Right from the start of the tenancy to the return of our deposit, everything was handled smoothly and professionally. Miriam and the team were always very quick to resolve any issues and did so with genuine kindness and care. The contractors they hired were always friendly and professional too. Highly recommended - thank you so much!
15th Jan 2026 (13 weeks ago)This agency was negligent in handling the sale of our property. I’m following up a formal complaint against them. They mis-handled 3 offers for our property. We finally accepted an offer through them, which turned out to be null and void as they hadn’t carried out basic checks on the buyer, by which time we’d lost our other buyer. We eventually went to Chestertons, got another £80,000 and were handled professionally
11th Jan 2022 (4 years ago)Unprofessional Receptionist! (Didn’t explained to the dr what happened with me!) Arrived 5 mins late just because it’s my first time to go for “register only”and the receptionist said you are late!! I was looking for a car park and I parked my car 10 minutes away from the dentist as I couldn’t find a space and I moved new to this area!! I explained that but there was no mercy! And it was raining and she saw me i came with a little baby with pram!! They also didn’t say arrived earlier than your appointment in about 5mins when i spoke to them on the phone! (When I arrived she told me that!) It’s only a form you need to give it to me get my details!! I don’t know why she didn’t let me do the form as the dentist was empty no one in or waiting!! Plus the receptionist didn’t welcoming!! Very bad service will never go back to this dentist !
9th Dec 2025 (18 weeks ago)Andrew Lloyd Estates is a very small team managing more properties than they can realistically handle, and the service reflects that. Most of our enquiries took a very long time to resolve, and we constantly had to follow up just to get basic updates. If you don’t chase them, nothing happens — which becomes very exhausting over time. Communication is inconsistent and often unclear. There were long delays, missed calls, unanswered emails, and instances where it felt like our enquiries were simply ignored. Even serious issues — like a roof leak — were repeatedly postponed and never properly fixed during our 1.5-year tenancy. Promises should be taken lightly, because you will need to remind them many times before anything is completed. The moving-out process was similarly slow and confusing, and we had to follow up multiple times to get our deposit processed. There were also moments that felt unprofessional, like sudden mentions of potential rent increases (which didn’t happen in the end) or staff going on long annual leave without any out-of-office message. On the positive side, the flat itself was great and served as our first home in the UK. If you find a property you love and it doesn’t require much maintenance, it might work for you. But overall, the customer service was very mediocre and left us feeling frustrated and unsupported throughout the tenancy.

They have great knowledge when it comes to the property market and made sure they found the perfect tenant for my property. They kept me in the loop the entire time. I’d definitely recommend them to anyone looking to sell or rent out a property.

12th Mar 2026 (5 weeks ago)I am writing this behalf of my uncle because he doesn’t speak English last year he rented a flat from these people they all so speak Turkish so my uncle paid them admission fees which by law they don’t have the right to ask him for admission fees but they did why because my uncle doesn’t speak English and he’s only been in uk for one and half years and then they asked him for weeks rent 2 months deposit again buy law they can only ask 4 week’s and when he left the flat they only give his one moths rent back said to him we only had one month deposit of yours horrible people

So much so, that we also had Gareth sell our house recently. His honesty, professionalism and commitment is on a different level. One of the best selling experiences that I've had.
30th Mar 2026 (16 days ago)Recently sold my property with Breens .From the first meeting with Patrick I felt totally listened too .Patrick and Jack were both professional putting me at ease at a very stressful time .The communication between themselves and myself was outstanding ,in my opinion they both went above and beyond .If you’re looking to buy or sell a property Breens would be an excellent choice . 2nd Mar 2026 (6 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

He was always responsive, proactive and incredibly helpful, and made what could have been a stressful transaction feel much smoother. He kept things moving, communicated clearly, and was a pleasure to deal with from start to finish. As a first-time buyer, that made a huge difference. I’d happily recommend Louis and Elderton & Co to anyone buying or selling in the area!
