22nd Jul 2023 (3 years ago)They are terrible! I have reported them to the Property Ombudsman due to their bullish, oppressive and unlawful approach to me. Their communications is poor and have very poor management and people skills. Their complaints procedure is inadequate, poorly implemented as led by the person I complained about. No response to a Solicitors letter either.
14th Oct 2026 (19 days ago)I have recently let my property through Hot Black. Appreciated the support given to get it ready for market. I liked their system notifying me of the viewings so I was able to track what was happening. Good communications throughout. Referencing of tenants completed quickly. Hope that ongoing property management reflects this initial experience.

26th Sep 2026 (5 weeks ago)I rented through Japan Services for six years. They were easy to reach and responsive throughout the tenancy, and repairs were dealt with quickly. Rent increases were in line with the market. They were also flexible when my plans changed during the move-out process and were willing to accommodate me.<br><br>The return of deposit has let to a minor dispute where I felt Japan Services is siding too much with the landlord’s interests. With no damage beyond normal wear and tear after six years, the cost of upkeep should fall on the landlord, not the tenant's deposit. We negotiated it over email and reached an agreement without the need for a DPS dispute.
11th Oct 2026 (22 days ago)I would strongly recommend thinking carefully before choosing Hilton & Fox at wembley alperton as your letting agent. Unfortunately, my experience with them over several years was very disappointing.<br><br>To be fair, there are a few members of staff who are helpful and professional. However, my overall experience with the few of the staff was poor. I often received rude or dismissive responses, and I frequently had to contact them two or three times before getting a reply. Even after receiving a response, I was often left feeling that my concerns had not been properly understood or addressed.<br><br>What concerned me most was the way repairs, safety, and security issues were handled. Problems could take a very long time to be resolved, and sometimes I felt that there was little urgency or follow-up. As a tenant, I understand that expensive repairs may not always be completed immediately, but tenants deserve clear communication, regular updates, and reassurance that their safety and living conditions are being taken seriously.<br><br>I was particularly disappointed by comments such as, “If it were your own house, would you fix an expensive problem in one day, or would you try to find a cheaper price and wait?” I found this attitude very frustrating. The issue isn't necessarily about expecting everything to be fixed immediately; it is about how tenants are treated and communicated with while waiting for a solution.<br><br>I don't want to name individual staff members because I don't want anyone to lose their job. However, I genuinely believe the company needs to provide better training and make it clear that tenants should always be treated with respect, patience, and professionalism. Whatever pressures staff may be dealing with, those should never result in tenants receiving rude or dismissive treatment.<br><br>Looking back, I wish I had made a formal complaint much earlier. My advice to anyone considering renting through Hilton & Fox is simple: pay close attention to how they communicate with you from the beginning. If you receive a rude, dismissive, or unsatisfactory response, don't just accept it—raise a complaint and ask for the matter to be properly addressed.<br>Unfortunately, I continued to experience the same problems throughout my tenancy, right up until the end.<br>Overall, I am very disappointed with my experience. Tenants deserve to feel that their concerns, safety, and security matter. Based on my personal experience, this is an area where Hilton & Fox needs significant improvement.

They are professional and genuinely care about their clients. 11/10 would recommend ????????
24th Dec 2025 (10 mo. ago)I warmly recommend Philip and his amazing team. We sold our home, rented and then finally bought a new home in the space of a year all through Philip Wooller. Their knowledge of the local area, access to the market and advice are second to none. Robyn was hugely helpful, professional and knowledgeable through all stages of the sale and purchase, and Jen was absolutely lovely and so helpful in helping us rent a suitable property for the interim. If you are looking for a lovely home in Shepherds Bush, you need look no further.
18th Dec 2025 (10 mo. ago)I previously had my flat on the market with Foxtons for three months and, during that time, only had around four viewings, which I was extremely unsatisfied with. I was then approached by HomeSearch, who took on the property and immediately provided honest and realistic feedback. They felt the flat was overpriced and carried out a proper assessment based on the current market. I was happy with the revised price they suggested. From that point on, the difference was clear. They generated a strong level of interest and arranged many more viewings. Arba and Michael were friendly, knowledgeable, and clearly passionate about what they do. Their communication and professionalism stood out throughout the process. After a couple of months with HomeSearch, my property has now received an offer which Ive accepted. I would definitely recommend HomeSearch to anyone looking to sell their property.
3rd Oct 2026 (30 days ago)We really wanted to buy a house in the Brentham Garden suburb after being introduced to it by friends. Matt really listened to our requirements and introduced us to an off market property which he felt met our needs. We ended up being part of a chain which grew during our sale and purchase. Matt did a superb job keeping the chain together and we were finally able to complete. We love our new house and living in Brentham is as good as we hoped. We couldn’t have got there without Matt and can’t rate Brendon’s highly enough. We saw from our chain some awful agents. Brendon’s were only ever professional, friendly and fair, with great communication throughout which in this cuthroat market is what you want.

We would not hesitate to recommend Lowther Estate Agents to anyone.<br>We have had to work with 4 estate agents over the last 2 years for various reasons and Lowthers were by far the best. Richard was our agent and point of contact right throughout the process, for both our purchase and our sale. He was exceptional - and everything we wanted from our agent. He was available, accessible, down to earth, accommodating with requests, never pushy - and he supplied regular communications and updates. He understood that the move was a major life event for us and he managed the whole process calmly and professionally, chasing where necessary and advising as required. Queries were answered very promptly, every time, via phone call or WhatsApp.<br>Our experience was that as a small family run business, Lowther Estate Agents were far better equipped than the bigger chains to give us the time and personal service we wanted, with Richard and Toni-Ann working together to manage the whole process. We cannot speak highly enough of the service we received.<br><br>We had thought that all estate agents were pretty much the same. They are not!

However, I was extremely disappointed to learn that they consider a person’s religion when deciding whether to rent out a property.<br><br>In my opinion, a person’s religion should never be a factor in deciding whether they are eligible to rent a home. Instead, decisions should be based on relevant factors such as identification, financial ability, and the necessary documentation.<br><br>I sincerely hope the management will take this matter seriously and review their policies to ensure that everyone is treated fairly and equally, without discrimination based on religion.Hiltons Estates - West Drayton

29th Oct 2026 (4 days ago)We have worked with Martin Clements of Clements Habba for most of 2026 and have just successfully completed the sale of our flat in Richmond. A personal recommendation from a neighbour led us to Martin and we were impressed from the outset by his manner and by the thoughtful approach he suggested for marketing our home.<br><br>Martin was always contactable, and given the small size of the company, we dealt directly with him for every aspect of the sale. This provided confidence and continuity as Martin both sought out and freely provided information and updates during the process, especially after we accepted an offer and started conveyancing.<br><br>I would have no reservations at all in recommending Clements Habba to anyone looking to sell or buy homes in West London. Martin’s professional manner, attention to detail and drive to complete made things easier for us during what was sometimes a stressful process. I’ll end our review with my wife’s opinion. Past dealings with estate agents had left her sceptical but in Martin’s case she has nothing but good things to say the man!!

She was super friendly and helpful from our first meeting and from the way she interacted with the previous tenants I could tell we were in good hands. I honestly couldn't be happier with the whole experience and would recommend Alexanders to anyone looking for a new home. 10/10
