8th Oct 2024 (6 mo. ago)I hope this review will be helpful especially for the TENANTS as my experience was as a tenant It started with our move in date; I called 2 days before moving to confirm the time, when they told me the move in was cancelled blaming the landlord. Northwood said they didn’t know until late which is why it happened this way. However it took ME to call THEM to find out about it. This could have been true but in my opinion it looked like the reason was because their paperwork wasn’t done. The following week they were asking my guarantor to go to the office to sign paperwork that needs signing before they will give me the keys. On top of this they sent me all of the documents i needed to sign whilst I was sat in front of the house waiting for the keys. Even for this the manager couldn’t turn up on time. Some months went by, we always paid on time etc. In the end we had to leave after being given a section 21. We don’t know the reason for it but ultimately that’s the business of the new landlord who had just taken over the house. There was a dispute about paperwork as we weren’t given a gas safety certificate which is a legal requirement for the section 21. Whenever I managed to get hold of the manager who was always ‘out of the office’ when I called she said I don’t need one, which is a different story from what I heard from ‘shelter’, ‘citizens advice bureau’ and the local council. I don’t know if the reason was because our gas certificate was out of date or something else, but I feel Northwood will tell you anything to get you off the phone. I was told I’ll get it via email, fobbed off for weeks, then told I don’t need one. Eventually I got one weeks later. After leaving we waited almost 3 weeks for details of the checkout inspection which happened apparently 3 days after receiving their keys. Their inspection showed many inaccuracies, things ‘missing’ that were found in the house and things ‘left’ in the house which were there when we moved in. More than a month later they sent their quote which was did not fully match the problems from their ‘inspection’. Months later, another quote coming from the landlord this time. The prices had changed a lot, for example the cleaning went from £335 to £90 in order to make space in the budget for new kitchen drawers £232.43 as now (3 months later) they are broken which wasn’t seen by us before we left or in the ‘inspection’ by Northwood. You can say almost the whole list of problems was different than the other two we had received from Northwood but luckily this would easily be proved wrong by the before and after photos. I told Northwood I want a dispute on Tenancy Deposit Scheme as I was SURE about the evidence I had for everything. They acknowledged that they knew I wanted a dispute however they did not let it happen. They failed to respond over a month to my repayment request, following that they failed to respond to the statutory declaration so in the end I rightfully got the deposit back. I wrote a complaint to Northwood, mostly about the manager who actually dealt with the complaint. I tried to get in touch with the director Sean Farrah. I was told he was looking into my case and he will phone me so I can only assume he is still looking 3 weeks later In the end I will give advice to tenants to take photos of every single corner of the house. I have since moved with another company who really showed me how unprofessional and difficult Northwood really are

Dave has been very friendly and helpful from the point of valuing my property through to putting it on the market, and Sue has always responded quickly to any queries I’ve had. I wouldn’t hesitate to recommend them.

Janet was amazing and helped me on many an occasion with her advice and knowledge. It was so comforting to have someone to navigate such a complex process.

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
7th Nov 2024 (23 weeks ago)I can only say the team at Redman Casey are amazing and go above and beyond to make sure that everything they can do is done to help you buy or sell a property. A 10 out of 10 service. I recently purchased a property and they were the estate agents who were selling it. They went out of their way to help myself, keeping in regular contact with both me and my solicitor helping in anyway possible. I can highly recommend them.

The first 2 years were brilliant but once COVID hit, it felt that it was difficult to please these people. We were always respectful but seemed that we didn’t get much respect back. Luckily we worked in the legal sector and had friends that were real estate agents that gave us lots of advice. Some of the staff were unpleasant and threatened us with notice, with no prior warnings. They are intimidating and one particular staff member would make ridiculous comments about where I placed my candles, and not to put washing on the radiators etc. The owner was extremely rude to my partner, to which they later apologised for when we brought it up, but this was only after holding a meeting with them due to their unprofessional manners and notice threats with no prior warnings. Please be wary, we were brilliant tenants and kept the place spotless and reported any issues we had. We felt like we were being watched as we lived next door to Copelands, it wasn’t a great feeling. I regularly cleaned the communal top floor hall way and stairs as this wasn’t managed by Copelands, or atleast not regular.

My mum and dad travelled up North to view houses to buy for 2 days in the area. They booked a viewing with Kay Collins for a house in Parsonage Brow UpHolland they were very keen to see. Due to KC's unusual 'ring and confirm policy' that we were not aware of, there was noone there to meet us at the agreed time. They said my dad had been rung 4 times an hour prior to the appointment to confirm viewing but the calls had not come through to his mobile even though he had it on him the whole time. Only evidence they rang was one answerphone message sent 30 minutes earlier while we were viewing another property. Have dealt with numerous other agents and none of them operate this confirm policy! Also, no willingness to rearrange or offer another appointment on the day. Disappointed and very upset for my mum and dad. I never leave negative reviews as I like to give people the benefit of the doubt but as a business owner myself I would never devalue customers this casually.

31st Mar 2025 (20 days ago)Negative experience. Enquired online about viewing a property. Waited a week to see if they would email/ ring me to arrange a viewing. Nothing. Then received an email 9 days later to register my details & book a viewing online but despite fitting the income criteria, no adverse credit /ccjs etc - it said registration unsuccessful. I then tried again incase it was an automated mistake & it said " no more viewing times" yet property's been on a month & they've had to reduce it it once. The email also states " access our tenancy application form here" but the link doesn't work. If they're relying on online enquiries instead of human contact then at least make sure forms work . Bad first impression. No excuses really. Such a shame as I had the cash deposit , a flawless credit score & in no chain !
