I would be extremely cautious of dealing with anyone within this business!
22nd May 2026 (28 days ago)We’ve been renting through Hotblack for the past year. The levels of service and communication have been outstanding. Estate agents often deservedly get a bad rap, this has not been the case here, Samantha J especially has been wonderful, highly recommended.
8th Apr 2026 (10 weeks ago)I used Lloyds to sell. When I terminated the contract due to lack of professional conduct (including changing terms of contract without prior agreement) and poor quality service, the owner of the business Patrick French would not leave me alone even 8 months after I terminated the contract. Contacting me unnecessarily to ask who had bought the properties in question despite it having nothing to do with him, helpfully pointing out that he could check land registry to find out who bought from me, threatening to take legal action for defamation if I chose to take my formal complaint to the ombudsman. I wish I'd never met this man - he has caused me no end of stress and caused major delays to me moving house and moving on with my life. Seems very amenable when you do what he wants but as soon as I stopped doing what he wanted, he wouldn't leave you alone. Luckily I found estate agents who did the job properly but only after suffering through what this man put me through for nearly a year.
17th May 2026 (5 weeks ago)Have dealt with Look for 30 plus years, as letting agents for an HMO & in all honesty, never had a bad experience. No none payt. & very pleasant tenants. The recent house sale went very smoothly & the consideration with which Look dealt with the tenants was reflected in their being obliging during a process that had no advantage to them.
23rd Mar 2026 (13 weeks ago)We worked with this agency during our home purchase process in 2025. Throughout what is already a stressful experience, there were far too many unknowns left unaddressed. More concerning was the consistent gap between what was communicated to us verbally and what ultimately came to fruition. Beyond the factual inconsistencies, the manner in which we were dealt with - both in face-to-face meetings and over email - was dismissive and lacking in constructive communication. We did not feel respected as clients, and the tone used toward us on multiple occasions fell well below the standard of professionalism we would expect from anyone in this industry.

He helped us throughout the entire process and was always attentive and available. Finding a flat in London nowadays is incredibly difficult, but with his help, everything felt much easier. After previous experiences with agencies that often ignored us, this was a genuinely positive experience.

David has demonstrated a 'get stuff done' energy I can only dream of having, as well as real market experience and knowledge that he will honestly communicate in a responsive, but sympathetic, manner. Could not ask for anything more in an agent, above and beyond the call of duty, if only all businesses worked like this.

From the initial valuation right through to completion, the entire team was professional, knowledgeable, and completely dedicated to getting the best result. What impressed me most was their communication. I was kept updated every step of the way, and they proactively managed the legal chain to ensure everything stayed on track and stress-free. He has been involved from the outset, when he first showed us the flat, and has remained consistently engaged throughout, always included in communications and clearly overseeing matters with care and attention. The flat itself has also been excellent, which has made the whole experience all the more positive. Now, two years on, we’ve just completed an inspection with Mas, which was handled in a professional yet relaxed and friendly manner. It made what can sometimes be an uncomfortable process feel straightforward and at ease. It was also striking that he remembered small personal details about us, from meeting family members to our hobbies, something that is quite rare and much appreciated. He has always been flexible with timings and accommodating of our work schedules, which made a real difference. The wider team have also been excellent, responsive, professional, and knowledgeable. Overall, the experience has been smooth and stress free, and we would highly recommend them.

He sold our flat quickly, but when our first buyer fell through due to mortgage issues, Adrian helped us pivot to the auction route, explained how it all worked and guided us through our options. Even now, after the sale, he's still helping to coordinate logistics with our buyer which has been very appreciated. It's been a rocky road at times but Adrian has been a consistent, supportive presence throughout. Thank you Adrian! :)
