12th May 2026 (25 weeks ago)Initially found the team to be professional, knowledgeable, and very helpful prior to signing the contract. However, the experience deteriorated quickly afterward. Communication has been extremely poor and often unresponsive, with commitments made that were not followed through. Overall, the service has felt disorganized and significantly below expectations for a letting management agent. The property continues to be shown in its current condition, which raises questions about their standards and oversight. Additionally, their knowledge of the local area appeared limited, which further reduced confidence in their ability to manage effectively. Based on my experience, I would not recommend using them for lettings.

In a difficult market they sold the house quickly, and when the sale fell through they found another buyer within days. Steve handled a tricky negotiation with skill and offered the right advice at the right time. The sale has now completed and we are delighted to recommend Michael Graham as a first class estate agent.

Always available, always charming, always diligent in following up the slightest lead. Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again. Very disappointed.

Dan quickly generated an amazing number of viewings and multiple offers, so many, in fact, that we soon stopped using multiple agents and relied entirely on him. After a few setbacks with buyers, Dan was undeterred and went right back to work with positivity and optimism. He secured a truly great offer for us and handheld the entire process brilliantly, all the way through to exchange. Dealing with Dan was an absolute pleasure; he is personable, incredibly astute, and makes what can be a stressful process feel straightforward. I would work with him again without hesitation.

Urban & Rural (Toddington) –<br><br>I had a fantastic experience selling my property in Barton-le-Clay with Urban & Rural’s Toddington branch and couldn’t recommend them enough! Jonathan Howe was brilliant to work with—he’s extremely well-spoken and had excellent knowledge of the local area and properties here. The whole team provided outstanding communication, keeping me fully updated at every stage of the process. I worked with other estate agents before and it was a huge difference—they gave me very little feedback and the process felt impersonal and unprofessional. Urban & Rural were efficient, transparent, and genuinely dedicated to getting the best result. It’s lovely to see that there are still good quality estate agents around and all the team have been fabulous. Thank you Penrose for all your help and looking after me ??????
4th Oct 2026 (28 days ago)This was a terrible experience. I was promised it all and receive nothing. I was told there will be bespoke marketing but I just got a right move and Zoopla add and one social media post. No video even though we suggested it. When the property went on Rightmove there was a “glitch” and the exterior photos were not showing. Nor the floor plan or sizes. After almost a week this got fixed. But the ad wasn’t reset. In less than 2 weeks we were recommended to reduce the price based on a property that sold 2 years ago which was over 1,000 sqf smaller. I was told the agreement was 12 weeks but he had noted 20 weeks and never left me a copy of the agreement. When I gave notice suddenly we had interested parties. I had a toddler and 2 indoor cats and 5,000 sqf to tidy up but he always gave me less than 24hrs notice. Communication was almost like non existence. We would have paid him around 26k yet we had an office number and email to communicate with him. Emails took days office number almost never replied. He was always negative about everything. He then bought on a colleague who was a little more active but still the whole experience was stressful and just dragged. We switched agents and even before the ad went live we had a viewing. Definitely not one I will recommend.
