Sarah visited us pre sale & explained the proposed timeline of events & all the associated costs from Home report, selling, marketing & conveyance. We were advised how to present the property for marketing purposes & all appointments were as per the arrangements made. Our house sold very quickly in no small part down to the excellent promotional material produced by Sarah with the help of her large presence on Social media. In summary we were delighted with the service we received from Sarah at Property Connections & would recommend her services to others in a heartbeat.

From the very first contact, they were professional, knowledgeable, and genuinely caring. They guided us through every step of the process with clarity and confidence, making what could have been a stressful experience feel smooth and well-managed. Their communication was excellent — we were kept informed at every stage, and no question ever felt too small. They clearly know the local market inside out and gave us fantastic advice that helped us achieve a great result in a short space of time. What really stood out was how personable and proactive the team were — they truly went above and beyond. 3rd Nov 2023 (2 years ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

6th Aug 2026 (6 weeks ago)Unfortunately, our experience with Housespotters Estate Agents was very disappointing, mainly because of poor communication and a lack of professionalism throughout the process.<br>Before our house was put on the market, Amanda was very confident that she could achieve a certain price for our property. However, our first concern was when the photos were taken using a phone rather than professional camera equipment. Although phone cameras are good these days, the photos did not have the quality we expected for selling a property. When the advert went live, there were too many photos, and some did not show the house in the best way.<br><br>The biggest problem for us was communication. After the first week, it became difficult to get updates. There were very few viewings, and things did not improve while we were with them. Calls often went unanswered, and promised call-backs rarely happened. We often felt like we were chasing them for information rather than being kept updated.<br><br>After around three weeks of frustration, we decided to end our agreement with them. What disappointed us most was that there was no real effort to understand why we wanted to leave. We were simply asked to pay the marketing fee so the property could be taken off the market. Once we paid, the only reply we received was confirmation of payment and a short “good luck” message.<br>After this, I noticed I had been blocked on WhatsApp and social media. I also emailed about removing the “For Sale” sign but received no reply or confirmation that this had been arranged.<br><br>Overall, our experience with Housespotters Estate Agents was very poor. Based on what we experienced, I would not recommend them to others. The level of communication, professionalism and customer service was not what we expected when selling our home.

Having been so impressed with the sale of my first property, I had no hesitation in asking them to handle the sale of a second—and they certainly didn't disappoint.<br><br>Their friendly, personal approach and excellent local knowledge made the whole process straightforward from start to finish. Communication was always prompt and clear, and I always felt they had my best interests at heart. Most impressively, they found a buyer for my second property within just two weeks of it going on the market.<br><br>It's refreshing to deal with an independent estate agent that genuinely cares about its clients and provides such a high level of service. Everything was explained clearly from the start. Great advice was given in preparing the house for the market. Then Carol took on the viewings too, so we could head out and relax knowing it was in safe hands.<br>The property sold at a very fair price both for us as the vendors and for the couple and small family who will take up residence soon.<br>It was important for us that the home got a continued love and investment. After all we’d been in there for almost 20 years!<br>A fantastic experience working with REMAX Linlithgow and highly recommend them for both buying and selling your property.
