21st Jul 2026 (14 days ago)I had an extremely disappointing experience with this estate agency and would strongly encourage anyone considering renting, buying or selling through them to think carefully.<br>After progressing through the rental application process, our application was withdrawn at the very last minute with little communication or explanation. We were then told that the landlord wanted to increase the rent. Despite agreeing to the higher rent to avoid losing the property, the agency failed to keep us informed of the outcome or provide any meaningful updates.<br>The lack of communication and consideration caused an incredible amount of unnecessary stress. We have two young children and had spent the weekend preparing for our move. We were around 90% packed and ready to leave, only to be left in limbo with no answers.<br>To make matters worse, I submitted a formal complaint about how the situation was handled, but no proper complaints procedure has been followed and no genuine attempt has been made to address or resolve my concerns.<br>I understand that landlords can change their minds and that not every tenancy proceeds as planned. However, the way this agency handled the situation was unprofessional, inconsiderate and lacking in basic communication. A simple update or honest explanation would have made a significant difference.<br>Based on my experience, I cannot recommend this agency. If you're looking to rent, buy or sell through them, be aware that communication and customer care may fall well below what you would reasonably expect.
31st Jul 2026 (4 days ago)Was with JM for 3 years . In my time with them they Have proven to be incompetent. No inventory just have poorly taken pictures. Switched tenant without my consent and they new tenants destroyed my house. No accountability.
30th Jun 2023 (3 years ago)In a word ((Scammers)) Why? They will over price your property rent. However, most do that then naturally one would have to haggle them down. Not sure if there is a landlord as it might be themselves pretending there is one! And if there is a landlord the landlord has no idea what these guys do!!!!! You have your contract fees which you pay every month. But then they try and scam all there clients with made up fees! Theses are normally around £40 they say it's for water and heating. However that is covered in your contract fees!!!!!! They pocket these fee if you don't pay it and tell them you will only pay what's on the contract then they can't do anything. If your building has parking and they also want that payment separate from your contact that is also a scam!!!!!!! Don't fall victim to these guys. If you have paid them these fees for years then get that money back. Take them to court if you must. However, don't let them get away with this bad practices!!!!!!

20th Jun 2026 (6 weeks ago)Very disappointing experience with Spectra Property and Services.<br><br>I had booked a house viewing for Saturday at 10:00 AM, which was later rescheduled to 11:00 AM after a phone call. The confirmation email clearly stated that the viewing slot was from 11:00 AM to 11:30 AM.<br><br>When we arrived at 11:22 AM, there was still someone sitting in a car outside the property. However, instead of conducting the viewing, we were told in a rude and unprofessional manner that we would need to rebook because we were “late.” This was despite arriving within the viewing window stated in the confirmation email.<br><br>The attitude and lack of customer service were extremely disappointing. The whole experience felt unprofessional and disrespectful of our time.<br><br>I would not recommend this company based on my experience.

Sophie went above and beyond to negotiate the best terms for me and all parties including landlord were happy to exchange. I was also in contact with Joe who assisted with all my enquiries. Very seamless experience that only took 3 weeks from the first viewing.
11th Feb 2026 (25 weeks ago)Absolutely shocking service. Ringing multiple trying to get answers, so many times the phone cuts off without answering. Emailing countless times without any aknowledgment. Leaving a young female Tennant with mental health in need of resolutions for the flat & causing health deterioration due to no heating in property since when we had snow this year. WiFi being down for weeks. Draft through bedroom window. Paying rent for a service not provided. She even travelled from Dudley to the Smethwick office to seek answers, to which they still haven't resolved. Much better when landlord managed his own property. I don't know how they've won awards if this is the service they provide to the masses.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Poor communication, lack of transparency, and no sense of responsibility made the whole process frustrating and stressful. I would not recommend this estate agent to anyone looking to sell – they caused more problems than they solved.
