28th Mar 2024 (5 weeks ago)I had rented a property from Elliot and Oliver for 3 years. I had suffered all these years as 1. They never mentioned about property inspection before move in but once moved with in the first two months they started regular property inspections where someone would come and they take pictures of all the property including your personal belongings like clothes, you and your kids, your bathroom stuff what not everything. This is very very disturbing and I wanted to move out but because of small kids I had no other choice but to suffer. 2. For most of the repairs that either the ElliotOliver/Landlord are responsible, they put it on tenants forcefully. 3. They will try to take out entire deposit and threaten with their emails. To list I had many more but I am tired of this rental agency. This is very bad Elliot and Oliver. ******Reply to Oliver Bishop (Director of Elliot Oliver)**** Dear Oliver, Please find my comments on your replies 1. Its more professional if your team explicitly mentions to the tenants saying that property inspections takes place regularly for the property when tenants come to view the property rather than saying that its on agreement. I really can’t find this term in the agreement. I wouldn’t have rented if thats the case. But once we rent its difficult to move because of family constraints and had to stay even with the harassing property inspections. And these inspections are only to make sure tenants redecorate the property and give it like a new property to the landlords. Even the regular wear and tear are being shown as faults by tenants. There is absolutely nothing that these inspections benefit tenants rather than showing the tenants personal pics. I told your staff not to take pics of the utensils in the kitchen, my clothes bin in the bathroom but your staff were rude and took and posted the pics in the report. 2. Tenants don’t wontedly break anything in the property. Please have some empathy towards tenants and don’t use words like if only genuine repairs. Tenants only report if it’s genuine. I can give you an example- The property had mould issue no matter we open doors, windows and all the property gets infected with mould. When this is reported instead of fixing this your staff forcefully ask tenants to clean up the mould and repaint the property. This shouldn’t be tenants responsibility. Second example the chairs were aged and outdated with its skin peeling off. When reported your staff said they are perfectly fine to use. But during the end of tenancy your staff said chairs are damaged and are trying to make tenant pay for something thats not their responsibility. I hope these examples explain or do you need email proofs for these. 3. Your staff emails are threatening saying that they will take to court if not accepted to their deductions. Is this not threatening. Please teach your staff to behave professionally with tenants. Tenants are not staying in the properties for free. We are paying rent. Give some respect for that. Thanks
4th Jan 2024 (17 weeks ago)Rude staff who claim viewing a property is going to be a massive problem because you can't make one day and the tenant is a partner of G Herbert.. aren't we all busy? But I don't see how me being unavailable for one day means the property then becomes impossible to see.
15th Feb 2022 (2 years ago)Shelley provided us with an excellent service from start to finish. We had a property that was relatively easy to sell, but slightly complicated by the fact it was going through probate. Clear communication with potential buyers ensured that there were no slip ups with a slightly longer than usual sale process. We could have appointed other agents for a lower fee, but I think the coverage and marketing from Knight Frank ensured we maximised the sale price and even after any additional agent fees we likely received the best price we could. Also good work from Giselle the sales progressor in seeing it all over the line.
17th Jan 2024 (15 weeks ago)Really disappointing service from Martin & Co when viewing a rental property. No level of customer service. Lettings Manager didn't care that there were issues with the property, 'let as seen' attitude despite there being damage to walls and issues in the bathrooms, snagging issues throughout. Not provided any information on next steps or application process. Waste of my afternoon, having taken time off work to go and view the property.

Communication has been wonderful, and there was no hassle with arranging viewings. Her friendly approach is what made her stand out from other estate agents too - no question has been any trouble. I was fortunate that my house was only on the market for a week before a sale was agreed - but it was nice to feel we had trust in our agent - which made the process so easy. Claire has also kept in contact regularly throughout, giving updates and checking in, ensuring we have all the information we need. Would definitely recommend Oulsnam! Claire, thank you once again for all your help!
9th Nov 2020 (3 years ago)Nicol & Co delivered a fantastic service from start to finish. The channel of communication remained open from the moment we had our property valued by Robin to when we collected the keys at completion. They allowed us to view properties that were on their books but were not yet on the market and it was one of these that we are now lucky enough to call our home. It was actually Matt Nicol who was in the hot seat when we sold our house and it came as a result of him following up with previously interested parties after we decided to drop out asking price slightly. Once at the stage of completing legal documentation Nicol & Co sent an employee to our house to ensure it was done correctly, thus avoiding any delays further down the line. This was an unexpected bonus that was hugely appreciated. The sales progression team were exceptionally helpful and Odette was able to guide us through answering the inquiries we received from our purchasers and Coral ensured the solicitors were working towards the timeline we had requested. Nicol & Co were there to guide us at every step of the process and I would certainly recommend them to friends and family.

She has been proactive, easy to get hold of and responsive to problems.would definitely recommend. I bought the cheaper pay up front package where you show people around yourselves which worked very well for me and I believe it is better for viewers as you can give more time and know your own house so can give full information.

Andrea & Ed give you absolute dedication, expertise and professionalism throughout. Andrea gave sound advice on how best to present our home with an emphasis on attention to detail. Beautiful photography and drone footage really showcasing our property to its full potential. Our home was a unique combination of 16th Century, Edwardian and a modern annex. Andrea got to know us and the property and all of its quirky character and also the surrounding area. They gave us a realistic valuation which was £45K above the best of the other agents and sold it within days. By filtering the right people who would be genuinely intersted in our property. Andrea is always only a phone call away. On agreement of sale Andrea & Ed keep in close contact with everyone along the chain keeping us well informed as the sale progressed. If you are looking for an estate agent that will go the extra mile then Chocolate Box are the ones for you.

8th Apr 2024 (21 days ago)My sincerest gratitude to Tierney (Property Manager). Tierney has been my property manager for 3yrs now and I never had any bad experience with her at all. I totally have no clue about the technicalities of renting a house in the UK. All I know is, I pay, I keep the house clean and that's it. All other concerns such as maintenance, repairs and legal stuff are definitely not my areas of expertise. That's where Tierney comes in! Everything I need, any questions I have and all requests I have are all sorted out in a very swift manner. Tierney has an amazing customer service skills. She always gets things done, the way it should be and she communicates everything very clearly. I am so happy with Tierney and Leaders!
