She is absolutely brilliant at her job, and the care, effort and dedication she put into helping us made such a difference. Buying a home can be incredibly stressful, but having Sam supporting us made everything feel so much easier.<br>I can 100% see why Charnock Bates get a lot of the higher priced & luxurious houses, as they know exactly how to sell them and see it through from start to finish. They’re another level to other estate agents u have dealt with. There is no comparison.<br><br>We are now settling into our beautiful new home and are so grateful to everyone who helped us get here. 27th Oct 2026 (3 days ago)From the very start Jade at Naish was fantastic and offered such a great personal service and fantastic communication, so flexible to help book viewings and appointments so I could have access with her for workman to price up for future works on the house I was buying through them. Super friendly, great property knowledge and just a really great professional experience dealing with her and colleagues through the whole buying experience- Thanks so much!
12th Oct 2026 (18 days ago)Choose anyone else.<br><br>We were charmed by the chap who gave to value and photograph our house. But it was all down hill from there. They over valued and under sold our house. They are almost impossible to reach by phone with queries and questions. They seemed to be working for our buyer and not for us.<br>They made over the top requests, including letting our buyer see the house without our stuff before completion.<br>They did nothing to support us when our buyer's electrician unplugged our freezer and we lost all the contents. We ended up paying for our buyer's roof survey and the team did nothing but try to knock us down on price.<br><br>And now the house is sold, and we have paid our fees, they are still emailing trying to get money for our buyer!<br><br>Awful. Just awful. They paid the entire process stressful and traumatic. I ended up having to CC our solicitor into every email just to avoid Reeds Rains screwing us over even more.

Mark was available for advice same day ring back.Bartons got the viewers in every week chased feedback which helped us evaluate where we was in the Market. AFtersales great advice and help ?????? Above expectations they took the stress away handled my house sale their experience.in the field 5 star Also what I found Georgina is very approachable professional she and Bartons work 100 % to get your house Sold. Roy the guy that takes the viewers round your house is great as I have cameras was able to see what was happening and he gives viewers the information he knows about your property and he a salesman who tries to point out all the good things which helps with the Sale whilst be very productive with pushing the house forward above all great at his Job.

Everyone I have dealt with there has been friendly, responsive, professional and knowledgeable. I wouldn't hesitate in recommending you to others and I just wanted to say a huge thanks for being so fantastic at what can be quite a stressful and demanding time of trying to move house.

15th Oct 2026 (15 days ago)My property has been listed with Gowland White for almost two months now. In that time, I have not had a single viewing, but more importantly, there has been zero proactive communication or updates from their team.<br><br>The pattern seems to be: sign the agreement, upload the photos, and then completely forget the client exists. The only time I hear anything is when I make the effort to reach out to them first.<br><br>Selling a home requires active management, continuous feedback on market positioning, and clear updates—none of which I have experienced here. Extremely disappointed with the lack of service.

He knew everything about the house, went into detail in each room, simple things that other estate agents don't mention such as the age of the windows etc. Was also able to answer every question.
24th Oct 2026 (6 days ago)The experience overall was good, all viewings were accompanied by the agent. I was informed of all viewings days in advance and received a phone call within a day of all viewings giving the viewers feedback.

29th Oct 2026 (1 day ago)Avoid renting through Linley & Simpson, Headingley!<br><br>I’ve just completed a 12-month tenancy with Linley & Simpson, and the experience has been awful.<br><br>Throughout the tenancy, my flatmate and I dealt with mould, damp under the carpets, carpet moth infestations, boiler breakdowns and multiple ceiling leaks. When we reported these issues, the branch was quick to open maintenance logs but painfully slow to provide updates or resolve the underlying problems.<br><br>The worst example was being left without hot water for over a week in March. Despite explaining our circumstances, we received little more than an apology, with no meaningful offer of a temporary solution.<br><br>We also discovered extensive mould inside the wardrobes next to my bed, alongside damp beneath the carpets. Despite raising concerns, we were initially asked if we could simply wipe the mould away. A dehumidifier was eventually provided, but it felt like another temporary fix rather than addressing the root cause.<br><br>Carpet moths were another nightmare. Hundreds of eggs were found along the carpet edges, and despite two exterminator visits, the infestation returned and was still present when we moved out.<br><br>Things didn’t improve when we requested early termination of the tenancy. I had to visit the branch in person after a frustrating phone conversation about the applicable tenancy rules. We then had to dispute a £125 deposit deduction for a supposed “light clean”, despite thoroughly cleaning the property. Thankfully, a helpful manager eventually reviewed the situation and reduced the charge.<br><br>To be fair, the agent didn’t directly cause every property issue. However, their communication, handling of maintenance concerns and overall approach left a lot to be desired. We often felt they prioritised the landlord over the tenants.<br><br>They were quick to get us moved in but painfully slow when it came to resolving problems. After almost a year of frustration, I would strongly advise anyone considering renting through Linley & Simpson in Headingley to think twice.

21st Oct 2026 (9 days ago)Shankland Barraclough recently handled the sale of our property in Burley in Wharfedale. Pricing was competitive and the service was fantastic. Right from the start the team were friendly, honest and knowledgeable having a really good grasp on the local market. Every time we called for information or advice they were quick to respond. Once we had a buyer the sale itself was difficult at times. But Shankland Barraclough were empathetic and really supportive guiding the process and the support from the whole team was excellent. In particular though, Jeremy and Harpinder were our sale process rocks.

They were proactive and attentive to all of our needs, and helped get everything organised. They were also very helpful when it came to liaising between solicitors.<br><br>When our case became slightly more complex halfway through (in the wider chain), Jess was great at helping us to understand the issues and pushing the solicitors to ensure that our sale didn’t fall through.<br><br>It was a long process, particularly when things are out of your control, but the team made it much more manageable and enjoyable!
