Looking back, I made the mistake of assuming that using the estate agent selling the property I wanted to buy would make the process easier and quicker. It didn't. What I didn't realise at the time was how much difference the right estate agent can make. That difference was Hannon Holmes. From the very first viewing, Gill and Naomi made me feel comfortable, supported and valued. There was no pressure, no sales tactics, just genuine people who cared about helping both buyers and sellers through what can be one of the most stressful experiences in life. One of the best things they encouraged me to do was meet the seller of my new home. At the time I didn't realise how valuable that would be, but it turned out to be one of the most helpful parts of the entire process. It gave me confidence in the purchase, meant I had someone I could contact if I had any questions about the house, and we've actually become friends. Throughout the purchase, Gill and Naomi kept me informed every step of the way. I never felt like I was chasing updates or being left in the dark. They communicated regularly, explained what was happening, and genuinely cared about making sure everything progressed as smoothly as possible. What stood out most was that they saw people, not transactions. They cared about both the buyer and the seller. They listened, they supported, and they always made me feel like I mattered. Buying and selling a home can be overwhelming. There are moments of uncertainty, frustration and stress. Having people like Gill and Naomi in your corner makes all the difference. They are professional, approachable, honest and committed to getting the best outcome for their clients. If you're looking for an estate agent that will genuinely have your back, I would recommend Hannon Holmes without hesitation. I only wish I had chosen them from the very beginning. 18th Aug 2024 (1 year ago)Very disappointed with our experience with Newton & Co. Poor customer service. Very difficult to get through to people when you really needed to, which created undue stress and frustration. Quite often we had to chase them up to get feedback following viewings.

Adele has at all times been polite and professional and allowed us to view the property we were interested in numerous times answering any questions and providing excellent advice as we proceeded to buy. She kept us informed of developments and provided a personal touch and we felt very confident in dealing with her.

Over the last 2 months I called around 10 times, but every time I was given unclear information. On my last call, I was told the property had already been sold without anyone informing me earlier. In my experience, the staff were not honest and the communication was very unprofessional. I would not recommend this estate agent and suggest others be careful when dealing with them.

I had communication issues and delays with my own solicitors, other solicitors and other estate agents but never with Colleen at Eric Clarke. She was proactive, helpful and went above and beyond to keep me in the loop and give other members of the chain a nudge when needed. Would absolutely recommend to others!

A huge thank you to all of you: the service you delivered was by far the best I've experienced, and I've rented through several letting agencies to date.<br><br>A special thank you to Will for his help with the move out process. He even came to the property to help me put up the curtains! And thank you to Roger for always staying on top of repairs and being clear and thorough throughout.<br><br>It was a pleasure to rent with you, and I most certaintly will be doing so again in the future.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

3rd Aug 2026 (8 days ago)Hi everyone, I’m looking for help from landlords/property owners who may have dealt with Alphi Jacob Knight or Eric PVE Group in Manchester.<br><br>We handed our M1 apartment over to Alphi in July 2025 to manage a refurbishment and prepare the property for rental/ sale. I’m living away from Manchester and trusted them to manage the project and contractors on our behalf.<br>Unfortunately, almost a year later, the situation has become extremely difficult.<br>The property has been vacant for nearly 12 months. We have paid more than £40,000 in refurbishment-related costs, incurred over £3,000 in building management charges/fines following damage during the works, and lost a substantial amount of rental income.<br>D3 Group was introduced/appointed by Alphi to carry out the refurbishment, but when serious problems arose with the quality of work, delays and payments, we found ourselves caught between the different parties and there appeared to be significant disagreement over who was responsible.<br>Later, Eric/PVE became involved in managing/completing the remaining work. We paid approximately another £10,000 to PVE, but many of the issues we raised remained unresolved and we became increasingly concerned about the progress and quality of the work.<br>We have now terminated their involvement. They confirmed to us in writing that our keys and fobs would be returned, but we are still waiting for them – after 2 months.<br>We have kept extensive evidence, including emails, WhatsApp messages, invoices, payment records, photographs and records of the work and delays. We are now considering obtaining formal legal advice regarding recovery of our losses.<br>Has anyone here had experience with them, or a similar situation in Manchester?<br>I will report these to trading standards.
