11th May 2024 (6 days ago)I trusted them to place the property into a modern auction after them explaining very clearly to me how it works and why it was a good idea for this property and my circumstances. Very happy with how it all worked out and I am suggesting my sister should do the same for her property.
3rd Mar 2024 (11 weeks ago)I have found the whole process with Malixons to sell our property extremely positive. They were extremely communicative and helped keep our sale going. Very realistic about the market and property prices. I would highly recommend them.
27th Mar 2024 (7 weeks ago)I rented an apartment in the credential, they did everything they could to deduct all the money from us when we left, we paid professionals to clean the apartment, I almost died with the bathroom glass falling on me, they even deducted it saying it was my fault for not having been warned before and on the day the bathroom glass fell I was having a shower and they were warned, they even deducted the mark on the wardrobe rug from my deposit, beware of them, Ollie is grossly rude, they deducted a further £100 per a light bulb that wasn't changed and they even deducted the rubbish we left in the stored bin. Don't waste your time, I don't recommend them.

8th Oct 2021 (2 years ago)I had an awful experience with this agency. When we were in the process of renting a property with them, they never answered any questions. 0 attentive or helpful. When we began the process and paid the holding deposit, the person in charge told us we were rejected and didn't proceed to tell us why. Just completely left us hanging. But like this wasn't enough, they took more than a month to refund us for the holding deposit. We had to call every week pressuring them to get our money back. Also went through the fact that they barely ever answered the phone calls, messages, voicemails or emails. At the end of the day, I'm glad we didn't get this property because I couldn't deal with service like this any longer.
25th Apr 2024 (22 days ago)My experience with Sunny Bay Letting Agency over the past two years was disappointing in several respects. Throughout my tenancy, I rarely interacted with anyone from the agency until the final week, and it was surprising to find that key arrangements and property viewings were primarily managed by the tenants themselves. Moreover, the agency often delegated tasks to tenants, including repairs, showings, key management, and contractor coordination. This led to confusion regarding key copies and access procedures, as the agency's stance on possessing key copies seemed inconsistent. For example, contractors’ access to bedrooms required leaving them open all day, even when tenants were away from the property. Maintenance concerns, such as mold in the bathroom and a broken bathtub, were brought to the agency's attention but remained unresolved. Additionally, incidents involving drunk and aggressive tenants, were reported to the agency but met with inaction. Response times for appliance repairs were slow, with a washing machine issue taking 10 days to resolve. Despite incurring additional expenses due to delays, reimbursement for laundry costs was denied. Upon vacating the property, I was unexpectedly asked to pay £105 for lightbulb replacements that I had already handled. Sunny Bay’s lack of support and action regarding tenant concerns left much to be desired. Overall, I would not recommend engaging with this agency, as they prioritise financial transactions over addressing tenant needs.

29th Apr 2024 (18 days ago)I've had the pleasure of working with RS as a landlord for more than 2 years now, and I couldn't be more pleased. Their team has been incredibly supportive, proactive, and efficient in managing my properties. From finding reliable tenants to handling maintenance issues, they've exceeded my expectations at every turn. I highly recommend. If I have any more properties I will surely put them under RS management.
27th Jan 2022 (2 years ago)We rented a flat from Philip Stone, worst experience and wish we never met him. If he is trying to rent you a flat run away! Had to put 1 star as there is not option of 0. When viewing the flat Philip mislead us and implied that the flat is in very high demand and is newly refurbished. The flat was under renovation when we came to view it and he reassured that everything will be in place by our move in date. After moving in 2 months ago we continued to have many issues from heating that was broken to mould growing everywhere in our bedroom and wardrobes destroying our property. Philip did explain that a management company is meant to handle all those issues and reassured us that they are really good and responsive and will sort out all our problems. We have been contacting the management company for over 2 months and many of the issues hasn't been fixed. The mould is growing inside our wardrobe and damaging our property. When we contacted Philip to ask how he can help or if anything can be done. He mentioned that this is his not responsibility and he did not know about the mould issue in the house as he only saw the flat with me in our viewing while it was under renovation. The landlord management company did confirm that the letting agents were aware of the mould issue as the flat was only recently renovated before we moved in and they saw it before then. Apparently the mould was there before the renovation and we were never made aware of this issue. Philip did not apologies for renting us this property and proceeded to say he is not aware of any issues and that the management company is great. He denied any wronging or responsibility for misleading us to rent this flat. He is only responsible to make his commission for renting tenants damaged property.
24th Apr 2024 (23 days ago)A fantastic end-to-end experience, from the first viewing to completion (the bottle of gin was a lovely touch!). Maartje was knowledgeable, friendly and efficient and the service was better than I received with other estate agents in the area. I'd highly recommend.
4th Nov 2019 (4 years ago)Delighted with the level of service provided by Harding Green, specifically by Sai & Patricia. The huge advantage is as a smaller company you get a bespoke service (having had bad experiences with agents based in "chains"). There was regular, yet non-intrusive communication at all stages, and the team were very helpful guiding me through the process. All the above, however, is the garnishing - first and foremost they found me an trustworthy, sensible buyer in good time.

Patrick and Dylan were absolutely flawless - they guided us through an unexpectedly complicated sale which had to go through probate after the offer had been accepted with ease. They were knowledgeable, professional and quite frankly the best estate agents we've ever come across. They organised access whenever required, provided support to both us and the vendors and the listing of the property was accurate and helpful.

Staying with them for 10 month and they have a communal cleaner that walks in our rooms with a key she is given from the agency, and the agency never mentioned that detail. When we asked what is happening they told us she is looking for potential damages every week. Absolutely not recommend as the agency is one of the worst I have ever had. Prefer living on the streets with how I was treated.

Georgie was highly knowledgeable, professional and experienced and the difference compared to other high street agents was clear to see. Once on the market Susie was phenomenal - a true expert in the local area, but also in negotiation, and in skilfully acting as a liaison between all sides - she really goes above and beyond. I could not fault Petras and would recommend them to anyone.
