6th Sep 2026 (6 weeks ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

28th Aug 2026 (7 weeks ago)I have recently moved out of a flat managed by Elms, but wanted to leave a review to flag the great experience I had with them. My point of contact throughout was Nasim, he was always very responsive to any issues I had, making sure they were quickly dealt with. A massive difference from other agencies I’ve had to work with as a tenant in the past.<br><br>Nasim also helped to quickly get me rehoused after an issue in another flat I had been renting, finding me an available property within a day of being told I’d have to move out. Couldn’t recommend them highly enough if you’re looking for professional, responsive, and friendly letting agents.

It was a long and sometimes complicated process, but the team were professional, helpful and supportive throughout. I really appreciated their communication, patience and willingness to step in, follow things up and help keep the sale moving forward whenever needed, particularly during the final stages. Buying a home can be a stressful experience, but having a team that is approachable, responsive and genuinely willing to help makes a huge difference. Thank you to the whole team for all your help and support. I’m now happily in my new home with the keys in my hand! ???????????? Highly recommended!

However Gabriela was amazing from start to finish. She completely put me at ease and went above and beyond to answer every single one of my niggling questions with a genuinely happy and helpful attitude.<br><br>The team's dedication didn't stop at completion either. When the movers accidentally left a few items behind, Gabriela actually came down and helped me sort it out when she easily could have left me to handle it myself. To top it all off, after completion, I received a thoughtful card and a goody bag full of lovely treats from Gabriela which was such a sweet personal touch.<br><br>If you are looking for a dedicated, professional, and truly goes-above-and-beyond estate agent team, I couldn't recommend them more!

Any issues are dealt with smoothly and stress-free. All members of the team (Diane, Russell, Paul, Lenka and Mitchel) are professional and friendly and I’d wholeheartedly recommend them to others in the area.

21st Sep 2026 (25 days ago)called them on 3 separate occasions post moving out of a property and getting deposit back, every single time been told the admin team are ‘not at their desk’ and no manager seems to be available either? Does noone actually work at this company during working hours? Poor customer service, cant speak to anyone ever no matter what day or time it is.<br><br>Also their staff have no compassion or empathy to their customers after getting burgled in one of the properties they manage<br><br>Oh and still dont have the deposit back after 21 days of moving out, despite new tenants moving in 24 hours after we left.

From the first meeting his attention to detail and professionalism was clear and this continued at every stage - from the quality of the online listings for my flat, proactive communication and project management of the process to a successful sale in line with the timeline and asking price I had in mind. It's a stressful process but was made infinitely smoother with Chris' help and expertise.
