From their photos for the sales sheet, which were excellent, to liaising between the parties to ensure a smooth sale. The whole team seemed to be involved & we’re all up to date on the position so could pick up if someone was off. Once our house was sold, Cathy took over the liaising of seeing the sale through to completion. Thank you to the entire team for getting us through a highly stressful, at times, process , we are now in our new home.

22nd Apr 2026 (12 days ago)Both Stuart and Tom have been an absolute god send in what was made an incredibly difficult transaction by Solicitors. They have chased relentlessly to keep momentum and without them, I’m certain we would have seen the time at least doubled. A difficult property to sell, they managed to quickly find me buyers when the sale fell through 3 times, remaining calm and efficient the entire time. Unfortunately the original property we were buying also fell through, but some great alternatives were quickly presented, noting all the things which were important for us. Thank you so much guys!

21st Apr 2026 (13 days ago)Just wanted to leave a review for Kai, I first had contact with Kai when viewing a new home for me and my family. Kai was great with showing us around and we put an offer in on the back of his viewing. Although the offer fell through Kai has kept in contact with me since and joined me on my journey with finding a new home. I managed to find a new home through a different agency but Kai kept in contact and was rooting for me as the process took over 9 months to complete. He was there for any advice needed and was actually really nice to get his calls each month hoping for the news that we had completed. So even tho my experience with buying through Kai didn’t work out, I would definitely be back in contact with him for further advice! Many thanks to you Kai!

16th Apr 2026 (18 days ago)I had a very disappointing experience with Thomas Morris and wouldn't use them again. ? I ended up conducting one and a half viewings myself. On one occasion, our first viewing I had to do myself entirely, at which it was claimed the viewer came at the wrong time, but the viewer claimed otherwise; on another, the agent was stuck in traffic, and I had to conduct the first half of the tour myself. ? Next, their follow-up with potential buyers was incredibly poor. It appeared they would give up after just two missed calls. I know this because I also experienced their service as a buyer in the same area. It is telling that after months of stagnation, a buyer was only secured the day before my notice period with them expired. This I think is my fault for not thinking about that before choosing them. ? The most frustrating part was the lack of transparency regarding their commission. During initial negotiations, I explicitly stated they needed to match a competitor’s offer, which was a percentage based on the final sale price. Instead, Thomas Morris buried a fixed fee in the contract based on the original marketing price. ?This was never explicitly explained to me verbally or in writing, and it resulted in a higher charge despite the house selling for less than the guide price. I feel this was a deliberate lack of transparency, but I guess it was my fault for both not reading the fine print, and for assuming the figure in my contract was just an illustration and that they were negotiating in good faith. The only good point was the in house sales progresser, and the staff overall being friendly and pleasant to deal with for the most part. But all the rest means I can't recommend them. They did sell the house which nets them a star.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

My mum's retirement bungalow was a complicated sale due to lots of red tape via the housing association and took 2 years to go through with the first sale falling through after 8 months due to the housing association not doingitsadequatecheckson whether the buyer owned another property not allowed under the agreement! But Rob stuck it out and got a new buyer and chased everyone constantly, remaining calm under pressure and was a joy to work despite the housing association delaying things further and taking a year for the next sale to go through! Thank you Waldens I don't think we'd have got the sale over the line without you all - 5 star service!

After having our flat on the market for three years with multiple other agents and getting nowhere, he managed to secure a sale in just two months. From the start , he has been proactive, communicative, and genuinely motivated to get the best outcome for our family. The difference in approach compared to our previous experiences was night and day – better marketing, regular updates, and a real sense that he cares about the service he provides.
17th Nov 2025 (24 weeks ago)They didn’t sell my house. I had to pull them off and go for a PTX as they began to give me anxiety. They didn’t keep me up to date and when it came to speaking to my PTX company they gave inaccurate information which affected my valuation. They seem like lovely people but I don’t think I will recommend them to anyone as there were just too many issues that I felt I didn’t have to deal with.
