Worst experience I've ever had renting. Expensive and it took months for repairs in the flat. Nobody acknowledge our issues and when they finally sent someone out they didn't have the parts to fix the issues. 2 months after leaving the flat I'm still waiting on any news about my deposit or the refund I was supposed to get because we moved out early and they moved someone else in. I'd try steer clear of this lettings agency if I were you.... Read more

The worst customer service we have ever received, this place really is a joke of an estate agents. We had rented through City Residential for a year with no problems, then our landlord decided to change to Reeds Rains City Residential Liverpool in Dec 2015, and that when all the problems began. We received a letter notifying us that we were late on the payment, we advised them that we wished to keep the payment on the same date as at our previous estate agents and the payment was not late as we paid on a later date, they said they would change this date. The next month we received another letter advising us the payment was late, yet again we contacted them- and no payment date change had been made, they also complained about the lack of reference number on the direct debit details we made yet me never received any correspondence from Reeds Rains to let us know this reference number? We then received another letter, stating that we had completely missed a months rent- which we hadn't. It then took 2 months of phone calls- and the same answer that they will get in touch with the accounts team and call us back- of course they never did, time and time again. Despite bringing in proof of bank statements to show when the money was transferred and also a statement from our previous estate agents that all our payments were up to date up until we were transferred over, they were unable to give us an answer. Finally after two months they then agreed that a mistake had been made on their part and we was up to date. No apology. We then had constant inspections every 3 months- which we found utterly unnecessary having two a year with the previous agents. It was also laughable that when the inspector came around he complained that we hadn't replied to an email that he'd sent to arrange the inspection and then had to call us, yet at the end of the inspection he slipped up by asking for our email address as he didn't have it? After another year of living in our flat in Liverpool City centre we decided to move a little further out. We saw a few potential places, two of them being with Reeds Rains, my partner wanted to look elsewhere but we decided to give it a chance. We organise a week in advance on a day we were both off work to go view the place, we waited 20 minutes- no sign of the agent- we called and they said he'll be there in 10 minutes- but would be like to re-arrange- we said no we'll wait- they seemed annoyed at this. After waiting 45 minutes the agent turned up. Gave a half hearted apology, then attempted to show us the property- he started going up the flight of stairs until we informed him that it was in fact a ground floor apartment that we'd come to see, he also didn't know which door was the flat we were going to view? It really was a joke. After this experience, I then cancelled the other viewing, to then receive a phone call on the day of the cancelled viewing to ask where I was? When we finally moved out and gave 1 months notice we received no confirmation that the email had been received, which lead to another phone call. When we moved out we were again accused of missing a payment. It took another month after we'd moved out to get this sorted. So of course our deposit was then delayed being refunded by over a month. All because of the complete incompetence of the staff. The place really is a joke and I really don't know what they do all day in this branch, as they're clearly not returning phone calls. We were also in a group email with our landlord to sort out the 'missed payment' which he agreed we didn't owe, and he was complaining also about their lack of correspondence and action taken on getting the flat advertised for new tenants. We had nothing but problems with this agent and it has been a breath of fresh air dealing with our new estate agents as 1. they answer the phone and 2. they do things when they say they will!!!!!... Good food, reasonably priced, nice staff. Had the breakfast, which was lovely, it could have done with more pudding and the option to buy a side of chips would have been great but over all the food was of great quality and the venue was clean and well kept. Background music playlist was jazz covers of modern pop songs (very cool) I also left a sum of money behind me and i returned an hour later, staff had put it away in the safe for me. Thanks guys... Just been in today, it's busy. However at least 4 free tables outside. Tried to get a table and told they're reserved for people that are eating. We stated we may be eating, dependant on what was available and price. They wouldn't seat us unless we committed to eating. Asked to see a menu and they pointed us back to the entrance to the one on the wall, meaning we'd have to queue again. Rather give our money to someone that deserves it.... Read more

I got to know yieldit through an associate who assisted me in identifying an investment property to buy. I found the staff members to be very professional and responsive especially Sophie Willis who was of tremendous assistance to me being a non resident investor. I put my property on the market with this company, within 2 months I had 3 different people managing the sale, not one of them gave updates and required my chasing of them. If you’re looking to sell your property quickly at a price you would like then don’t contact these guys. They will however sell it if you are willing to put it on for at least 20% less than what you would like to receive.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
