12th May 2026 (6 weeks ago)Initially found the team to be professional, knowledgeable, and very helpful prior to signing the contract. However, the experience deteriorated quickly afterward. Communication has been extremely poor and often unresponsive, with commitments made that were not followed through. Overall, the service has felt disorganized and significantly below expectations for a letting management agent. The property continues to be shown in its current condition, which raises questions about their standards and oversight. Additionally, their knowledge of the local area appeared limited, which further reduced confidence in their ability to manage effectively. Based on my experience, I would not recommend using them for lettings.

19th Mar 2026 (13 weeks ago)Poor experience with this letting agent, not helped by the tightest landlord (Kate) who wouldn't pay for repairs to be done in a timely manner, leaving our family in tricky circumstances more than once. When they do eventually send someone over to complete the work, it'll be done shoddily. I hope that £43 you managed to claim back via the DPS versus the nearly £800 you asked for is helpful :) To any renters - be under no illusion, the letting agent works for the landlord and is not there to help you in the slightest. This specific letting agents manager will suggest you scrape and replaster the bathroom ceiling (which was poorly maintained by the landlord) yourself "to make the house your own".

This may have been due to us but we felt later on that they did not qualify the potential buyers very well and we also had to chase them at times.- 30th Dec 2025 (25 weeks ago)We brought a property from This Estate Agent - which was a 3 bedroom Bungalow- in the Skegness area- the Bungalow- nothing worked in the property and we had to spend a lot of money- upgrading the property- about 3 years ago We asked for a valuation on the property- This person who came out - was very rude and he criticised our property- as we had do a lot with upgrading the property- such as the garage was a other room - we had to strip the this room - as it did not fall into the council structure and standard- this Person- Mathew Holland - did not criticise the property- when he sold the property to US - this person is very rude and I would not recommend him or his services.

21st May 2026 (30 days ago)I couldn’t fault either of the agents that have helped me, Danni was amazing from the get go, at the viewing she made me feel at ease instantly, she listened to my needs and has helped me every step of the way, I couldn’t fault her and I feel it wouldn’t of gone so smoothly if it wasn’t for her, when Danni was unavailable Jess help me who in turn was amazing too, I really appreciate everything that has been done for me and my daughter, I would highly recommend anyone who is looking for a property to speak to Danni, thank you guys you have been fantastic.

I'm a first time buyer so was just putting up with it at first, but everytime I look elsewhere for understanding I find out just how much this agency is not working in line with normal expectations. They provide no information then chase you as if you're a nuisance. Information from them doesn't match up with what I get from my solicitors. The entire process has been much more stressful than necessary and I'm ridiculously disappointed. I have family moving up North and with how bad this process has been I'm at a point where I would encourage them to miss out on great properties just to avoid dealing with Lovelle Hykeham

They kept me informed at every stage, responded quickly to any questions, and handled everything with great care and efficiency. Their dedication to providing outstanding service really stood out. I would highly recommend King and Co to anyone looking for a reliable and trustworthy estate agent!
20th May 2026 (4 weeks ago)Edit- The attached is the current situation at an Eddisons property on Swan Street. Eddisons 'do not wish to spend such sums' on a BIN so there are overflowing bins all around the entrance, bags being torn open by animals and residents can't open ground floor windows as it lets flies in. Eddison's suggestion? I'll send emails asking people to keep rubbish in their flats until before bin day, and people don't as they want rubbish out of their homes. So the rubbish in the street. No lack of urgency or rigour in response. Eddisons response below is 'I suggest you contact your landlord.' The 'landlord' response is 'we do not represent all parties so we cannot do anything regarding the shared areas which is up to Eddisons.' As the attached proves, Eddisons are the management company.

13th Aug 2025 (10 mo. ago)From the first time we meet Charlotte we was really impressed we felt she very friendly and had our best interest in mind she gave us the confidence to sell our property and look for a property that was more suitable for us. We are now much happier in our dream property that we would never have purchased if it was not for Charlotte giving us some confidence. Claire who we never meet but was just has friendly and kept us up to date on how sale was going and chasing solicitors etc. We are glad everything worked out in the end and would definitely recommend Charlotte and Claire to any body buying or selling Michael/Alison Whelan

We knew immediately that Jason was exactly who we needed to manage the sale of our house. He was phenomenal from start to finish, went above and beyond numerous times, was dedicated, tenacious and professional throughout. 28th Mar 2026 (12 weeks ago)I was purchasing a property through Paul Fox and throughout the entire process, including both solicitors failing to communicate and progress, Sharna at Paul Fox was the only one who was proactive, communicative, helpful, and supportive. Getting both of the solicitors to actually communicate properly was like watching two Roombas attempt to knife fight, and Sharna honestly kept me sane. If I decide to sell in the future I'll be using Paul Fox without a doubt.
