Always make sure you come to the viewing as some people are disappointed when they bid and they don't get what they want. Also there are fees of up to 45% on some items so be careful. Also the auction place could do with a description on the items as there isn't one. But the collection staff are always nice and helpful

3rd Sep 2024 (11 days ago)We lost 31000 by using the modern auction method, on their original valuation. The modern auction in England, unlike Scotland work ps in reverse. Do not be persuaded into using this method. They seem to favour getting the lowest price for the buyer, as opposed to maximising money for the seller. As we live remote from the property, we entrusted their expertise, and professionalism, to look after the property in our absence . However, on visiting the property for insurance purposes, we found the toilet had been broken, it was full of excrement, and stale urine, there was damage to model boats that had been left, and a Leatherman tool that had been left was missing. When a complaint was made the Ilkeston branch manager. Her excuse was. “One of your neighbours, must have come in and used the facilities, and taken the opportunity to remove the tool“. I hope I never have to use Rightmove again. Either to buy, or sell

They managed the sale of a late relative's property for me, and while the process was filled with extreme challenges and delays due to the severe incompetence of the buyers solicitors, Vicky at David James was exceptional. Despite the stressful situation, she handled everything with professionalism and grace. We were working against a tight deadline, and Vicky managed my frequent calls and emails with patience, kindness, and understanding. She went above and beyond to help in a very delicate situation and truly deserves a medal for all she did. A heartfelt thank you to Vicky and the rest of the team for their incredible support over the past five months. You are all superstars. I absolutely recommend David James100%!

Then Ella took us through the whole process of applying and signing for the flat. She was absolutely lovely, always available to talk and kept us informed every single step of the way; went above and beyond to make sure everything went as quickly and smoothly as possible; And just really made moving into our first home the best experience, we felt supported and reassured throughout! Couldn’t recommend them enough!

Clare Dack was efficient, professional and a pleasure to deal with as was the man who showed me around the properties. No experience from a sellers perspective but given their proactive approach and care taken with the properties I viewed I would definitely recommend them

Their response was a picture of a hair on a previously stained mattress, a cobweb, hangers left in cupboard which was already left in the property when we moved in. The house was not professionally cleaned prior to moving in. We even had a gas leak at the property. We will be disputing this charge with the deposit scheme. Totally unfair, as you can tell from all the other reviews of them taking absurd deposits.
2nd Sep 2024 (12 days ago)Our new student house with Nicholas Humphreys had a fair amount of dust, cobwebs, and a previous tentants sock. After consulting this with the agency, they told us the house was 'completely habitable'. This seemed as though they were disregarding the situation. Responses from them have been taking longer than 10 days, with follow up emails needed to get a response. EDIT: After 27 days from the initial email, our issue was resolved swiftly by another team member, who sent a clear and satisfactory update on the changes made. It seems that the lack of communication was the main issue.
27th Aug 2024 (18 days ago)Although staff were pleasant at all times, the management service was not good. There were costly errors during the tenancy, communication wasn't great either. We have received an apology for these. We are grateful to the agency for finding new tenants, but in light of our experience, have decided to manage the property ourselves

23rd Apr 2024 (21 weeks ago)Let us a mouldy house and did nothing when we complained. At checkout when we brought this up, the staff were rude and nonchalant about our experience. I don't recommend renting a property through this organisation.
26th Jul 2024 (7 weeks ago)Terrible experience putting my property on the market with Holden Copley in West Bridgford. There are other agents who will provide a much more personalised service, with staff who know the area well and will spend time and effort promoting your property. Holden Copley were unprofessional, unresponsive and paid little attention to detail. Would not recommend marketing your property with this company.
31st Aug 2024 (14 days ago)Warning to new tenants: fill in your inventory as thoroughly as you can on move in as they will try to deduct as much as they can from your deposits on move out. Similar to other reviews: the House was very dirty with heavy wear and tear on move in. Unfortunately another company willing to make as much money as possible from people who come to them for somewhere to live :(

Lisa gave us regular updates and chased solicitors for us. Lisa was always quick to respond to our emails even when she was out of office. We would be very happy to use Eden in the future.
