11th Sep 2025 (1 year ago)After deciding to move to a family plot, we engaged with Sworders, who we have used many times before, for planning advice for a replacement dwelling. After getting some initial stellar advice from Clare Hutchinson, I was introduced to Hazel Izod who had only recently joined Sworders. As a former planning officer, Hazel immediately gave me confidence with her very detailed knowledge of the planning policies and laws but also understands the perspective of the planning authority, therefore providing solid and balanced advice to achieve our aims. Hazel expertly guided us through the process, helping us to overcome obstacles, explain concepts and I felt truly brought into our vision, becoming a strategic partner with us on this very personal and important journey. Whilst others may be well versed in the policies Hazel can interpret them with a practical and pragmatic approach, ensuring all elements are considered (including taking the likely views of the planning officer into account). Our application was successful on the first submission, and I have no doubt that this was largely down to Hazel’s expertise and input. We have subsequently instructed Hazel on various other planning applications (or preparation work) and have had the same impressive and responsive service. With one application, for a car port, the application was initially turned down due to the land we proposed building on being considered “open Hertfordshire countryside”. Within days of the refusal, Hazel had prepared a detailed and comprehensive appeal for the application, and the refusal was overturned. I have recommended Hazel to everyone who has asked me who I would recommend for planning advice, and she is literally on my speed dial when anything planning related comes up.

I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service

Selling a property can be stressful, but Peter made the entire process smooth, straightforward, and even enjoyable. He was professional, knowledgeable, and genuinely friendly throughout. Nothing was ever too much trouble — he consistently went above and beyond at every stage. Whether it was keeping me updated, answering questions quickly, or handling unexpected challenges with total confidence, he exceeded every expectation I had. What really stood out was his dedication and work ethic. He didn’t just do his job — he truly cared about getting the best possible outcome for me. We found that they were very professional, kind and helpful throughout whole process, Cairen especially! Active visits site allowed all parties to track the success or otherwise of the buyers visiting our house and double check for any issues they may have wanted to highlight. Happy to report this agent is very good at answering the phone and getting back with answers to any query they couldn't answer promptly. Our reps were Robert and Peter. They have progressed our sale very well.

From keeping me up to date with what is going on with the sale, solicitors to answering any and all questions I have had. Cannot recommend them enough, if I had to do this all again I would 100% pick Haart!

The team were friendly, approachable, reliable and easy to communicate with, and they were always accessible whenever we needed assistance or clarification.<br><br>A special thank you to James and Greg, our sales consultant, who was extremely helpful, professional and supportive throughout the process. Communication and follow-up made the transaction much easier and gave us confidence that things were progressing as they should.<br><br>We particularly appreciated the team's regular follow-ups and proactive communication. They were always willing to help and kept the process moving, which made what can otherwise be a stressful property transaction considerably more manageable.<br><br>The only minor area where I felt there could have been an improvement was at the point of completion. Although we were provided with the keys, it would have been even better if a member of the team had accompanied us to the property and walked us through the house. 27th Sep 2026 (5 weeks ago)Michael Graham have gone above and beyond in helping our family find a new home, and sell our home.<br><br>They sold our house to us originally so we went back to them when we wanted to sell and move.<br><br>Phil, Liz, Pam, Jaqs, Caroline, Daniel - everyone we dealt with at the Hitchin office were very professional, honest, knowledgeable, responsive and always lovely to deal with.<br><br>It’s been a long journey for us trying to sell our house, with the backdrop of a turbulent economy and booming house prices in Hitchin, but they stuck with us, and remained patient, even when we weren’t! We never felt like we were being sold to, and always felt as though the service and advice we were given was personal and specific to us.<br><br>Phil and Liz provided us with a lot of extra market information, beyond what they needed to, in a very consultative way.<br><br>Daniel, Pam and Jaqs were excellent at showing people round our house, always arriving early for the appointments and really taking the time to know all the small facts about the house so they could give the best viewings. Caroline was brilliant at keeping the sale transaction moving along, letting nothing sit still for too long.<br><br>I can’t recommend Phil and his team enough, and I wouldn’t hesitate to use them again.

5th Aug 2026 (13 weeks ago)One call undertook a complete refurbishment of my one bedroom flat - new kitchen, bathroom, lights, doors, plaster work, redecorating. Super reliable and high quality job pretty much on time (the heatwave slowed work a few days which is understandable). No nasty surprises when a couple of unavoidable issues popped up and I made a few new choices - I was always fully aware of cost and timetable. Highly recommended.

The service I have received has been outstanding and I am impressed with the “due diligence” they have undertaken. Giving the changing legislation affecting landlords, I feel confident that IW Estates will ensure compliance with the law. I also expect that my tenants will have confidence that issues arising with the property they are renting will be dealt with in a timely manner. My point of contact is Ellie Smith and she has been outstanding in terms of advising me, creating new tenancy agreements and meeting my tenants. I know that she is supported by others in IW Estates and my thanks go to them as well as to Ellie. In summary, in my view, a highly professional Company who do everything “by the book” and deserve to do well in the highly competitive lettings business.
