The house market can be a stressful "place", so you really want to be supported by the right people ---and I am glad we had Jack helping us :)

3rd Jul 2026 (23 days ago)Our experience with Petty Son and Prestwich was disappointing, we will not use them again.<br>After viewing one of the Properties which has been advertised to be rented for a certain amount, I have received a email from the Agent that I have to make an offer, unfortunately because I was not able to offer more than the advertised price when I called and asked about the property, they keep using same phrase “we haven’t heard from The Landlord”i’m glad I did not get the property otherwise I’ll be paying more than I should!!!!

We were new to the UK and were having great difficulty getting anyone at agencies across the city to speak with us. Ben accepted us as walk-ins and allowed us to see several units. Ben was very communicative and worked hard to get our offers in front of prospective landlords.<br><br>Ben left such a great impression on us and were thankful for the hard work he put forth on our behalf.

He was fantastic at communicating with everyone and the vendor offering honest and transparent advice.<br><br>They say an estate agent's real work starts after the sale is agreed to keep all parties posted, and Philip did this brilliantly. We always knew exactly where we stood despite the complexities, highly recommend.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
13th Jul 2026 (13 days ago)As a first-time buyer, my advice is to independently verify every representation made by them during the buying process and ensure everything is reflected in your legal documentation.<br><br>My experience has been very disappointing. I received written assurances regarding the service charge before purchasing the property, but it has since increased from around £1,500 per year to almost £4,000 for a building with no gym, no concierge and no other premium amenities. This has had a significant financial impact. The service charge amount was a deal breaker for me.<br><br>I was also left with the impression that the transition from leasehold to share of freehold would happen relatively promptly. I completed my purchase in April 2025, and I am still waiting for the transfer to be completed.<br><br>Finally, I was assured by the representative from Bespoke that I would be able to replace the carpet with hard flooring, only to discover after completion that the lease prohibits this without consent.<br><br>Overall, I would strongly encourage first-time buyers to obtain written confirmation of everything, ask their solicitor to verify every representation, and not rely solely on verbal assurances by the agents during the sales process.

17th Jul 2026 (9 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.
