    If I could give this agency a zero stars, I would. I have rented a property through them for four years and they don't do repairs, they gaslight you into thinking you're the problem, they've left me living in a mouldy hovel, myself and my partner have sunk over £3000 on the garden and tried to keep the property as liveable as possible. Mckale used to use RS Services as their repair contractor and they were awful cowboys that left trunking wonky and exposed hot water pipes, an electric fire that was chocolate blocked with no cut off; the two repairs they have done (after me badgering them through emails to the landlord) seem to have constituted two rent increases after each repair - firstly the electrics being updated and the second being the fallen bath (the timber beneath was rotted and basically sponge) this repair they told me they would just re-seat the bath (it was cracked and the plug was as much use as a chocolate teapot) and re-grout tiles, which were falling off due to water getting into the wall behind and causing damp. Lastly, the mould... this is being caused by the roof lining/roof in general being in need of repair and water getting into the front wall of the home causing mould, the front door is shot as is the windowsill in the lounge (a horrid draft comes from beneath this), and Mckale have come out and taken photos in order to "get this sorted" but recently they have told me there is "no mould issue and it is a ventilation problem" - we have the windows open regularly, use a condenser dryer and fans on when cooking/showering, so the above quote is gaslighting. Now, they wish to increase the rent citing "similar properties having higher rent amounts in the area", the only properties in the area that are similar, are on the same street and I know all of my neighbours, they don't pay anywhere near what I am paying, and they've had brand new kitchens (mine is still the one that was installed in 1995 when the property was built), new electrics and other upgrades (some have solar panels now!) (Also, check their accounts on Companies House... something fishy this way comes...) DO NOT RENT THROUGH THESE SWINDLERS!... Read more

    I was a tenant via this letting agency for 18 months, while waiting to buy a new home, and had a series of negative experiences. 1) The home I rented was in poor condition throughout. 2) The garden was overgrown and it was my responsibility to address upon moving in. 3) When I raised an issue with poor ventilation leading to mould in the bathroom, I was asked if I could just 'live with it' (despite pointing out I had two young children). 4) A leaking roof took 2 months to repair. 5) A dryer took 2 months to replace. 6) It would take weeks for Dobson's to reply to e-mails, yet harassing e-mails for rent would be received several days before it was due (despite the fact my direct debit was always scheduled for the same time every single month) 7) When I attempted to serve notice at the end of my tenancy, an attempt was made to 'haggle' me into staying longer. 8) Following moving out, the estate agent retains £1230 of my deposit and has failed to even reply to requests for its return.     If the devil reincarnated into a business it would be Mike Rogerson, I don’t know if they have purposely treated us like scum on the bottom of their shoe because we’re young and they’re prejudice or if it’s because they lack very simply empathy and competence. We move in August last year and the property we met with was poor standard, marks on walls, unclean, items left in storage cupboards and the worst of all mould. Under the sink and washing machine was grim completely decayed and riddle with mould, took two month to resolve and they told us to just buy washing machine cleaner, in December the mould returned to new levels, our bedroom, hall way, doors, kitchen and bathroom were covered and constantly dripping with condensation despite having windows open in the depth of winter and having a dehumidifier constantly turned on and wiping windows constantly, we reported in December and to this day has not been resolved, which comes to no shock as they have evicted us with legal minimum notice as the landlord selling the property despite it being on the market for 6 months and still up for sale, which is no surprise when the house is in the state it is, despite reporting it and an agent seeing it in February along with other issues, upon departure we’ve been told, as u can guess correctly, the house is dirty, in an unfit state, items lefts behind, problems not reported. So as we suspected it’s our fault, we’re the problem and they’re trying to with hold our deposit which we desperately need as were essentially homeless. Not enough words in the English dictionary to describe this deplorable waste of an institution. Especially Sharon, Sharon you have the emotionally capacity of a teaspoon and I think that’s too generous. Avoid at all costs... Read more

    Jools was so helpful, she knew everything about the area, she took the most amazing pictures and marketed the house in a way that almost made me want to buy it! From knowing about the benefits of the kind of windows we had to knowing the direction the garden and the way lighting would change through the day. Everything! You'd think it was her house the way she spoke about it. She was amazing. And on top of all that, the most genuinely nice and helpful person. I couldn't have wished for anyone nicer to help us with the sale. We had previously spoken to other estate agents but Jools just put us totally at ease and made it so much less stressful than we ever thought it could be. I can't thank her and her team enough!...     Useful to be invited to comment! I/we would say that it's never good to be provided with false information. Nor to suffer broken promises, or to be introduced to a buyer who definitely isn't going to be able to buy, and an agent is well aware. These things cause real damage and distress to a seller.     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
