Great communication has kept us abreast of all the regular inspections and servicing on the property and any breakdowns have been swiftly dealt with by their team of tradesmen. 2nd May 2025 (6 weeks ago)Went into the office to collect new house keys. I found the receptionist extremely rude and bad mannered. She made what was supposed to be an exciting event/experience not pleasant and I left there feeling rather angry and deflated. Not the experience I envisaged.

From the start, Ellie was attentive, knowledgeable, and genuinely cared about helping me find the right home. They looked after all my tenants really well and also ensured my house was kept in a really good condition. They were responsive when anything needed fixing or sorting on the property and also were able to offer reliable advice when I was unsure of anything. A really professional and friendly estate agent and I definitely recommend!

10th Apr 2025 (9 weeks ago)Unfortunately due to heavy traffic I was delayed. I contacted the office 3 times from 9.34am to advise them of this issue. They ignored this information and still insisting I was 45 mins late when I had already advised them of the traffic delays from the outset my appt was for 10.30. I arrived and they cancelled my appointment. Zero consideration for my time. Zero adjustments of intelligence, also refusing to let me speak to the manager. I feel sorry for the seller as I am in a great position to purchase. UPDATE - as requested by shepherds, I have indeed had a greater quality experience with Kings and P Cuffaro whose high standards and chief skill include ability to communicate their schedule and accommodate the potential buyer in order to secure a sale on behalf of the vendor. Their priority is not to argue their point but to ensure they communicate efficiently and effectively with maturity and consideration for clients and explain time scales as the buyer would not be aware from the outset of your schedule. I was actually refused and told very boldly that I could not speak to a manager and had to write in. I have attached images of my calls updating you of my journey. My 20 minute journey was 1Hr 10 mins. Not once was I told you had a 30 minute journey or a time limit not including or accommodating the 10 minutes (10.40) until my final call 5 minutes before my arrival at11.12. In a nutshell buyers and sellers beware.you can see that arguing the toss in detail on here is the priority over securing your sale!

17th May 2025 (28 days ago)Disappointing management and lack of follow-through — not recommended. I moved into this flat with the expectation that it would be professionally cleaned and repaired before my arrival — especially since the property sat empty for 17 days. Unfortunately, that didn’t happen. The mattress was in an unacceptable state due to dirt and heavy stains. The landlord only collected it two days ago, and I had to purchase my own mattress in the meantime. A cleaner was sent after I moved in, and while she did her job properly, it was just basic daily cleaning. She didn’t have the equipment necessary for proper deep cleaning — especially for the carpets, which still have visible stains. The bedroom, in particular, still requires professional cleaning, and because of that, I haven’t been able to fully move in or unpack my belongings, which are still in storage. The property is technically in livable condition, but not fully ready for use — especially for someone with allergies like myself. I’ve had to follow up on every issue myself and am still waiting for action or even acknowledgment in many cases. The so-called property manager acts as if everything is fine, but I’ve received little to no actual support or response. To be fair, Thomas at the front desk has been helpful and genuinely tried to understand my concerns and speed things up, but his hands are tied — there’s only so much he can do. The landlord gave full management responsibility to the agency, yet nothing seems to get done unless I chase it myself. Overall, this has been a stressful and frustrating experience.
