20th Oct 2024 (7 weeks ago)I met with an agent at the property and then handed in keys so they could do viewings. I was told there was a afew viewings by email.but had to always ask for an update afterwards. I then had to request someone get in touch for an update and decided to drop the price aftershock it sold pretty quickly. 3 stars overall as.i wouldn't say there was anything outstanding so far just average.

3rd Nov 2023 (1 year ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

28th Oct 2024 (5 weeks ago)This is in relation to the Edinburgh branch. Both my wife and I requested the home report of a property we were interested in. Savills opted not to respond, so we had assumed the report was not ready. Today, only a matter of days later, we phoned to chase and Savills Edinburgh informed us they had a home report ready and shared BUT had a bid in for the property which we were told was accepted. In my view this is blatantly negligent and not acting in their client, the sellers, best interest where multiple parties may have bid.
16th Oct 2024 (7 weeks ago)I had a frustrating and unprofessional experience with this letting agency. I dealt with a serious issue where sewage was coming through my ceiling, and despite the urgency, it took them over a month to fix it. Throughout this time, they continuously promised it would be resolved soon, but nothing was done. My room was uninhabitable, and I had to chase them repeatedly for updates. Both Ross and Bryan, whom I was dealing with, were rude on the phone, showing little empathy for the situation. While their emails were more professional, they were full of empty promises and no updates unless I asked. The reason I have given two stars instead of one is after much back and forth, they eventually agreed to reimburse me for part of the rent. However, the process of dealing with them was unprofessional and entirely avoidable if they had acted with the urgency the situation required. They also refused to put me in contact with the landlord and assured me the landlord was being kept up to date, which I doubt was true. I would not recommend using Edinburgh Zone Letting.

Right from my first email contact and initial conversation with Stephen I felt I was in good hands. He is very knowledgeable about the Edinburgh market and his marketing materials were superb. The service provided was impeccable throughout. It was a real pleasure dealing with Stephen and his friendly staff.
