20th Aug 2026 (4 weeks ago)Very disappointing and unprofessional experience with Daniels.<br><br>The flat was advertised as a “new home,” but in reality it was not new, which was misleading from the outset.<br><br>The agent, Joseph, arranged a viewing for 5:30 PM. We had to leave work early to make the appointment, but despite knowing this, he was rushing us through the viewing because he had another appointment afterwards. We were barely given enough time to properly inspect the property. This was particularly frustrating because we had been told that 5:30 PM was the last viewing time.<br><br>We had also clearly informed Joseph from the beginning that we needed to give our current landlord two months’ notice. Despite this, after we submitted an offer, we were told that the landlord could not wait two months. This should have been communicated to us before encouraging us to proceed with the application and offer, especially since our notice period had already been clearly explained.<br><br>Overall, the communication was poor, the viewing was rushed, and the handling of our situation was extremely unprofessional. We wasted our time and had to rearrange our work commitments for a viewing that we were barely given the opportunity to properly attend.<br><br>Very disappointing experience. I would not recommend Daniels based on the way this was handled.
5th Sep 2026 (15 days ago)Upper Class Estates were so difficult to deal with that I ultimately felt forced to bring court proceedings against both them and their regulator before I was able to get out of housing that I considered unsafe and inadequately maintained. I also brought separate proceedings against the regulator because I believed its handling of my complaints failed to protect me as a tenant. I would not describe this property as somewhere I felt safe living as a woman.<br><br>This review is based entirely on my own experience as a former tenant and on matters I documented at the time.<br><br>During my tenancy I experienced repeated problems involving hot water, heating, electricity, flooring, communal lighting, rubbish and hygiene, the entrance door and other safety issues. These were not simply matters of taste or comfort. After the dispute escalated, a Haringey Council HMO Compliance Officer inspected the property and identified a number of additional safety and compliance concerns, including unsafe flooring, problems with the entrance door, missing communal lighting and fire/carbon-monoxide safety issues.<br><br>Despite repeatedly raising concerns, I found Upper Class Estates’ management rude, defensive and hostile in their communications with me. I have a history of mental-health vulnerability, which I disclosed during the dispute, and I became increasingly frightened and distressed while living there. In my experience, the combination of the physical condition of the property, problems involving other occupants and the way management responded left me feeling unsafe in my own home.<br><br>I repeatedly tried to resolve matters without litigation and asked to leave the tenancy. Upper Class Estates had previously told me that I could look for alternative accommodation, but when I later sought early release they refused and continued requiring rent. According to my court evidence, it was only after formal regulatory escalation, the HMO inspection and the commencement of proceedings that I was ultimately permitted to leave.<br><br>I also bought communal sanitation and household items myself because, in my view, essential shared items were not being adequately provided. I sought reimbursement for those purchases as part of attempts to settle the dispute, but those proposals were rejected. The recurring rubbish and communal-area issues also contributed to my view that the property was unhygienic and poorly managed.<br><br>After I moved out, I then had to challenge an attempt to obtain rent from me for a period when evidence indicated that a replacement tenant had already moved into the property. I obtained corroborating evidence from the incoming tenant and raised the issue formally.<br><br>I also took separate legal action against Upper Class Estates’ regulator because I considered the regulator’s complaint handling inadequate and felt that the process had protected the agent rather than properly addressing my concerns. That case was later settled, with the regulator increasing its settlement offer and reimbursing legal costs. I do not suggest that settlement was a judicial finding against Upper Class Estates; I mention it because even the regulatory route did not resolve matters for me without litigation.<br><br>My advice to other tenants is to document everything. Keep photographs, videos, WhatsApp messages, emails, receipts and a dated chronology. Report serious defects in writing and keep copies. If problems remain unresolved, get independent advice and use the appropriate council, regulatory or court process.<br><br>Based on my own experience, I would never rent through Upper Class Estates again.

Paolo is a local expert and is very familiar with property typologies and buyers in the Honor Oak and Forest Hill area.<br><br>Paolo looked after the whole process for us, was easily contactable directly via WhatsApp, achieved a sale over asking surpassing alls expectations. We appreciated the personal service.<br><br>Paolo expertly progressed the leasehold sale and we are delighted to have now completed.

From when we first saw the property we wanted to buy, through to completion, they have been supportive, communicative and, importantly, patient. Lorig did an excellent job managing the relationship with the vendor and keeping them informed and on board while we had to work through frustrating late delays with our conveyancing which could potentially have risked the sale. She knew how important it was for us, and supported us through to getting there!

Highly recommend!- 26th Aug 2025 (1 year ago)I would not recommend originally rung up and told there were more than one interested in property and that X was was best option as he had the money in place and was just waiting for money to arrive from parents. He put in an offer and asked me to take it off the market for two weeks so that he would have the money and we agreed on around 25 Feb on the basis that this would be a quick sale and was expecting that contracts could be exchanged by the beginning of May. I signed my part of the contract on 7 may and after that constant false promises about X being ready to exchange contracts - do not know who was lying client X / client solicitor/estate agent but it turns out X had a flat to sell and that there were problems with the lease on his flat and after many false promises contracts were not exchanged until the beginning of August. At the end of the day I do not know who was lying but had I known at the outset that he had a property to sell then I would have considered the other interested parties and their offers and had I known in early May he had issues with the lease on his property I would have re marketed the property On 31 July 19 days before sale was told "you will now begin to hear from our Sales Support Manager, Sandra. She will introduce herself shortly and will be your primary point of contact moving forward .......She will be in touch regularly" I did not receive any call from this lady at all regular communication with the estate agent was also far from perfect on occasions with calls emails not returned/replied

Had come across a lot of estate agents in recent home search and Aimee Charles & Michaela Coles at Stirling stand out as agents who genuinely wanted to help. Great energy, clear communication and honestly just made the experience of buying a property much less stressful!

When it was time to manage my father's estate and sell the family home I absolutely knew I needed to ring Dean and ask him to manage the sale for us. Dean, as always was honest, responsive, patient (!) and professional throughout the process. Dierdre is an amazing communicator, link person to all parties, and as a team they are simply the best!<br><br>The family thought the sale would be a challenge in the current selling climate but as always Dean and Dierdre rose to this and proved us wrong. Their skill in matching the property to the buyer cannot be understated and they make it look so easy. It is a quality that they possess that many other agents do not. They take a personal interest in the vendor and purchaser and are always available, day or night to provide their professional advice and guidance.<br><br>If you are looking to sell or buy a home - choose Ewe Move, you will be very glad you did!
