The sale ran into a long, complicated deed of variation with the freeholder, and Zoe kept everyone moving. She chased the solicitors on both sides and kept me informed throughout. Since I live in Italy, I needed someone I could rely on locally, and she sorted out every practical detail. She's professional, responsive and really persistent. I'd recommend Zoe and tlc to anyone selling in Chelsea.
10th Sep 2026 (8 weeks ago)I have purchased a flat with these estate agents, I arranged a viewing with luke, my son was unable to meet me at the property at the time, but I looked round asking questions etc, I found luke very pleasant and very helpful he made me feel comfortable in the property, I was quite interested but really wanted my son to view so luke went out of his way to accommodate another viewing for us, we wanted to put offer in and could only go to a maximum which was under the asking price, luke put my offer to the seller and managed to get the price I wanted, he was available through out to help me, after completion he called to say the keys were ready for me to collect.<br>When I arrived the staff were very polite and gave me a moving in card and a bottle of wine, and congratulations , very nice thank you, would totally recommend this estate agents .
25th Oct 2026 (8 days ago)Our recent experience on purchasing a property through Leaper Stanbrook has renewed our faith that there are still some estate agents who are proud of the industry they represent and the role they play within the community. The whole team were involved at various times and the communication from them was excellent. The anxiety that we all experience at these times disappeared and the process was actually enjoyable! We would like to particularly acknowledge Ollie Bean, whose enthusiasm and attention to detail was outstanding. 15th Jul 2025 (1 year ago)From the outset Leaders were extremely helpful and supportive. Kept me informed of progress and helpfully led me through all I had to undertake. The sale went through reasonably quickly and they found a very suitable buyer to take over our treasured house. I would certainly recommend Leaders and use them again myself, when required.

He answered all our questions, made us feel so welcomed as if it was his own home, welcoming guests into and even answered questions we didn’t even know we needed to ask. 10/10 customer service

They gave us understandable guidance, the valuation was right, and they kept us informed and worked hard to ensure everyone involved in the transaction was kept up to date. They were upfront about everything, would take my calls when I was worried things weren't moving along, and they even gave us a little welcoming home gift. One of the only letting agents I would consider using again as they made the experience smooth and less stressful, and they actively took an instrest in what we wanted as renters which was very nice after previous experiences

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Nothing has been too much trouble and the communication has been brilliant.<br>Wendy is one of the most “non estate agenty” people we have met. She has been lovely to deal with and has been so helpful. We liked her good knowledge of the house and area.<br>Eloise was the person who chased our purchase and she did an exceptional job chasing everyone to completion - it wasn’t always straight forward but she persevered and we got there in the end<br>All in all a very happy and successful experience and I would thoroughly recommend Surridge Mison Estates.

Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again. Very disappointed.

When this sale unfortunately fell through Adrian found another buyer very quickly and the sale has just completed. Adrian kept in touch throughout the whole process, and was available 7 days a week. He was friendly and helpful throughout and we would absolutely recommend AP Estate Agents. Thanks Adrian.

Communication was excellent throughout right up to completion. And it didn’t feel like you were just a number, I would 100% recommend Phil, very genuine and straightforward and he got the job done with very specific requirements! I can honestly say I do not have one negative thing to say. Thankyou Phil!

A special mention must go to Chris, whose communication skills are second to none. He kept me constantly updated and masterfully coordinated with both the solicitors and the other estate agents involved in the chain, making a stressful process feel incredibly smooth. Every single member of staff at the Hailsham office was professional, friendly, and helpful throughout. I cannot recommend them highly enough!
