8th Apr 2024 (15 days ago)The flats I visited before moving in looked perfect, with brand new carpet and freshly painted walls. However, my experience after moving in was far from ideal. The boiler stopped working, and I had to endure almost a week without hot water or heating for me and my toddler. It was challenging to bear the cold weather without heating, and we had to rely on electric heaters to keep ourselves warm. In addition to the boiler issue, the kitchen boards were falling, which posed a safety hazard to my son. I reported this issue to the agent, and it took them over a week to fix it. The delay in fixing this issue was frustrating. At one point, the agent accused me of staying in the bathroom too long, causing the water to get cold. This confused me because it was just me and my son, and we only used the bathroom briefly. Despite explaining my situation to the agent, they did not take me seriously, and it felt like they thought I was making up the issue. After experiencing intermittent heating and hot water, a new boiler was installed, which seemed relief. However, a new issue with the pipes responsible for producing hot water arose, resulting in me heating the house but still taking cold showers in winter. Despite raising these concerns periodically, no one seemed to take them seriously, leading them to believe I was either fabricating problems or being dishonest. Furthermore, I reported a leak in the sink and an unstable toilet seat to the agent, but they did not believe my claims. After a week, they did send a plumber to fix the sink and toilet seat, but no one called me to inform me that they were coming. This was frustrating as I had to stay home and wait for them to finish. Overall, my experience with the flats was disappointing. It felt like the agent did not care about the tenants. Once I moved in, it seemed like they did not take my concerns seriously, and it was disheartening. I hope that in the future, the agents will prioritise the safety and well-being of their tenants.

13th Feb 2024 (10 weeks ago)From the get go Karen Ritchie Estates were the ones to sell our house. I met Karen to value the house and this was followed up with a meeting with Michelle. Her knowledge of the industry, locality and community inspired confidence. KRE did all the viewings, with only accredited valuers showing potential buyers around the property. This service was supported by staff who knew the whole process and always took time out to explain the next steps. A very comprehensive business.

Cancelled an appointment as I was dealing with a stroke patient and I had a massive leak in my ceiling and he turned up anyway; tried forcing his way into my property when I told him he wasn’t coming in as I’d cancelled the appointment prior to his arrival. In the end blocked all of your moves numbers and never felt so happy *Edit - reply to lisa* Hi Lisa, Lee works at your move Walkden Branch - I had all of my information removed from Your move as there was a breach of GDPR and head office took my information off the system with immediate effect. I was being rung off numerous numbers by the man stated above out of office hours whilst I was heavily pregnant

I have recently decided to rent my house out through Cousins and having never done this before, Cousins were incredibly informative, supportive and trustworthy during this process. Cousins have been reliable and helped find the perfect Tennant for my home. I'd like to especially mention Miss Jessica Smith who has managed this for me and been truly outstanding and devoted throughout this ????????????

27th Mar 2024 (27 days ago)My son saw a house he liked on Rightmove, so because of his work commitments, I agreed to help him sort it. It is 40years since his dad and I bought our house! Laura Parkinson has been really helpful, talking us through the process, arranged a prompt viewing and when our son wanted to make an offer was very clear and helpful about what was needed, briefing her colleagues so they were able to assist when she was not going to around for a couple of days. She has now handed us on to her colleague to see us through the next stage. So far she has ensured that a potentially fraught process has progressed very smoothly

21st Feb 2024 (9 weeks ago)The team were very pleasant to work with but some points for improvement include: 1. The initial valuation was quite far off what the property ended up selling for. This was because it was based on sold prices in the local area of quite different houses. 2. The opening photo for our property on Rightmove had 9 bins in it - it would’ve been a good idea to move them/ask for them to be moved before the photos were taken. 3. An agent was sent to do a viewing on her last day in the job and told the viewer this and didn’t seem motivated to sell the property.

18th Mar 2024 (5 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

She ensured our move was as smooth as possible and recommended a great broker who we got a very got deal with for our mortgage.

Alex was our agent and from valuation right through to completion he was nothing but professional and efficient. Communication is vital in the world of selling and buying and Alex was always on hand to guide us through and overcome any obstacles.
