15th Sep 2026 (11 days ago)Our experience with Moon & Co was appalling<br><br>We rented St Christopher's House on Bulwark Road, Chepstow through Moon & Co for less than 10 months. After around eight years of renting, we have never dealt with a letting agency or landlords whose conduct we considered so unscrupulous.<br><br>A few examples of what we experienced:<br><br>1. Contract terms added after paying the holding deposit: We were given a draft contract before paying the holding deposit. However, the final contract and an additional addendum containing extra terms were only sent after we had paid the holding deposit and just four days before moving in. By then, we had already given notice on our previous home and arranged the move, so we felt we had no realistic choice but to sign.<br><br>2. Antisocial behaviour: Before renting, I specifically asked Jon about the area because I had noticed rubbish and a damaged gate. I was reassured that it was nice and quiet. Once we moved in, we discovered people regularly gathering between the house and the church in the middle of the night to drink, shout and fight. Bottles and rubbish were thrown into our yard, people entered or crossed through the property, parcels were stolen and children repeatedly hit our cars with footballs. On one occasion, a chair was thrown into our yard and landed centimetres from my car. It eventually became serious enough that we reported it to the police.<br><br>3. The property itself: In our experience, the house and its fixtures were old and poorly maintained. The house creaked considerably at night, cracks started appearing in the walls, and we had persistent mould and water coming through the ceiling. We bought three electric dehumidifiers and ran them constantly, as well as using moisture absorbers and regularly cleaning mould from the bedroom walls.<br><br>4. Known shower problems: We moved in to find one shower completely non-functioning and the other unreliable. When the landlords attended, they told us they had previously put a piece of plastic inside the leaking shower to stop the water coming through. They said the property had previously been up for sale. Once the plastic was removed, the shower leaked continuously and took almost four weeks to be properly repaired despite repeated chasing. When my husband contacted Moon & Co about the continuous leak and wasted water, Josh responded with words to the effect of: “But does it work? Can you shower? Then what’s the problem?”<br><br>5. Photographs taken inside our home: During an inspection, Josh took photographs throughout our home without asking us first. We had not been told beforehand that photographs would be taken, and our personal belongings and family photographs were visible.<br><br>6. Monitoring and our belongings: The landlords repeatedly drove past the property and reported things such as where our cars were parked. Meanwhile, we could not access belongings we had stored in their shed, at the landlords’ suggestion, for around six months despite repeatedly asking Moon & Co for help. We ended up spending money replacing things we already owned but could not access.<br><br>7. Conflicting information: Jon initially told us the occupation would be for 12 months. After we moved in, the landlords told us the house had previously been for sale but had received no interest, so they had decided to rent it “for the winter”. We were later told that the landlords “needed to move back”, while also being informed that our rent would be increased.<br><br>8. Deposit: We returned the keys a month ago and our deposit still has not been returned. I wish I had read the reviews beforehand, as another tenant described waiting two months for their deposit to be dealt with and also named Jon as the person handling it.<br><br>Throughout our tenancy, problems were repeatedly dismissed, ignored or required endless chasing. We have now submitted a detailed formal complaint to Moon & Co, supported by emails, photographs and other evidence. We intend to take the matter further to The Property Ombudsman and the relevant regulatory bodies if it is not properly resolved.
3rd Jul 2026 (12 weeks ago)Archers Chepstow have not been transparent in their dealings with me as a buyer. I think they fail to understand that most agents factor into their valuations a knowledge of and the cost of remedial works required on the purchase of a property and represent these in the asking price, where this company expects the purchaser to discover - or not - critical defects on survey but not allow negotiations for these in an offer price put forward. You can argue they staunchly represent the seller with this stance to the buyers detriment? But without buyers who are treated with transparency and respect (note the sales negotiator) their clients will not sell and buyers pull out as in my case. We will go elsewhere as they’re many ethical transparent agencies and good properties out there.

The staff were always easy to contact, and the landlord was also very friendly. Any issues we had were addressed promptly. Highly recommend them to anyone. Big salute! ??????

We have no complaints about the branch team at all.<br><br>Unfortunately, our experience with the sales progression service was very disappointing. Communication was poor, emails often went unanswered and we regularly had to chase for updates ourselves.<br><br>Completion was also poorly handled, with our purchase agent contacting us first to tell us our sale had completed.<br><br>We emailed Peter Alan afterwards to explain our concerns, but we still haven't heard anything back from the sales progressor, which is particularly disappointing.<br><br>It’s a shame, as our experience with the branch team was very positive. However, based on the overall experience, we wouldn't use Peter Alan again and would be reluctant to recommend them.<br><br>Thank you again to the branch.

The seller's agent is doing their job, but their job isn't protecting you — so going in, I expected to be navigating most of it alone.<br><br>That changed the moment I started working with Hannah Le Sueur. From our very first conversation, it was clear she was in my corner. She took real time to understand what I was looking for, and rather than just throwing listings at me, she fine tuned her sense of it with each conversation — narrowing in as we both got a clearer picture of what would actually work for me.<br><br>That process led us to a flat that turned out to be exactly the kind of character and space I didn't know I was looking for. Hannah then helped me negotiate a deal I honestly didn't think was possible, pushing for terms I wouldn't have had the confidence or market knowledge to ask for myself.<br><br>Compared to every other property experience I've had, Hannah Le Sueur made this one feel completely different — supported, informed, and genuinely on my side from start to finish. If you're buying in London and want someone who will actually fight your corner, I can't recommend her highly enough.

His professionalism, friendliness and extensive knowledge of the locale was second to none. James and Sara kept us informed every step of the way via a WhatsApp group. It was fantastic. The property sold and completed within 3 months which is incredible in this climate. Once it had gone under offer Sue at HQ kept us regularly updated with progress. A 5 star experience and we wouldn't hesitate to recommend .

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

The property was a little off the beaten track and part of a managed estate, so it was very definitely a bit of a niche market.<br><br>Ian took on board our thoughts and ideas whilst expertly guiding us if they were a little unrealistic. With that he created a very impressive online brochure. Once sold, it was mainly Clare who kept us in the picture and endeavoured to make sure that all the other agents who were involved were on track. House and Home worked for us and we would have no hesitation in recommending them.
