9th Sep 2026 (6 days ago)Avoid them, rude and unethical practices<br><br>Avoid renting here at all costs. Our move-out and tenancy experience with this agency, and specifically our property manager Christina, was defined by rude correspondence, intimidation tactics, and highly unethical financial practices.<br><br>Despite paying our rent in full, they attempted to double-charge us over at checkout. Worse, they tried to unlawfully retain a huge portion of our deposit using completely fabricated charges. They billed us a huge "redecoration fee" for standard wear-and-tear and attempted to charge us for pre-existing issues—including carpet stains, curtains and sink scratches—that were all clearly documented on our move-in inventory. Christina even deliberately went back on verbal agreements she made on-site regarding these charges on painting. She even tried to blame us for pre-existing moth infestation on carpets and other issues during our stay which was documented on our checkin report.<br><br>Fortunately, we kept meticulous records and took them to the official Tenancy Deposit Scheme dispute service, where we won our dispute and forced the return of a major portion of our deposit. They prey on tenants who don't know their rights. Protect your money and peace of mind, and rent elsewhere.

From the start of dealing with Gibbs, they were very professional, very supportive and competitive with the other agents. I just felt like calibre of people I was dealing with (Jason and Jo mostly) made me more comfortable. I would highly recommend using them

The process of buying a flat in central London in particular can be a lengthy & stressful process with so many parties involved but Jasmine at Foxtons was very helpful in keeping me updated at all times and chasing all parties concerned to make sure the transaction went smoothly.<br>Look forward to working with Jasmine on another soon!

22nd Aug 2026 (24 days ago)Absolutely shocking experience – I would not recommend them to any landlord.<br><br>When you're initially handing over your property, the service is excellent. Everyone is friendly, responsive and reassuring. Unfortunately, once they have your property, it becomes a completely different experience.<br><br>Based on my experience over the last 12 months, I have found the service to be extremely unprofessional. A few examples:<br><br>7 rent payments have been late over a 12-month period. On more than one occasion, I have had to call the office asking where my rent payment is, only for the money to then appear in my account shortly afterwards.<br><br>They agreed to change the rent collection/payment date without informing me. I only became aware of the change after contacting them myself when the rent hadn't arrived when expected.<br><br>They failed to send written confirmation of the new tenancy protections to the tenants, despite telling me that this had been done.<br><br>What makes this particularly frustrating is that I am paying a company to manage my property precisely so that I don't have to continually chase rent payments or check whether basic administrative tasks have actually been completed.<br><br>I can't comment on the reasons behind the repeated payment delays, but having 7 late payments in 12 months is simply unacceptable for a professional property management company.<br><br>Based on my experience, I genuinely could not recommend them to another landlord

29th Aug 2026 (17 days ago)Very disappointing experience with PMS Estate Agency – would not recommend<br><br>Our experience with PMS Estate Agency was extremely disappointing, particularly when it came to maintenance, communication and the charges proposed at the end of our tenancy.<br><br>When we moved into the property, we immediately reported mould on the ceiling and a non functioning ventilation system in the toilets. We were advised to open the windows, but the ventilation issue was not properly addressed until almost three years later, when we told them we were leaving.<br><br>We also experienced a serious hot water problem. The shower would repeatedly stop providing hot water, and despite contacting the agency several times, the issue took around one month to resolve. This was during the winter, and the situation became so difficult that we had to go to the gym to shower. In our experience, maintenance requests were often met with delays and repeated chasing.<br><br>The biggest issue came when dealing with our £1,615 deposit. PMS initially proposed deductions of £1,409, which we strongly disputed because we did not believe many of the claimed costs were our responsibility.<br><br>For example, we were charged £180 for carpet cleaning, even though the carpet had been replaced with a brand new one only around a week before we left the property.<br><br>We were also told that £400 was being charged for kitchen cleaning. We had cleaned the property before leaving and therefore questioned whether this amount was reasonable. We asked for proper evidence and receipts to support these charges.<br><br>There was also a significant rent increase of around £250 after the first year, which added to our overall dissatisfaction with the tenancy.<br><br>Overall, we felt that once the tenancy was underway, communication became very difficult and maintenance issues were not dealt with within a reasonable time. The proposed end of tenancy charges were also, in our opinion, excessive and required us to challenge and question them.<br><br>Based on our experience, we would not recommend PMS Estate Agency. If you do rent through them, I strongly recommend keeping records of every maintenance issue, taking photographs and videos of the property, keeping all correspondence and carefully checking any proposed deductions from your deposit.

Amanda Robinson not stationed in the Ramsgate branch but was excellent and always on hand to assist me. James from the Ramsgate branch was an absolute super star! Very helpful & accommodating, professional with a friendly manner. Especially appreciated as I was locating to a completely new county and area.

They’ve kept me updated, answered any questions quickly and made sure everything has kept moving forward. From arranging the initial viewing and having my offer accepted, right through to getting my Worthing Homes approval, the whole process has been incredibly smooth and much quicker than I expected.<br><br>Everyone I’ve dealt with at Whitlocks has been friendly, helpful and genuinely seems to care about getting things progressed.<br><br>A massive thank you to Chris, Christelle and the rest of the team for all their help so far. We took his advice and soon had many viewings and offers.<br>The other members of staff were extremely helpful and nothing was too much trouble. Our main link was Karen Johnson and Sarah, in Karen’s absence, who both kept us updated regularly even when there wasn’t any particular new info, which helped a great deal just to be kept in the loop.<br>Thanks once again for all your help and I can definitely recommend InterCounty Estate Agents.

I would like to individually name many of the staff , however the two that stood out were Mark (who runs the agency) and Alan Hackland. Mark was clear and friendly. He has lived in the area, so has local knowledge. He was honest and open throughout the process. Alan Hackland (Sales progressor) was outstanding . He communicated with everyone clearly throughout the process and always went above and beyond. He made a stressful process as easy as it could possibly be. I was recommended them by a friend and I would also recommend them .

As a first time buyer, my experience has been positive throughout, from initial interactions with the Sales team in arranging viewings, to having my offer accepted, through to completion. I would like to thank Matt Barseghian (Sales Manager), who has been fantastic throughout the process, as well as the wider team (Rosie and Mahnoor).
