7th Jul 2026 (28 days ago)????? A Shockingly Poor Experience — Strongly Recommend Avoiding<br><br>Our experience with Martin Maslin Estate Agents has been consistently unacceptable. What should have been a straightforward, professional process quickly became a catalogue of dismissive communication, inaccurate information, and a complete lack of accountability.<br><br>Staff repeatedly failed to provide clear or timely updates, and legitimate concerns were met with indifference rather than any attempt to resolve them. The property was misrepresented, and issues that should have been addressed immediately were instead brushed aside.<br><br>The overall attitude from the team felt arrogant, careless, and entirely customer?unfocused. At no point did we feel that our concerns were taken seriously or that the agency was acting with integrity.<br><br>Martin Maslin Estate Agents did not deliver even the basics of competent service. Based on our experience, I strongly advise others to look elsewhere for an estate agent that values honesty, professionalism, and respect for its clients.

We have sold a few houses through the years but this is the first time we have used this estate agent. All the girls in the office have been great in dealing with any queries or problems that arose. They are very proactive in keeping in touch with our conveyancer to make sure things have run smoothly. We would highly recommend them to friends and family. Thank you to you all ??

4th Mar 2025 (1 year ago)I had a terrible experience with this estate agent. From the start, they were misleading and untrustworthy. They expected me to secure a mortgage within 20 days, even though banks typically take 1 to 3 months on average. When I viewed the property, I noticed construction work nearby. I called to ask what was being built, and the sales manager claimed they had no information. Later, my solicitor discovered that the vendor was actually retaining part of the land, leaving only a small garden—something the agent failed to disclose. To make matters worse, she wants to put the property back to market agent accused me of money laundering, despite my having a clear financial record and paying taxes on every penny I earn. When I challenged this false claim, she abruptly ended the call, said she didn’t trust my bank, and immediately put the property back on the market—without informing the vendor. I had already spent money on a solicitor, valuation, and mortgage broker fees, which I wouldn’t have gotten back if the agent had secured another buyer. Fortunately, I informed my solicitor, who contacted the vendor’s solicitor. It turned out the vendor had no idea the property was relisted, and they assured us that no other viewings would be allowed. This experience was stressful and costly. I strongly advise others to be cautious when dealing with this estate agent.

Very patient and always polite in courteous. I have used crofts Twice now to sell and buy houses and I would use again if I was to sell but I'm not planning on it.

2nd Jul 2026 (5 weeks ago)I cannot praise Charlotte & Josh enough ,a few days after the valuation, I had 4 viewings booked for the same afternoon, one didn't turn, one of the three put an offer in, I accepted all in one week. Amazing Estate Agents not forgetting Mollie the receptionist. Nothing too .uch for them. If you want to sell your home. Walshes are the ones to do it for you.

Thanks to Danesha.<br>I would definitely recommend this auction group.<br>The bidding is fast paced as it should be and the process very easy if you register with all the documents required.<br>Note: Bidding can get carried away but you the bidder must know your own limit!

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
17th Jul 2026 (18 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.
