   Charlie was excellent during the letting process — punctual at the viewing, quick to answer questions, never pushy, and responsive throughout the negotiation. Full credit to him; if this review were only about renting the place, it would be five stars.<br><br>Unfortunately my experience as a tenant since moving in has been very different. Because of some rain my flat flooded badly, with dirty water coming through the ceiling and windows into every room. None of the emergency numbers in the tenant handbook were answered that night. In the days and weeks that followed I had to chase repeatedly; deadlines the agency set for itself came and went, and several of my emails — including one flagging what appears to be mould developing on my bedroom wall — went unanswered. Weeks on, the flat still hasn't been repaired or dried out.<br><br>Separately, several maintenance issues that were documented at move-in and promised to be fixed have stayed outstanding for months.<br><br>Great at getting you through the door; much less so at looking after you once you're a tenant....    This estate agent is a joke when it comes to marketing properties and getting tenants for landlords. I made the terrible mistake of being lured in by Japan Services’ low fees vs. the high street nationwide companies. First they took almost a week to implement small changes to the contract, the flat photos for the ad were taken ON A PHONE BY AN AGENT are were just as disastrous as you’d expect: badly lit, terrible angles, not cropped. So the ad was a disaster. For all these reasons they failed to get a SINGLE VIEWING in 3 weeks. Let alone an offer. And didn’t even get in touch to discuss a price drop. In general, their communication was abysmal. After giving Japan Services ample time I hired a high street agent who had dozen of viewings within the first 48 hours and three offers in less than a week. I 100% regret ever working with this estate agent and they proved correct every negative stereotype of incompetency in this industry. If I’d just gone with a more expensive high street agent I’d have made back the price difference due to my flat not sitting empty for weeks. Do not repeat my mistake. I dread to think what they’d be like actually managing a property…... Read more

    I previously had my flat on the market with Foxtons for three months and, during that time, only had around four viewings, which I was extremely unsatisfied with. I was then approached by HomeSearch, who took on the property and immediately provided honest and realistic feedback. They felt the flat was overpriced and carried out a proper assessment based on the current market. I was happy with the revised price they suggested. From that point on, the difference was clear. They generated a strong level of interest and arranged many more viewings. Arba and Michael were friendly, knowledgeable, and clearly passionate about what they do. Their communication and professionalism stood out throughout the process. After a couple of months with HomeSearch, my property has now received an offer which Ive accepted. We would not hesitate to recommend Lowther Estate Agents to anyone.<br>We have had to work with 4 estate agents over the last 2 years for various reasons and Lowthers were by far the best. Richard was our agent and point of contact right throughout the process, for both our purchase and our sale. He was exceptional - and everything we wanted from our agent. He was available, accessible, down to earth, accommodating with requests, never pushy - and he supplied regular communications and updates. He understood that the move was a major life event for us and he managed the whole process calmly and professionally, chasing where necessary and advising as required.     Following today's experience regarding the viewing of Acacia Mews, I wish to cancel tomorrow's rearranged viewing and request that no further correspondence be made to me regarding this property or any future properties through your agency.<br><br>My husband and I took time out of our day to attend a viewing that had been confirmed. We arrived on time, waited patiently despite the agent arriving late, and then waited further while issues with the burglar alarm were resolved. After all of this, we were informed that the owner was unwilling to allow the viewing to proceed because she claimed she had not been informed, despite the property already being open and the alarm having been switched off.<br><br>What was most disappointing was not simply that the viewing did not take place, but the complete lack of professionalism in how the situation was handled. At no point did we receive a sincere apology for the inconvenience or the considerable amount of our time that had been wasted. Instead, we were simply asked for our next availability, as though the experience had been acceptable.<br><br>Having travelled to the property, rearranged our day, and waited patiently throughout, I found the entire experience extremely disappointing and disrespectful. It has unfortunately left me with little confidence in your agency's level of organisation and customer service.<br><br>I appreciate that unforeseen issues can occur.     Unfortunately, my tenancy with Robinson Davies Property was an extremely burdensome experience, both financially and in terms of the time I had to spend dealing with issues.<br><br>As an international student coming to the UK, I ultimately felt that I was treated as an easy opportunity for additional charges. The property itself was of a good standard-as you would expect for a property costing approximately £8,000 per month-but the problems arose primarily from how the tenancy was managed, particularly towards the end.<br><br>Our contract ran from September to May. From around January, the property administrator began carrying out routine checks, often giving short notice and repeatedly contacting tenants to gain access (spamming). She also arranged two property viewings. After the first, we were instructed to prepare the property for the second viewing ourselves, 5 people cleaning down the whole place for a day to please the landlord. No «thank you» was received.<br><br>During the second viewing, two tenants were ill and had locked their bedroom doors while resting. Despite this, the viewing continued, and their rooms were knocked on several times and them entered and shown to strangers while they were sick in bed. I found this extremely uncomfortable and showed, in my view, very little respect for tenants’ privacy.<br><br>After January, we also received an email from the finance team requesting that we change the account to which we paid our rent. Rather than the UK account originally specified in the contract, we were asked to transfer the money to a UAE account under a name that we did not recognise from the tenancy agreement or previous correspondence (see screenshot). We asked for an explanation for the change but did not receive a satisfactory response. This understandably raised concerns for us.<br><br>The most difficult part came after the tenancy ended, when our deposit was due to be returned. We were presented with numerous deductions, including charges for what we considered fair wear and tear, stains that had already been present when we moved in, exterior window-related cleaning, and approximately £850 for cleaning!!!!. The property was cleaned for two days by the tenants, but this was not accepted. In total, the alleged damages and costs exceeded £3,000.<br><br>Fortunately, one of the tenants was studying law, and we challenged the deductions through the relevant deposit adjudication process. After months of correspondence, the dispute was ultimately decided in our favour. Of particular concern was the documentation submitted in support of the cleaning charge, which the adjudicator found was not sufficient to substantiate the claimed cost. (See Word template she sent us after requesting to see the invoice for cleaning attached).<br><br>I strongly dislike seeing temants placed in situations where they have to spend significant amounts of time and energy challenging questionable charges or practices. Tenants should be treated fairly, with respect for their privacy and in accordance with their agreements.<br><br>Based on my experience, I would strongly avoid Robinson Davies Properties and the property administrator involved. London is an incredible city, and students should be able to enjoy their time there without having to spend months disputing their landlord over their deposit.<br><br>Overall, an awful and unnecessarily stressful experience....
