Already booked the day off so fuming at the complete dis regard of this outfit. Completely unprofessional and extremely arrogant in my opinion!!!! Lesson learned!!!

14th Oct 2025 (1 year ago)Tried selling a flat with them and it was a drawn out and painful process. It lasted more than a year before it fell through. Going with their contractors and solicitors was the biggest mistakes I made in the sale. I thought if I went with their recommendations, they will facilitate the process, but no. One was dishonest and the other one completely incompetent. Stuart Edward was initially responsive, but then when run into problems months down the line, Lindsey stopped answering calls and the boss Stuart did not call back when messages left. I was left on my own to deal with all the technicality and mess. It was so horrible and stressful, I do not wish it on anyone. Two stars was being very generous as they were ok initially. I went with them because I wanted to support family business. Never again.

26th Oct 2024 (2 years ago)2 viewings one offer £40000 below asking price which was set by agent as realistic then they said it was probably too high. Also I take offence to their Facebook posts that state everything they touch turns to sold! When clearly it does not.

17th Apr 2026 (6 mo. ago)The valuation was great, the woman was lovely and photos were excellent. The communication stopped after a few weeks. The house was listed with 2 agents, when I did a viewing with the other party they said about how they'd tried to contact holbrooks and couldn't get through. I received a call about a viewing after no contact for weeks and told them the there had been an offer on the house and was sols stc, the woman rudely said you could have told us. I would have if there had been any contact! Overall wouldn't recommend them.

Selling a family home can be an emotional experience, but from start to finish, they made the whole process as smooth and stress-free as possible.<br><br>The team were absolutely fantastic throughout, always professional, friendly, approachable and helpful. Communication was excellent, and we were kept informed every step of the way. Nothing was ever too much trouble, and we always felt that we were in safe and capable hands.<br><br>What really stood out was their kindness, understanding and genuine care during what can be a difficult time for a family. Their hard work, dedication and professionalism made such a difference, and we are truly grateful for everything they did to help us through the sale.<br><br>We would highly recommend Langdales to anyone looking to sell their property. It is reassuring to find an estate agent who genuinely cares about their clients and goes the extra mile to deliver an excellent service.<br><br>Thank you, Langdales, for everything you have done. 20th Oct 2026 (13 days ago)Terrible experience trying to buy a property through Hive Estates. We were set on buying a Sandyford flat and ready to offer significantly above asking price, but there was a serious rising damp problem in the hallway, which they initially tried to hide when we viewed the property. It had been superficially patched so we asked for details on the diagnosis of the problem and any work that had been done. The estate agent who showed us round had zero information on the property, for the issue or more broadly. The wider team refused to share any further information, saying the owner of the flat had "no idea" what the issue was diagnosed as and what the work, and that there was no documentation because a "property manager had fixed the issue" not the owner.<br><br>They also lied initially. They said that the issue had only been fixed three weeks ago, hence the smell of damp throughout the property, but when we spoke to someone on the phone they said it was fixed 10 months prior.<br><br>We actually made clear that the damp wasn't a dealbreaker, and that we just needed to go round with a surveyor or even just a damp metre - they blocked us and wouldn't allow it.<br><br>Everyone we dealt with seemed fresh out of school and were winging it. I struggled to get in contact even when putting an offer in and had to ring multiple times a day.

14th Aug 2026 (11 weeks ago)We lived in a 3 bedroom house in Durham for over 3 years and Evenmore is one of the most incompetent and unprofessional companies I have ever encountered. I would recommend avoiding them as a letting company at all costs. We had multiple times things break and not only did they fail to communicate timeframes or expectations but left us in limbo without a washer or an oven for multiple weeks. They never told us the exact expectations for property inspections, but we thought we were doing fine when for two years our reviews never flagged any issues. Midway through our tenancy they changed who inspected the property and said we were failing to comply with the terms of the lease. They attempted to blame us even though these expectations were never communicated to us and our past inspections were fine. They even made passive aggressive comments to my wife about the house looking “disgusting” and “smelly.” We have two toddlers so that was the tommie tippie. This was a part of a pattern of making insensitive and unprofessional comments about us and lacked any care for us as the tenant. We got locked out of our kitchen and no one picked up their emergency line and so we had to wait for a day to get in our kitchen. Moreover, when we were leaving they scheduled appointments without our knowing and entered the home with prospective tenants while my wife was in the shower and our son was sleeping in his room. They blamed it on a technical error. They again, took no accountability for their own mistakes and unprofessionalism. When we exited the property we payed 400 in expert cleaners to come and clean the whole property. They took all of our deposit back saying they had to spend hundreds in house cleaning. They are only concerned to cover up their own failures to communicate and care for the tenant. If I was a landlord and knew how poorly they communicated with their tenants I would have serious reservations about using them to manage my property. Expats beware.

They listened to my needs, answered all my questions clearly, and made sure everything was sorted quickly and efficiently. It’s clear that they genuinely care about their customers, and I really appreciated the excellent service. I would definitely recommend them and will happily use their service again.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
