10th Jun 2025 (15 days ago)Where do I start. Horrible estate agents, do visits every 3 months and just let them selves in without permission if you ain’t in . Tell you you can decorate and let you do the property up then evict you with no reason and make loads of stuff up and try blaming me for mould even though when I decorated i made them aware of the damp carpet plus they have seen the mould on the inspections just so they can keep the deposit, not to mention hounding my guarantor for 5 weeks rent when I’ve already told them I’m leaving within a week, nowt but money grabbing wolves in sheep clothing . Ruined all my belongings with damp and mould but apparently I owe them money absolute crooks. Not to mention to charge me for removing a door that was never there and having been charged for removing polystyrene ceiling tiles (FIRE HAZARD) underneath the damp wall paper on the ceiling which had been covered in . Also tried charging me for marks on the asbestos filled storage heaters from the 1960s what don’t even work which I told them and they did nothing, also painted the front door and fixed it, the door looked like it hadn’t been touched since the 60s had old glass with wire in and was yellow it hadn’t been painted in that long and a gap underneath that let all the cold in , had to buy 4 electric heaters and still couldn’t get warm. I’ve also noticed my breathing and health has improved. SLUM LANDLORD ENERGY GROUP E NOT TOUCHED SINCE 60s THEN CHARGED FOR IMPROVING AFTER BEEN GIVEN PERMISSION Do not use regency Do not move to 28 newton close , Wigan WN1 2LH

The office is always available to take your call or query and all in the office have a good grasp on each property in their portfolio. Reliable and diligent throughout.

They waste your time ,money and just give you headache. If there's is option of giving zero 0 star rating I would give that. Ridiculous people working over there they never rcv ur call. And after holding money they still viewing that property to other people. Scammers just making haram money.

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

The first 2 years were brilliant but once COVID hit, it felt that it was difficult to please these people. We were always respectful but seemed that we didn’t get much respect back. Luckily we worked in the legal sector and had friends that were real estate agents that gave us lots of advice. Some of the staff were unpleasant and threatened us with notice, with no prior warnings. They are intimidating and one particular staff member would make ridiculous comments about where I placed my candles, and not to put washing on the radiators etc. The owner was extremely rude to my partner, to which they later apologised for when we brought it up, but this was only after holding a meeting with them due to their unprofessional manners and notice threats with no prior warnings. Please be wary, we were brilliant tenants and kept the place spotless and reported any issues we had. We felt like we were being watched as we lived next door to Copelands, it wasn’t a great feeling. I regularly cleaned the communal top floor hall way and stairs as this wasn’t managed by Copelands, or atleast not regular.
