9th Sep 2026 (8 days ago)Proctors sold my first home in Sidcup in August 2026 and I would recommend them without hesitation. Nick in particular was outstanding from the very first valuation right through to completion.<br><br>The care taken over the marketing was obvious straight away. The photography was genuinely excellent and showed the flat at its best, and the listing was accurate and well written rather than the usual copy and paste. That effort paid off in the quality of the viewings we had.<br><br>Where Nick really stood out, though, was everything that came after the offer. He kept us updated and informed at every stage, and just as importantly he explained what each step actually meant and what our options were, which made a real difference when we had decisions to make. He was always easy to get hold of and never left us chasing him for an answer.<br><br>Ours was not a straightforward sale, and Nick and the wider team at Proctors were relentless in the best way, chasing and liaising with the solicitors on both sides to keep everything moving and to make sure nothing slipped. He was proactive rather than reactive, and more than once he had already picked up an issue and started sorting it before we even knew about it.<br><br>Selling your home is a stressful thing to do. Having Nick and the team at Proctors handling it made it far less so, and I am very grateful. Thank you!
30th Apr 2026 (20 weeks ago)Fantastic. Selling a house can be scary. I'd lived in my house for 33 years and process has changed so much. By Jackie and Marie held my hand the whole way. When I asked for advise it was given in a kind manner not a hard we know best way. Everything was explained so I could understand it. They even spoke to the solicitors for me. I truly felt in safe hand. Our house sold in a good time at the wanted price. Totally recommend them.

8th Aug 2026 (6 weeks ago)Wasted trip to a viewing. Booked with Kingsbury but the vendor wasn't informed and no estate agent showed up to do the viewing. The vendor happened to be at home and putting out their rubbish. I spoke to them and they said they had not been informed of any viewing booked. When I called the office, got the response 'I'm on a skiing holiday right now, why don't you knock on the door and ask the owner if you can look around'. I informed them that was a dangerous and ridiculous thing to ask a buyer to do. He then said, 'it doesn't look like anyone is coming to do the viewing and I can't get through to them as they are all doing viewings'. Waste of time.

Note: they didn't manage the property itself (our landlord did, and he was great) — they just handled the contract and collected rent.<br><br>Move-in: Days before we were due to move, they suddenly said the gas safety certificate was missing and we couldn't move in. We'd already given notice and booked a removal company. We were told "tomorrow it'll be sorted" for days on end, forcing us to rebook our move multiple times while our old landlady needed us out. Total lack of honesty about what was actually going on.<br><br>During tenancy: Never once late or missed a payment. One month our standing order landed on Monday instead of Sunday the 16th (weekend timing, not our doing), and at 8:30am we got a threatening email warning of "consequences" and credit score damage if we did not pay by 8am (even though they had sent the email after that time). Clearly automated, but reflects badly on them regardless and we never even hear an apology about that.<br><br>Move-out: Made everything unnecessarily difficult. One tenant staying on had to urgently find two flatmates — the agency was slow to respond despite the urgency. Deposit took a month and a half to return. New tenants moved in without even a signed contract, and rent wasn't being passed to the landlord.<br><br>They expect flexibility and understanding from tenants while offering none themselves. Cannot recommend. First negative review I've ever written — that should tell you something.

24th Jun 2025 (1 year ago)"Unprofessional and Costly – Misguided Sellers and Left Buyers Out of Pocket" Review: Terrible experience. After months of progressing toward exchange, the estate agent allowed the sellers to pull out at the very last minute, leaving us with thousands of pounds in losses on legal fees, surveys, and wasted time. Throughout the process, the agency showed poor communication, misleading updates, and a total lack of responsibility in managing the sale properly. Either they couldn’t control the process, or they didn’t care enough to do so. A word of warning to potential sellers—if you’re considering using this agent, be very cautious. Based on our experience, they gave the sellers poor advice, encouraged unprofessional behaviour, and jeopardised the entire transaction. If you want serious buyers to trust your sale, choose a professional agent who won’t let it fall apart at the last minute. Would not recommend to anyone—buyers or sellers.
28th Mar 2026 (25 weeks ago)I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere. Their management is a complete mess.
