9th Mar 2026 (15 weeks ago)I would strongly advise against using this agency. We had an offer accepted by a landlord and were sent the contract and all payment details late Friday afternoon. Interestingly, they don’t take holding deposits (claiming they "don't operate that way"), yet they expected us to sign and transfer a very large sum of money immediately without having our questions answered. By Monday morning, we had cleared all queries, completed references, and signed the contract. After being told to wait for the landlord's "green light" for several hours while we were ready to pay, we were suddenly told the landlord had accepted another identical offer. The excuse given was that the "market is competitive," which is a poor cover for unprofessionalism. They wasted our time, energy, and personal data. Avoid if you want a transparent or reliable process.
22nd Jul 2023 (2 years ago)They are terrible! I have reported them to the Property Ombudsman due to their bullish, oppressive and unlawful approach to me. Their communications is poor and have very poor management and people skills. Their complaints procedure is inadequate, poorly implemented as led by the person I complained about. No response to a Solicitors letter either.

They communicated well about everything that was going on. They were most helpful also. I wouldn't hesitate to employ them again. Thank u to all the team.
21st Feb 2026 (17 weeks ago)I had a viewing for a flat in Park Royal NW10 7GD with this company today at 3:00pm I confirmed the viewing but when I arrived no agent was there I called and called and called no answer And no one called me to cancel the viewing or apologise This is disrespectful and waste of peoples time ??????????
11th May 2026 (6 weeks ago)Couldn’t recommend Rob, Cathryn and Sinton Andrews more! Would never sell a house with anyone else now! Viewed a property and fell in love with it. Told Sinton Andrew’s if they could also sell our property that we’d take it. Within a week they had photos done, went live and had over 15 viewings. Followed by another 10 the following weekend. They worked hard to secure the right type of buyer, and managed the chain from top to bottom to keep it moving. Communication was excellent from all of them and they applied pressure to everyone to get it sorted. They made recommendations but ultimately left decisions to us. Felt like proper partners. The contrast with the quality of their service vs that we experienced from another local estate agent when buying a property a few years ago couldn’t be more apparent. It’s like Sinton Andrew’s guys are pros and the others just someone to answer emails.

Aside from residential surveys/building regs advice, they have let & managed my property over the years (very successfully), & in addition, I have bought & also recently sold through them. As a client, you are guaranteed to receive professional, honest, prompt & courteous advice at all times. The fact W&T have been in business in Kensal Rise for nearly 100 years, speaks volumes in itself, they are the definition of ‘consummate professionals’! 21st Oct 2025 (7 mo. ago)This estate agent is a joke when it comes to marketing properties and getting tenants for landlords. I made the terrible mistake of being lured in by Japan Services’ low fees vs. the high street nationwide companies. First they took almost a week to implement small changes to the contract, the flat photos for the ad were taken ON A PHONE BY AN AGENT are were just as disastrous as you’d expect: badly lit, terrible angles, not cropped. So the ad was a disaster. For all these reasons they failed to get a SINGLE VIEWING in 3 weeks. Let alone an offer. And didn’t even get in touch to discuss a price drop. In general, their communication was abysmal. After giving Japan Services ample time I hired a high street agent who had dozen of viewings within the first 48 hours and three offers in less than a week. I 100% regret ever working with this estate agent and they proved correct every negative stereotype of incompetency in this industry. If I’d just gone with a more expensive high street agent I’d have made back the price difference due to my flat not sitting empty for weeks. Do not repeat my mistake. I dread to think what they’d be like actually managing a property…

Ronnie has been nothing short of amazing, always at hand to help with any questions I've had. Couldn't recommend them enough!

I would like to say a MASSIVE thank you to Kasim, who assisted and supported me throughout the process of terminating my contract early due to personal reasons. Their knowledge of the local area, access to the market and advice are second to none. Robyn was hugely helpful, professional and knowledgeable through all stages of the sale and purchase, and Jen was absolutely lovely and so helpful in helping us rent a suitable property for the interim. If you are looking for a lovely home in Shepherds Bush, you need look no further.
18th Dec 2025 (6 mo. ago)I previously had my flat on the market with Foxtons for three months and, during that time, only had around four viewings, which I was extremely unsatisfied with. I was then approached by HomeSearch, who took on the property and immediately provided honest and realistic feedback. They felt the flat was overpriced and carried out a proper assessment based on the current market. I was happy with the revised price they suggested. From that point on, the difference was clear. They generated a strong level of interest and arranged many more viewings. Arba and Michael were friendly, knowledgeable, and clearly passionate about what they do. Their communication and professionalism stood out throughout the process. After a couple of months with HomeSearch, my property has now received an offer which Ive accepted. I would definitely recommend HomeSearch to anyone looking to sell their property.

Since the day I moved into the property, they have been extremely helpful, professional, and responsive. Natasha was always kind, supportive, and quick to assist whenever I needed help or had any questions. The team managed everything smoothly and made the moving process much less stressful.
