Throughout what has proved to be the most difficult of house sales Mark and his team have been exemplary in their handling of our sale. Mark has worked tirelessly on our behalf and went above and beyond what we expected. He made a very stressful process bearable. We would highly recommend Knight Frank and will definitely use them again (not that we plan to move for a VERY long time!!).
We were selling a high end one-of-a-kind contemporary waterside house.
We are thankful that, after working for some time with another well-known estate agency, we engaged with Knight Frank’s Exeter office led by Mark Proctor in a Joint Agency engagement.
Prior to moving from sole to joint agency we did a lot of thinking ourselves on who the buyer might be, where they might be, why they might buy the house, and how we might therefore redesign our marketing. We learnt from an advisor to this rethink that Mark had just come down to lead the Exeter office after a successful period in London. At about the same time, Mark called us as we had interviewed and not selected Knight Frank earlier in the process and we agreed to meet to explore ideas. We gradually realised that he brought a more assertive approach to the table and held out the possibility of reaching out to some of the audience that we were needing to target.
When we first met Mark, he challenged us all on the content hosted on the websites, in the brochure, as well as the magazines and newspapers being used for the marketing campaign and the approach being taken in conducting show-arounds. We decided that his approach would add real value to us and employed him as a joint agent from this point. As a result of this open and transparent approach in which both agencies played a full role, we changed some of the images and some of the key messages. We made use of still aerial photography obtained from the drone video that we commissioned around this time which the first agent had recommended to us. And we agreed a revised approach to show arounds.
Critically perhaps, during this rethink, Mark took part in a robust discussion involving all parties which saw us agree to reposition the house with a lower Guide Price; one that was aimed to be attractive to upselling to buyers primarily viewing properties in a lower priced category.
Mark also made sure that "Flic" the home-viewer used by Knight Frank to show homes in South Hams, had the chance to spend a good amount of time at the house understanding its USPs.
On being given the Joint Mandate, Mark and his team immediately made contact by phone with a number of clients to whom Knight Frank had shown houses in the same physical location and at prices below, sometimes well below, our revised Guide Price.
It was a result of one of these calls that reawakened a family's interest in the village and its lifestyle potential and encouraged them to visit several properties marketed by different agencies on one day within a week of the Joint Agency being in place. Flic accompanied the family on their visit to our house. (FYI The buyer later expressed disappointment that at this price point the Knight Frank partner responsible had not deemed it worthwhile to conduct the show-around himself). At the end of these visits, our house was first included in the short list for debate overnight by the family and then selected as the preferred choice. .
Mark discussed the matter with the other agency and they both recommended that we accept the offer which was on Guide Price.
I’ve used Connells Lettings Department in Taunton for some years now. They are a great team. Lauren is very professional but so friendly and helpful, nothing seems to be too much trouble. Furthermore, when Lauren says she’ll do something – she does it, so refreshing.
I don’t know what Connells does with their staff but Charlie, before Lauren and James was brilliant too. I just hope the firm pays them a super salary - they deserve it.
I wouldn’t use any other agent. In fact, although we’ve moved to Cumbria I’m still going to use Taunton Connells aka Lauren and James. I’ll have to do the showings, but Lauren will do the rest.

Use any other agent but this one. Worst company I ever had the misfortune to work for. Was told to overvalue peoples properties by 20%, tie them into 6 month contracts and then staff would beat you down on price over those months. Not only that, the branch partner would lie about putting your offer forward, they would force you to see their mortgage advisor and they would recommend the offers of people using their advisors over yours, regardless of your position. This is illegal estate agency practice. For your own sake never use this company.
Having had a great deal of experience over the years with estate agents, we were pleasantly surprised to find that Fox & Sons in Taunton operate on a different wavelength to most of the others we know or have heard about. Isobel, who I believe is a Senior Sales Negotiator there, took on our sale very efficiently and we have been very impressed with her honesty and professionalism throughout. Also the commission rate is quite reasonable. Thoroughly recommended.
I can only speak for the lettings side and If I could give 0 stars I would. I saw a flat online and loved it. Sent 4 emails since the start of November heard nothing back. Called to arrange a viewing they couldn't get me in for a week because tiverton was "too far" to go to every day. On the day of this viewing was told by a friend it had been let! No call or anything and when I rang they said they hadn't booked it in the diary so wouldn't have turned up anyway. I think the landlords need to know how awful they are as this one in particular had offered reduced fees/rent just to generate interest when In reality if they could be bothered to go out of the office or reply to emails it would have probably let in a week.. landlords stay away far better and cheaper companies out there
James came to value our house and I can’t recommend him highly enough. I was nervous about the process and the outcome but he was absolutely fantastic. He explained everything clearly and made the process less daunting. We also had a discussion with Jamie regarding our mortgage he was also fantastic and so informative and helpful.
16 years in my industry and I thought I'd experienced just about everything for bad service and understanding. I was clearly mistaken
