Always prompt to reply to emails and with a good connection to the landlord, she always managed to sort any issues we had super promptly. If you can try and get her as your agent, because even if she is off she will make sure you have someone else to talk to who can sort stuff out for you.

25th May 2024 (9 weeks ago)The worst property management Company I have ever had to deal with; I have been waiting for over two years for external and internal shared areas to be repaired, they do not respond to emails, they have no interest at all, they don't care its your home - DO NOT GO ANYWHERE NEAR THIS COMPANY, AVOID, AVOID, AVOID - 8th March 2023 - Well here I am a year on and still waiting, there is always a problem and sadly, never a constructive solution; as a Management Company they just don't care, my advice is DON'T GO ANYWHERE NEAR THEM! 26th May 2023 - RIB did post a reply, sadly the usual excuses, they blame someone; its always something/body else; a business should come back with " yes, we do have a problem, we need to look at lessons leant from previous complaints" but NO - not there fault and funny enough, its not their problem!! - RIB do not engage, they do not respond to emails!!! DO NOT GO ANYWHERE NEAR THEM, how a business can be run like this amazes me; I think too much time is spent at the local Porsche garage choosing their next car; the Property Management Company, has failed me for years and years - AVOID, AVOID, AVOID. Well here I am again!!!! Sadly, I want things to work, RIB do not communicate, the arrogance amazes me, and they don't give a S********t, the Staff leave, the Directors leave and we start all over again with new staff and end up in the same place, and strangely NOTHING HAPPENS, so my advice to all - have I mentioned this before AVOID, AVOID, AVOID. Thankfully there is Google and I am sure many other options, I think; I just may be helping you with sleepless nights !!! 25th May 2024

He replied to all my questions quickly and precisely. Also when I had some problems with my bank account, he provided some suggestions to help me solve the problem.

I had an extremely negative and unprofessional experience, where KFH was acting as an agent for a landlord. They accepted an offer, took a deposit, and then gave the flat to someone else before referencing -- WITHOUT returning the deposit. It's been over two weeks, and I don't have my deposit returned and they refuse to provide any documentation showing any type of refund. This was a waste of my time, money, and my agent's time. Exceptionally unprofessional. Beware.

I worked with the company back in 2019 - 2021 and left due to poor management. Staff were treated so unprofessionally and it started to affect my mental health. Recently the two owners parted ways and they reached out to me again and asked if i wanted to work with them again. They promised me things have changed and the way they work is much better. I clearly did not last long there, considering that i am leaving this review 3 months after rejoining. I feel compelled to share my thoughts and insights. From the moment I rejoined the company, I noticed a concerning lack of transparency and ethical practices. The management seemed more focused on making quick profits rather than providing quality service to clients. One of the most alarming aspects of this estate agency was their consistent disregard for laws and regulations. They would often cut corners and bend rules to maximize their own gains, leaving clients vulnerable and uninformed. The lack of proper documentation, misleading advertising, and hidden fees were all common occurrences. Furthermore, there was a prevailing culture of dishonesty within the company. Agents were encouraged to use high-pressure tactics and misleading information to secure sales, often at the expense of the clients' best interests. This not only tarnished the reputation of the agency but also created an unhealthy and toxic work environment. Another concerning aspect was the lack of professionalism and accountability. Many of my colleagues lacked the necessary qualifications and experience, which resulted in poor customer service and inadequate advice. Moreover, when faced with complaints or issues, the management would often dismiss or ignore them, leaving clients frustrated and dissatisfied. Overall, my time at this dodgy estate agency was disheartening and has left a lasting negative impression. The lack of integrity, transparency, and professionalism made it impossible for me to continue working there. I strongly advise anyone considering their services to proceed with extreme caution and thoroughly research alternative options.- 23rd Feb 2023 (1 year ago)Raphael was absolutely brilliant. We had a very tight deadline by which to get our house under offer and he got us a great offer by the deadline. He kept us updated throughout the process and he was really pleasant to our small children, making them at ease when there were so many people looking round the house. He did a great job and we are so grateful to him.
18th Mar 2024 (19 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

9th Jun 2024 (7 weeks ago)In a subdued market, Foxtons' model does give them the edge over their less proactive peers. Recommend Greg Nickson in particular, who can be relied upon to get a sale done within agreed parameters.
