7th Dec 2025 (7 mo. ago)Despite any other comments, I had an amazing experience with MSL, I guess it depends on which house or property you’re going for. I stayed at Coulston Road, and it was amazing, I stayed there during my 2nd year and it remained as the best house I ever stayed at during uni. The MSL team was responsive, the property was in perfect condition, no mould, no damp, and if any issues arose they would be there within a couple of days to fix it. I imagine that this is not the case with every property, if you’re going for a very cheap alternative I imagine there will be a few more issues, but if you’re staying or planning on staying at 46 Coulston Road, or any properties in that price range, rest assured, they’re top quality properties. *EDIT* I forgot to mention, I kept my room in perfect condition, no damage, no mess, everything nice and neat and tidy. There was however some normal wear and tear in the room as can be expected through occupying a space for a year, for instance the paint in the shower started chipping away and a couple of other things. However, even with the wear and tear, I received my full deposit back. Not a single penny was taken away from my deposit. Those comments saying they took away their deposits for no reason, I would beg to differ, I image their threshold for “no reason” is very low, since I had no issues whatsoever with the deposits. Just keep your room in good condition and you won’t have any issues.

6th Jul 2026 (21 days ago)We recently purchased our first home through Hilton & Horsfall. Throughout the transaction, we remained patient because we genuinely loved the property; however, below is an honest summary of our experience. Whilst I could write considerably more, I have limited this review to the main points.<br><br>Bella dealt with the majority of the transaction and was our main point of contact throughout. During the earlier stages of the purchase, she was helpful, responsive and professional, and we appreciated her assistance during what became a long and sometimes stressful process.<br><br>Unfortunately, our experience was not consistent across all members of staff. I have noticed that several other reviews mention Teal, and sadly our experience with him seems to align with other comments on Google reviews.<br><br>One recurring frustration was repeatedly being told, word for word, “I know you’re only first-time buyers, so you don’t know how this works.” Whilst we appreciate that first-time buyers may need additional guidance, comments like this came across as dismissive and condescending rather than helpful. This happened on numerous occasions, including when arranging surveys, requesting a second viewing and discussing the progress of the transaction.<br><br>Communication was also a source of frustration. From offer acceptance to around the 15-week mark, the only update we received was that matters were “with the seller’s onward purchase”. It was only after asking our solicitor to aid us in following up on the Estate Agent that we discovered there were Land Registry issues affecting the seller’s onward purchase. Earlier and more transparent communication would have made the process far less stressful.<br><br>Another concern was that on several occasions I called the main office number and was directed to voicemail. When I called straight back from with my Caller ID turned off, the call was answered immediately. The first time I assumed it was a coincidence, but after it happened repeatedly it was clear that the team at Hilton & Horsfall ignore calls that they do not want to deal with.<br><br>Completion day was particularly disappointing. Our purchase completed at around 12pm and we received a call confirming this, but were then told not to collect the keys until the seller’s onward purchase had completed because “that’s simply how it works”. I immediately contacted our solicitor, who confirmed this was simply not the case. Once completion had taken place, the property legally belonged to us. The sellers were sat in the front garden waiting for their own purchase to complete while our removal company had to be delayed until they eventually left the property at around 3pm.<br><br>Ultimately, we proceeded because we genuinely loved the property and wanted to complete the purchase. Had we not felt so strongly about the house itself, our experience would have led us to withdraw much earlier.<br><br>Whilst we understand that the seller is the estate agent’s client, the buying experience still matters. Bella was helpful during the earlier stages of the transaction. Unfortunately, our overall experience was let down by our interactions with Teal and the way the latter stages of the purchase were handled.<br><br>As a result, we would not choose to market a property through Hilton & Horsfall in the future and would be reluctant to view another property listed by them.

22nd May 2024 (2 years ago)Absolute shocking service which resulting in me losing alot of money. No communication, no updates, they over value a property to get you on board and then you have to keep reducing the price because they cannot sell it. 2 years to sell a property during a time when all houses were flying off the shelves! Anything associated with Duckworths, I would stay well away unless you want to lose money. They don't care and it shows in their service.

19th Feb 2026 (23 weeks ago)The valuation was more accurate than others and had a good understanding and knowledge of local sales and area. Felt communication, advice and securing viewings could have been better once property had been on the market for six weeks. Time until agents were available for viewings once almost two weeks, so be sure to offer that you will do viewings if you are able to speed up getting people in Better communication and speed since the offer of sale.
17th Jul 2026 (10 days ago)I would not recommend Eafield & Maple based on my experience.<br><br>Communication was consistently poor throughout our tenancy. Simple queries often took repeated follow-ups, and responses were frequently delayed. The most frustrating example was the repair to our windows, which took almost two years to be resolved despite us raising the issue on numerous occasions.<br><br>The same pattern continued after we moved out. The handling of our deposit has been unnecessarily slow, with very little communication or transparency regarding the process. Chasing for updates became the norm rather than the exception.<br><br>Overall, the lack of communication, prolonged delays, and poor customer service made what should have been a straightforward tenancy far more stressful than it needed to be. I hope they improve their communication and responsiveness in the future, as no tenant should have to spend so much time chasing basic updates.

She was professional, supportive, and kept us informed every step of the way. Her communication was excellent, and she managed any issues calmly and efficiently. We always felt she had our best interests at heart and worked hard to achieve the best outcome. They also accommodated me for viewings giving me a chance to get there. The process of buying a property through Moving Works is very smooth and extremely well organised. I find all members of staff very friendly and professional. Should I ever be in a position to sell a property in the future, Georgina and staff will be my first port of call. I can highly recommend!

17th Jul 2026 (10 days ago)Good experience from sale to sold.<br>Would of liked a little more correspondence weekly as the buyer was cash buyer & needed quick exchange & property was empty .could of been down to solicitors but overhaul took.12 weeks from start to them getting keys.<br>I would recommend Ben Rose .Look like have good reputation in Bamber bridge area for properties at the correct pricing .We sold within 7days .

They made us feel totally at ease, we genuinely felt cared for and supported throughout the whole journey.<br>One thing that really stood out was that we never felt pressured whatsoever. At every stage, we were given honest advice, plenty of time to make decisions, and always felt that our best interests came first. That made such a difference and gave us complete confidence throughout the whole process.<br>Selling a home can be very emotional and stressful but nothing was ever too much trouble. Everyone was always professional, reassuring, incredibly kind and friendly, keeping us informed every step of the way.<br>The photographs and brochure were absolutely beautiful and captured our home perfectly. Their local knowledge and attention to detail were second to none.<br>Every single person in the office was so friendly, welcoming and genuinely lovely to deal with. It’s rare to find a team who combine such professionalism with such a personal touch.<br>A huge thank you to James and all at Slater Brooking.
