days ago)Blake Stanley charges illegal fees to incoming tenants.<br><br>If you are a landlord, I would implore you to consider using a property manager that respects tenants rights and doesn’t squeeze them every tenancy renewal for fees that they know are illegal - they strong arm tenants into paying them anyways as they know the process is complicated to contest.<br><br>Context: I received a decision today from the First Tier tribunal Property Chamber (residential property) ordering Blake Stanley to refund the £64 charged.<br><br>This was charged under the auspices of a “change of tenant”, but there was no change of tenancy when a 12 month agreement comes to a close and new tenants move in!<br><br>I know this seems like a small amount of money, but consider that they pressure every tenant of every property they manage, anytime a contract renews to pay this. It’s illegal for citizens to steal from businesses, so please let’s not allow shady, fraudulent and immoral businesses like Blake Stanley steal from us.<br><br>For other tenants that BlakeStanley has stolen from, please consider reporting them to the First Tier Tribunal and get your money rightfully returned.
