Very efficient service, ASPS helped me to find a tenant much quicker and beyond my expectation, and ensured that all necessary paperwork was executed in a timely manner. 2nd Feb 2022 (4 years ago)Great experience moving in. Suitable properties were disappearing as quickly as they became available. The team at Biscayne sent me a video tour when I asked from Scotland, before I could get down. They were flexible about the date I collected keys. The property itself is stunning. Beautiful inside and well maintained. I hope more properties like this in Bradford are brought to market for people.
5th Aug 2026 (8 days ago)I rented a property with these quite a few years ago, it was absolutely riddled in mice like a massive infestation. At the time I was really young around 19 years old. I had 2 young children with me, one of my daughters was still crawling. I would have to clean daily so she didn’t come across any mice droppings. The kitchen was completely rotten like actually falling apart under the sink, the oven cooker was so filthy I had to clean it for 2 days before I cooked any meals, I painted the kitchen cupboard front that were all rotten and got my bond taken off me for what they said would be to replace the whole kitchen I had apparently ruined! Ha! Should’ve been replaced before I moved in it was that bad. The carpets where the radiator pipes were had been chewed from mice, I left to stay with my mum a few days as I was depressed living there and as I returned their was droppings in my actual bed. Absolutely disgusting service and I’m 28 now and have avoided ever renting anymore properties from them. Taken full advantage of a young single mum and her 2 young children, would they live in a place like that? Then have their bond taken after being left to live in an infested pit?! I don’t think so. I would avoid like the plague. Not to mention the bond they kept was never used for the kitchen and the place was rented out exactly how I left it to the next people, I actually visited them to give them the heads up and they were already planning on moving out. Funny that isn’t it. Horrible people, horrible landlord, corrupt selfish and heartless agency.
28th Aug 2025 (11 mo. ago)My experience with Hamilton bower was excellent. Friendly staff on the ball and very intentive. Sold my property very quickly. Della was especially helpful offering to help with filling in any paper work from the conveyancer I thought that was a nice touch.
6th Jul 2026 (5 weeks ago)I would rate negative if I could. Think Homes happens to be renting out a property adjacent to mine. The issue on their property resulted in cutting the water supply for my property for 3 full days now. The agency would not answer the phone "because people take rest at weekends", they would not return messages either. Eventually managed to speak to the admin person Adil who was not particularly helpful. The manager Asif Gul is not available and not returning my messages either. The attitude is atrocious, the level of not caring is second to none. Checked the company info on Companies House register, not impressive. Ended up reporting to the Environmental Health. Recommend to stay away.I do not think the business even cares about the reviews, just trying to warn potential customers.
3rd Oct 2024 (1 year ago)If there was an option to give 0 stars i would, housing union needs to step in. £120 cleaning charge for blue tack that was already there. Fined £200 in council tax as they failed to inform and submit student exemption, made me homeless twice, £60 fee each time to get back in. Their emergency line failed to work and blamed it on the network. failed miserably at looking after their tenants and all the young women in my flat were subjected to a creepy uncle. Unsure how any of them sleep soundly. The state of the flat was gross while promoting a weekly cleaner. do better

26th Jul 2026 (18 days ago)Hello everyone,<br><br>I want to share my experience with this company—if you can even call it an agency.<br><br>At first, they kept calling me. I ignored them several times, but eventually they convinced me to sign a one-year contract as a landlord so they could manage my property and find tenants. Since it was my first time renting out a property, there were a lot of things I didn’t know, and unfortunately I overlooked some important details in the contract.<br><br>They found tenants, but they rented the house out by individual rooms, which is not very convenient. Later, the person who had passed the referencing checks moved out and left someone else living there instead. As far as I understand, this is a breach of the tenancy agreement.<br><br>The tenants often pay late, but even when they do pay and send me proof of payment, the agency still delays transferring the rent to me. They ignore my calls and don’t respond to my messages.<br><br>I even went to their office, where I was told that someone would call me back within five minutes. They did call and promised to sort everything out immediately, but another week has passed and I still haven’t been paid. Now they’re telling me they will send me an email explaining what they are going to do, while they continue holding my money.<br><br>This has been happening every single month. I still have five months left on my contract with them, and I honestly don’t know how this will end. I have a feeling they’re going to cost me even more money.<br><br>At least it has been a valuable lesson, and my advice is simple: avoid this agency and choose a professional one that keeps its promises and does its job properly.<br><br>Hart Estate has been completely unprofessional in my experience, and I would strongly advise anyone considering them to stay away from them.. !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!I am updating my previous review because the situation has become even worse.<br><br>I still have not received the money I am owed. For June, I only received half of the payment, and for July I have received nothing at all. Nobody seems willing to take responsibility. Every time I contact the agency, I am ignored or one person blames another. I have been told that my case has been passed to the director, but nothing has changed.<br><br>This is not the first time this has happened. Around three months ago, my payment was also delayed for about a month. The director only contacted me after I said I was considering legal action. I was given an apology and promised that I would receive the money soon, but it is disappointing that it takes that much pressure before anyone responds.<br><br>I have sent multiple emails and have received no reply. I feel completely ignored.<br><br>I even offered to let the agency keep their 6% management fee for the remaining six months of our contract if they would simply end our agreement, but they refused.<br><br>At this point, I am considering asking my tenants to pay me directly instead of paying through the agency until this matter is resolved. My tenants have also expressed that they are unhappy with the service they have received.<br><br>I hope this issue is resolved as soon as possible, but based on my experience I cannot recommend this agency.

They were incredibly helpful, constantly kept us up to date with proceedings, and they made what is a very stressful proceedure much easier to cope with. We are so glad we chose Open House and would highly recommend them.

17th Jul 2026 (27 days ago)Please stay clear of this company. They are highly unprofessional and have no desire to stand by their own terms and work in a smooth and timely manner. They do not stay updated on any progress when working through a purchase of a property and do not act as if they want to get to completion within their own 60-day terms. I had two occasions on the same property when a mortgage valuation was booked in, and the Jack Senior at Let Property assured me the first would be completed. Once no one turned up at the property to allow access for the valuation, it had to be rebooked, and when I spoke to Jack again he assured me 100% someone would be there. But again, when the valuer arrived at the property no one was there to allow access. Also during the process it would take days, sometimes a week, to get a simple bit of info or just a return call from Jack or anyone at Let Property. They set 60-day completion terms, which I was happy to work to and moved fast on my side, but when they constantly delayed things, it got to the point nothing was moving foward. On top of this, they take a reservation deposit and will not refund it has we are past the 60-day terms even with the delays being their own fault. I would highly recommend staying clear and using any other company. I have found Pure Investor to be very professional, helpful and hardworking to make sure both the seller and buyer are happy and continue to get things moving forward.

3rd Aug 2026 (10 days ago)Hi everyone, I’m looking for help from landlords/property owners who may have dealt with Alphi Jacob Knight or Eric PVE Group in Manchester.<br><br>We handed our M1 apartment over to Alphi in July 2025 to manage a refurbishment and prepare the property for rental/ sale. I’m living away from Manchester and trusted them to manage the project and contractors on our behalf.<br>Unfortunately, almost a year later, the situation has become extremely difficult.<br>The property has been vacant for nearly 12 months. We have paid more than £40,000 in refurbishment-related costs, incurred over £3,000 in building management charges/fines following damage during the works, and lost a substantial amount of rental income.<br>D3 Group was introduced/appointed by Alphi to carry out the refurbishment, but when serious problems arose with the quality of work, delays and payments, we found ourselves caught between the different parties and there appeared to be significant disagreement over who was responsible.<br>Later, Eric/PVE became involved in managing/completing the remaining work. We paid approximately another £10,000 to PVE, but many of the issues we raised remained unresolved and we became increasingly concerned about the progress and quality of the work.<br>We have now terminated their involvement. They confirmed to us in writing that our keys and fobs would be returned, but we are still waiting for them – after 2 months.<br>We have kept extensive evidence, including emails, WhatsApp messages, invoices, payment records, photographs and records of the work and delays. We are now considering obtaining formal legal advice regarding recovery of our losses.<br>Has anyone here had experience with them, or a similar situation in Manchester?<br>I will report these to trading standards. But would appreciate recommendations for a solicitor experienced in property management/contractor disputes and advice on the best route for pursuing a substantial financial claim.<br>If anyone has dealt with the same companies and would prefer not to comment publicly, please feel free to message me privately.<br>Thank you — any advice would be greatly appreciated.

As the new kid on the block looking to get a presence in the Crosshills area, he went above and beyond, communicated well at all times and always responded promptly to enquiries. He was professional throughout despite dealing with some tedious characters and slow solicitors. We would thoroughly recommend him and his team.
