3rd Apr 2024 (27 days ago)Moving in to a clean, hygienic property is standard. But clearly not in this case. The flat had been cleared of furniture, but not cleaned. Some of the dirt was a direct threat to health ie. Black mould. I documented this the day I moved in, sent photos to this agency and requested cleaning from the landlord,as long as it wasn't taken from my deposit. Now my tenancy has ended and they are trying to withold over £180 from my despoit for "cleaning" despite I left the flat in a spotless condition. The landlord (who wishes their identity to remain secret, I wonder why?) clearly trying to negate their responsibilities and save cash. Parasitic. I left the property spotless, however when I moved in it was a state. Would you accept this as the state of a property when you move in. Black mould, heavy dust, extractor fans clogged with grease and a filthy oven? Do better.

Also, I find people who make appointments to view your home as we all think to view as potential buyers Often time wasting to walk around your home but can't even respond after viewing, yet you change your plans on a bank holiday to accommodate them. It does make me wonder if it is about looking for a potential house or something else more concerning that makes you wonder. We recently reduced our property by £25k infact 5 years ago was worth that reduced price then. Our house has room for 4/5 cars off road parking ready to move into, not like some I have seen. And yes, it's 130 year old cottage but with great character and a warmth to it clean and tidy has had new wet room,new windows, new boiler new kitchen and in great decorative order inside and out. I get the impression buyers want a house for nothing. I feel estate agents should show responsibility in obtaining reviews, but having said that potential time wasters waste everyones time, most lie anyway. The funny thing is that I dont get about brand new houses . No one gets a reduced price from their asking price, and no one's says I buy it £25k cheaper than what their markets offer to you. Do they! I find agents maket your property at a price they first give, then ask you to reduce it weeks later, which is always concerning. I believe agents try very hard to sell your homes, but have to rely on what they are told in terms of property where's its situated what's important and true price and what they can afford.

10th Apr 2024 (20 days ago)Can't thank Danielle enough! My partner and I were first time buyers and didn't know where to start when it came to the process of buying our first home. We were very nervous! Danielle was patient, friendly and went above and beyond to help us buy our dream first home! She held our hand through the entire process, she answered our queries, worries and questions and nothing was too big of an ask. She communicated with us throughout the entire process and worked alongside the estate agent we were buying off of and our solicitor to ensure the process ran swiftly. Danielle is an absolute star, we are so glad we found her. We will definitely be recommending her to others!

Given how exhausting these processes can be (i.e., house search, rental application, documentation, moving, etc); engaging with Molly from Leaders made a world of difference in giving us a humane & excellent experience. Good letting agents still exist & Leaders is one of such.

The team were always approachable, took time to answer questions clearly and kept me up to date with the sale of the property. As and when any queries arose along the chain they were quick to think of solutions and continue the sale.
18th Mar 2024 (6 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
1st Apr 2024 (29 days ago)I loved the place. We were shown around by Reuben, who was a great mixture of friendly, helpful and professional. He called back later, as promised, with additional information about the property that we had asked about. He gave us plenty of time to look around without making us feel hurried. I'm so hoping we can sell ours quickly before this place goes. It has everything about it to make it a great future home.

He has been superb in the sale of our house and went above and beyond to ensure that our sale went ahead. From the beginning to the end he has had a positive outlook. On our viewings he was bright and bubbly and ensured that the viewers were made aware of the benefits of our property,. When we eventually agreed a sale we had a long process due to the fact that the buyers held up matters, however Rhys would always be pressing to try and speed up the process and always kept us up to date and informed. At one stage our buyer went abroad, Rhys was on calls to our buyer at 1030 at night trying to deal with their queries in an attempt to push our sale through. We can’t thank Rhys enough for what he did for us. He is a real credit to his trade and we would throughly recommend using him to friends and family. Again thank you Rhys Henry

23rd Mar 2024 (5 weeks ago)Lovely staff who are friendly and approachable. Caroline is lovely and was always providing us with weekly updates. Very knowledgeable and genuine. Staff were always positive, despite having a long 10 month wait which was down to vendors. Lovely little goodie bag received on completion.

Very professional, genuinely knew the area and market, spoke honestly and plainly (not "salesy") and were competitive in price. I could not say the same for other estate agents I considered. Good at keeping in touch throughout the process and were persistent where needed to get the sale over the line.
