8th Oct 2026 (22 days ago)Amanda at Abode was so helpful , friendly and informative from the start. I also had dealings with Lynn, Ann and Rachel who were also very helpful. I would recommend Abode as an Estate agent as staff were always accessible by phone or email if we had any queries.
15th Jun 2026 (20 weeks ago)This company took over the running of my apartment 2 years into my tenancy. They failed to carry out any maintenance of issues that I reported to them, beyond sending somebody out to look at it and make a note of it. However, they also managed to bump up my rent 3 times in the 3 years of them taking over my tenancy, before telling me that the apartment was now going up for sale. Of course, they then decided to with hold £540 of my deposit, for apparent 'Cleaning'. Yet 24 hours afterwards they had sent work men to completely rip up the floor, repaint the walls in a new colour, and rip out all of the unites. So, I feel like I have been charged for the refurbishment of the apartment as to increase it's likelihood of selling . As the apartment was left in exactly the same state as I found it, bar the few items I failed to move out. Good luck selling the apartment because Soho has extended right under the flat and thus the entire apartment vibrates at night. While every other week there's sewage dripping through the ceiling into both the corridor outside, and the apartment itself.

I shouldn't have worried.<br>On both occasions he has been friendly, efficient and very professional.<br>I have no hesitation in recommending their services.

She was professional, supportive, and kept us informed every step of the way. Her communication was excellent, and she managed any issues calmly and efficiently. They are very professional, they respond to emails and inquiries quickly and offer a very personal service. They also ensure that any repairs are addressed as soon as possible. They are a pleasure to deal with!

13th Oct 2026 (17 days ago)This is a review of my experience trying to rent, not of renting through the agency.<br><br>Over the past month, I've had quite a few experiences with random agents, and my experience speaking with Collby was one of the best.<br><br>What I personally appreciate is the transparency around the room/house - he doesn't pretend everything is perfect; he lets you know how things are.<br><br>And when asked questions about the property etc... you get straight up answers, and they are always replied withing the same day - unlike with other agents that beat around the bush and avoid hard questions.<br><br>And all of my questions were answered, in contrast to other agents at different companies, which usually try to fit you in their little sales funnel with their little form that usually makes no sense.<br><br>I ultimately didn't rent because the position of the room in the house wasn't right for me, and the second room had a roof window rather than a window in the wall.<br><br>And although I haven't rented through the agency, based on my experience with Collby, I would give them a shot and see how the rental would go.

As I was out of town during the sale, they went out of their way to help by arranging cleaning and resetting the electric meter. They gave honest advice about not spending money on unnecessary improvements and always responded to my emails promptly.<br><br>A reliable, helpful and professional team who made the whole process much easier. I would happily recommend them.

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
27th Aug 2026 (9 weeks ago)Very disappointing experience.<br><br>I had a valuation appointment booked for 9:30am today. I arrived on time and waited, but there was no confirmation prior to the appointment and no communication to let me know that the agent was running late or unable to attend.<br><br>After waiting around 20 minutes, I called the office/agent myself, but the phone rang out and nobody answered.<br><br>I appreciate that delays can happen, but if you are unable to attend an appointment, I would expect the courtesy of being informed. I had specifically made time for this appointment and unfortunately the lack of communication has left a very poor first impression.<br><br>I was looking for an estate agent I could trust to handle the sale of a property, and based on this experience I will be taking my business elsewhere.

James is all friendly when it comes to wanting to sell your house and get your money but as soon as the sale has gone through and the buyer has an issue with the house they are no help. They are telling me I am going to court because of a dirty house and I will be paying all of the legal fees because he thinks my house was dirty. The house was not dirty, if the house was not up to the buyers standard then I don't feel I should be paying for the house to be cleaned professionally, that is their opinion and if they want that then they should pay for that. I fell very unfairly treated and being threatened by James and Candor that I am going to court regarding this feels like I am getting bullied into paying for something I don't need to. James and the team will come across all nice and helpful while they want your money but as soon as you are done they won't be all nice and helpful anymore. Do not trust and stay far far away!!
