20th Oct 2025 (24 weeks ago)Used Ashtons as was a prospective buyer of a property they marketed. Not so many issues with the office but the sales progression team were always quite slow to respond and could never get through to the assigned person to my case. Additionally used ashtons to sell my property and I feel compelled to share my deeply disappointing experience. The problems began immediately. The agency provided an initial valuation to secure our business in July, only to suggest a £25,000 price reduction after just one week, admitting there was no interest. Despite agreeing to the reduction, it did not correlate to an increase in activity which would lead to questions around marketing and resource as Ashtons list a lot of properties. By September, they had only managed to secure two viewings. We received absolutely no feedback from either of these viewings, despite requesting it, leaving us completely in the dark. Lastly thier fees are quite opaque and if youre new to selling read through everything very carefully. In the non flex fees there are baked in withdrawal fees that ensure ashtons get paid regardless if they sell or not. Which gives them little incentive to really push your property in my opinion. The alternative is you pay money up front to them to sell your property which is preposterous. Fundamentally all the agents use rightmove to market your property and that's where most people go to find houses. In summary: an inaccurate valuation, negligible effort, a complete lack of communication, and a devious fee structure designed to charge you even when they fail to perform.

2nd Nov 2025 (22 weeks ago)I don't feel they really put any effort into trying to sell our property. The quality of the pictures and listing was not up to scratch. We had to chase for information a lot. I regret choosing them.

On both occasions we found them to be very efficient and pro-active in preparing for putting the houses on the market, then finding us viewers and guiding us through the sales process. They made it effortless from our point of view. Very highly recommended.

14th Jan 2026 (12 weeks ago)So good for so long as a landlord, efficient and helpful. Then it went wrong when difficulties with tenants leaving when I needed to move back in. Feels like the tenants are priority and no attempt to use the accelerated process available, with everything on go slow. If I'm cynical , is this because they are still receiving rent and so earning fee which will stop when I get the house back? Currently feel I have no option but to take over eviction process myself. If you go with them, don't bother with paying for them to deal with evicting tenants, just do it yourself.

Hayley did my onboarding and patiently took the time to explain the new laws and the landlord onboarding process in depth. Communication is top notch. The team managed to find me a high quality tenant during the Christmas period which is traditionally a difficult time to look for tenants. A very organized, professional and friendly team to work with.

15th Jan 2026 (12 weeks ago)Our experience renting from Alexander Bond has been brilliant. The move was organised quickly over the Christmas period and there was no problems at all. Conor was extremely helpful, even in some rather difficult circumstances. We broke down on our move in day but he remained available long after working hours to help us. The welcome gift box was also a lovely touch and was much needed after a stressful day! The company are very responsive to my emails and questions and so far have been exactly what I wanted from an agency.

From the outset Andrew took a genuine interest in my property and plans, and the photographs and brochure he organised were excellent. Andrew kept me informed at all stages and the dedicated WhatsApp group proved a very efficient method of communicating. A very friendly and efficient firm and I would highly recommend them.

I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!

The service I have received has been outstanding and I am impressed with the “due diligence” they have undertaken. Giving the changing legislation affecting landlords, I feel confident that IW Estates will ensure compliance with the law. I also expect that my tenants will have confidence that issues arising with the property they are renting will be dealt with in a timely manner. My point of contact is Ellie Smith and she has been outstanding in terms of advising me, creating new tenancy agreements and meeting my tenants. I know that she is supported by others in IW Estates and my thanks go to them as well as to Ellie. In summary, in my view, a highly professional Company who do everything “by the book” and deserve to do well in the highly competitive lettings business.
