She clearly knew the market and the area to give us the best guidance to put in a successful offer on our new home. The building site was very restricted for additional viewings, but Emma was very cooperative for us to gain access, and for trades to arrange dates with her to measure up. Invaluable for us to have a successful and easy move. Thank you Emma, you really did make the difference to our purchase.

19th Apr 2026 (14 days ago)I would give them no stars if I could. There was a long list of issues that arose after a few years of using them as a letting agent. They used to be a very reliable small business but it appeared that they became greedy and couldn't manage the amount of work that they had taken on. During one tenancy, they allowed the couple that were renting my flat to sublet to another couple. Both couples caused significant damage to the property and left it in a disgusting state which Property Book told me was something to be expected. They didn't undertake any inspections during the tenancy. They allowed the gas safety certificate to run out. They took 48 hours to inform me of a serious problem with the boiler leaking leaving the tenants without heating or hot water. They then refused to travel to the flat to allow the emergency call out into the flat because they were in the Mersea office and couldn't be bothered to drive to Colchester. They charged me for 'repairs' but couldn't explain what repairs they were or which company had done them. During another tenancy, they lied about the tenants that moved in as their details and the amount of people who were renting the flat were completely different to who I had agreed to. I didn't mind but I couldn't understand how they could tell me that a couple were moving in but then it was a family of 5 who did. They released the deposit back to one tenant without providing any of the evidence to the DPS. They refused to give me access to the DPS account despite being asked on multiple occasions. I had to go to the Property Ombudsman and they were surprised at the compensation that Property Book offered me. Lastly, Lee who dealt with the letting couldn't even spell my name right. I'm sure there's more I can't remember.
1st Sep 2025 (8 mo. ago)I leave on 218 Harwich road 3 year ,was very old house, i let this house with Abbotts Property from Colchester, Manager from theare check with me this hoise before i leave and say everythig is the same how was before and hi does t see any reasson to take my money back from depozit, i leave i moving to Romania with my family and after 1 months this agency Aboots send my message i have to pay back 1600£ to change floor, toillet, garage door, etc so this landdor not coming any day in 3 year i spend my money to fix some things and now hi whany to clean and change floor with my money. So be aware with this agency!

We had already agreed a sale privately, meaning we had an admin-only deal, but our aims and timescale set a high bar which Dan didn’t hesitate to help us achieve and maintain. Great service, comms and advice, highly recommended.

This was a very emotional time for our family, having to deal with probate and sell our parents family home. Andrew, Dale and the team showed a tremendous amount of empathy and support. Their valuation was accurate, and there was never any pressure or hard sell. The whole process and support dealing with the solicitors and all the necessary paperwork was first class. If you are looking to buy or sell, I would have no hesitation in recommending Andrew and the team. First-class service all round.

Excellent service throughout the process, open and transparent and they responded quickly to an initial maintenance issue. I would highly recommend them as a tenant and would happily use them again.

If it hadn’t been for the fabulous Rachele Winn the chain would have collapsed several times over. Rachele, alone, relentlessly kept in touch with all parties, chivvying and chasing up loose ends, liaising with incompetent online conveyancers and ensuring that all sales were completed. Her tenacity, professionalism and cheerful approach are second to none. Well done and thanks Rachele.

What could have been a difficult experience was made easier by feeling able to ask lots of questions without judgement. Jess in particular helped me through to completion once an offer was made. She was always happy to help and kept me informed.
