One Star for One Word - Avoid! I can't speak from a seller's point of view, but if you are thinking of buying a property from Ben Siggins - don't! No property is worth having to deal with them. I'm pretty sure a job description with this company would include criteria of 'dishonest' and 'rude'. I first called up to view a property a few months ago and was told by a male member of staff "Can't you call back next week? I don't have the diary infront of me right now, and it's a staff training day tomorrow, so we can't do anything for you" - great first impression. I then found another property up for sale with Ben Siggins just a few weeks ago - I had the (dis)pleasure of dealing with Dan Wells and Beth from the Maidstone branch, and it was a complete joke from the beginning. My first viewing was booked for this property for a weekday afternoon. No sooner had I got in my car to go to said viewing I got a call from Ben Siggins telling me that the agent could no longer make that time, and could I do later. We pushed this appointment back by 15 minutes, and Beth the agent was still late. However, I loved the house so booked a second viewing for my partner's benefit. This 'viewing' - I use that term loosely - was with Dan Wells. Dan turned up late, with another family in tow, said "this viewing won't really be yours, sorry guys", ushered the other family into the house and ignored us for the rest of the appointment! Our highest offer, which was head and shoulders above all the others on the table (which we were tricked into making by Beth), was rejected by the vendor, but it was TWO WORKING DAYS before anyone got back to us about our offer, and even that was after me calling them and pushing them for a verdict. Ben Siggins also asked us to send them pictures of our accounts prior to our offer even being put to the vendor - this has NEVER happened to us before when we have purchased a property and was presumably to see just how much more money they could try and squeeze out of us. Nobody in the office communicates with each other either - I called up and made an offer with a female agent from BS, and had a call from Dan 1 hour later asking for feedback on the property - he had no clue we'd made the offer. Also, never bother leaving a message for any of the staff to pick up, they never get them, or get back to you. Surprise surprise, the property in question is still on the market. I had organised to view a propoerty they had for sale, and had received a text confirming the viewing in the morning. After making an hour drive to Maidstone they cancelled the appointment just before it was due. They were completely unhelpful on the phone about the cancellation. A complete waste of two hours and petrol.... Read more

I have to phone Seekers Homes to confirm an appointment. That I had phoned them about a few days before. All of this been told to me about 5 mins away from viewing the property on a freezing cold night & being sick at the same time. I have dealt with 3 other estate agencies. All who phoned me a day before to confirm the appointment. I wrote to Seekers about this & no one got back to me. I can not believe that their customer service is that bad to tell a customer this. i am not normally one for writing reviews but i sold my company a while ago using this firm and was very happy with the outcome. i have since “switched sides” and am now on the hunt for a good business, and was pleasantly surprised when I enquirer on a business through right move and received a call from their offices. they were extremely fast at responding to my interest and helpful with my queries, it’s definitely an insight seeing things from the other side too, they asked me lots of questions and screened me before sending me on a meeting and are now like a dog with a bone wanting feedback and offers, very keen! . all in all I cannot fault this firm, this time i have dealt with Hannah and previously I believe it was Katy and Andrew. Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

Ferris & Co were recommended to me by another Estate Agent I had used before, but who was in the process of retiring. Ferris impressed me from the outset. Friendly and responsive, I spoke to several of their staff, and found them very effective in combination as a team and unusually good at offering constructive suggestions about how to market the property. They were very quick to review it in person and get appealing pictures up on the internet. They communicated very effectively with me initially about brochure content, and then later were very timely in reporting their progress in booking viewings, obtaining feedback from the viewers, and responding to it in future sales conversations. The result was an agreed sale within a week. Ferris and Co have comfortably and continuously exceeded my expectations, including liaising with both the buyers' and my solicitors to keep up the momentum of getting the sale to a speedy completion. Based on my experience, I have no hesitation in recommending them to others seeking to sell a property.... Read more
