While we didn’t end up purchasing from them, they were excellent during our viewing process and were extremely communicative and prompt. Alan even went out of his way while he was on holiday to organise a viewing for us and to answer any questions we may have had. We’re super grateful for that. His relationship with his sellers is more like good friends than clients and it shows that he really cares for the person on the other side. We highly recommend him and his team and hope to work with him again in the future.

Akbar was extremely helpful throughout the entire process and was always responsive to our questions. He was readily available, even over weekends when needed. He guided us through each step clearly and ensured everything progressed smoothly. The handover and move in process was seamless, and all the necessary formalities were handled efficiently. We really appreciated his professionalism, reliability, and support, and would highly recommend him to anyone looking for assistance in finding a property.
25th Oct 2026 (10 days ago)I don’t even know where to start from.<br>My mum moved to a flat that looks like a house, in erith Pembroke 2022 and from that day their has been issues non stops, the very first day I saw I saw the place i just knew there will be issues the house looks very old from outside and even worst inside is still stuck in the 80s the condition of is so bad I don’t think their has been any work done in it. When my mum moved into this property there was a lot of cockroaches I didn’t believe how bad it was still I checked my self and i honestly felt sick and sad my mum would tell me how scared she was to sleep sometimes because it was also in her room there was so much in the kitchen after months my mum was able to fixed it by using a spray that was recommended.<br>So the main reason I am doing this is because of how the landlord and the estate agent Danielle (who my mum will report to) and Debbie has treated my mum. The first issue was the mold my mum reported and I also reported it nothing was done but all my mum got was blamed they didn’t think of any other factors that can result to such but to blame my mum the reason there’s mold is because she doesn’t open the windows which is lie even the painter that came even said the walls are moist, wet and cold that there’s something in the wall that’s causing the mold the condition of the house is so horrific that even if we was to open the window 24hrs without closing mold will still come.<br>The other issues my mum experienced was the amount of holes in that place which was reported but nothing happend make sense why there was cockroaches. The electrical buttons were not working my mum reported it they also did nothing and this happend a few times aswell, the glass door cracked reported it all they did was to get a wood thing and cover the top of the door only which I didn’t understand it was neglected and never fixed mind you this is health and safety. My mum ceiling was leaking she reported it and showed evidence of it they did nothing and ignored it thankfully it stopped the next day but the ceiling looked like it was about o fall and looked unstable another health and safety, the landlord that hates spending money and enjoys he’s tenant living in horrible conditions sent painters to paint the living room to cover the mold the didn’t finish and was told they will come back on a specific date they gave my mum they never came back the walls was ripped apart so they basically didn’t even start the actual painting and from that day till the day my mum moved out the walls is still ripped apart and looks terrible honestly when I saw it I felt so bad for my mum how can she be paying rent for such place the Debbie revealed in email that the labelled refused to get the painters to come back because my mum will cause the mold to come back which is ridiculous and wicked but I know the real reason is because they don’t want to spend any money. The tap in the kitchen randomly bike my mum called me straight away and showed me which is very werid but am I surprised? No that top looked so rusty not surprised at all, the cupboards are not stabled.in that place something was always braking, falling apart or just stopped working mind you most of these problems started not long after my mum moved in. The landlord has been very greedy with spending and prefers to allow HES TENANT TO LIVE LIKE THEY’RE NOT HUMAN. I will be reporting this aswell. The landlord is now trying to take my mum depsodit and use all her deposits to fix he’s property which is evil, they couldn’t use their own money but now using this opportunity to use it but I will make sure all evidence is shown to stop that from happening. My mum was to her neighbour and even the neighbour said that so many people have lived here and that they always complain about the same thing about this landlord.<br>And Debbie I do not appreciate you lying on my mum name, your not in the house to say shoesnt open the windows you don’t know that.<br>You guys have shown that you agree with her the Lanalord has treated my mum just by your responses.
23rd Jul 2026 (15 weeks ago)All those I dealt with at Robinson Jackson, Northumberland Heath were very professional, knowledgeable, friendly and polite. They kept me informed of all viewings and feedback thereafter. I definitely felt I was in good , expert hands throughout this process.

14th Aug 2025 (1 year ago)We put our house on the market in March, we decided on Barnard Marcus as their valuation was the highest (out of 3). Their initial contact was good and positive but after a couple of months they suggested we drop the price from 575k. To 500k, this was a huge drop and far from their valuation of 575-600k, although viewings continued they didn’t really give any updates or feedback so we ended our contract with them when the initial 20 weeks were complete.
14th Jan 2023 (3 years ago)I booked a viewing for Tuesday 10/01 at 2pm and the agent didn’t show up, I tried to call many times the office and nobody answered so after 15 minutes I left. The following day they apologised saying that who was supposed to show us the property was sick and they rearranged the viewing for today, Saturday 14/01 at 11am. Well, we are here now and yet again nobody showed up. I called the office and the guy who was supposed to show us the property today picked up and said that he wasn’t aware that there was a viewing rearrange for today and “he just saw the diary”. And then added that “to me my health is more important than your viewing”. (How rude by the way?!)Probably it is, but at least your office should have the courtesy to let us know rather than make us waiting. And if you re arrange a viewing and you don’t show up for the second time, well I wonder how your landlords can trust you to rent their properties. … without mentioning that on both days and appointments it was poring rain and my health is important as his health, thanks for letting me wait in the wet and cold weather. Ridiculous.

Their communication has been thoughtful, clear and well organised, and I have really valued the care they have shown in our recent discussions.<br><br>They have taken the time to understand what matters to us, explain the next steps and suggest a practical way of reviewing the results together. That attention to detail is reassuring. I especially appreciate being included in the process and knowing that our feedback is welcome.<br><br>For me, good property management means understanding that the place you manage is someone’s home. The team’s considerate and constructive approach has made a very positive impression on me. I have had the good fortune to deal almost exclusively with Jeremy Cohen, Michael Cohen and Tanya Ganly.<br>It is clear to me that, in view of their many years trading in the Marylebone market, they know the latter better than anyone in the area.<br>Tanya kindly supervises the management of my flat. She is always most charming, knowledgeable and helpful. Michael is very able and assists on all accounts.The management is excellently administered and they have always found me excellent tenants.

Excellent communications and feedback and something that is quite rare these days, they actually made their client the focus of all their work. Totally refreshing. Would definitely recommend them and will certainly use them again.

24th Mar 2026 (7 mo. ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

Although he was understandably persistent in following up throughout, he did help obtain key information from the seller’s side and supported progress towards completion before our mortgage deadline.<br><br>Thank you for your assistance in getting the purchase over the line.

7th Oct 2026 (28 days ago)I had an extremely disappointing experience with this agency and would not recommend them to anyone looking to rent a property.<br><br>Around two weeks ago, I contacted them regarding a property that was clearly advertised as having allocated parking. I have screenshots and proper evidence of the original advertisement and all the communication regarding this.<br><br>Based on the information provided in the advert, I proceeded with the property and paid a holding deposit. However, when it came to completing the contract, I was suddenly told that there was no parking available and that they had only applied for a parking permit.<br><br>We waited and followed up again two days later to ask whether the parking permit had been arranged. Instead of receiving a professional response, we were spoken to extremely rudely and the call was eventually ended. We were then simply told that they could no longer offer us the property and that we should take our deposit back.<br><br>What makes this even more frustrating is that we had spent almost two weeks dealing with this property based on the information they had provided. We had also raised concerns about the poor condition and dirt inside the property and were told that this could not be dealt with either.<br><br>Because we genuinely believed we were moving into this property, we had already informed our previous landlord that we intended to leave. Their poor communication, lack of transparency and unprofessional handling of the situation caused us significant inconvenience, wasted time and unnecessary stress.<br><br>The way both the person handling our application and the manager dealt with us on the phone was completely unacceptable. Basic professionalism, communication and customer service were seriously lacking.<br><br>I have retained evidence of the advertisement, communication and the issues mentioned above.<br><br>Overall, this experience was a complete waste of our time, money and energy. I would not recommend this agency to anyone looking to rent a property.

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!
