30th Jan 2026 (9 weeks ago)As a first-time buyer, I trusted this estate agency to provide accurate and reliable information when viewing and proceeding with a property purchase. Unfortunately, my experience was extremely disappointing. When I was shown the property, I was told three key points that significantly influenced my decision to proceed: • That the flat had an allocated parking space • That the leasehold was 999 years • That residents contributed to a joint building insurance policy After several months of progressing the purchase and paying substantial solicitor fees, it became apparent that all three of these statements were incorrect. There was no allocated parking for the flat, the lease was under 150 years rather than 999, and there was no existing joint building insurance policy. Each time I raised these issues with the estate agent, I was simply told that the information had been provided incorrectly by the seller and that they apologised. While mistakes can happen, these are material facts that should have been verified before being presented to a buyer, particularly as they directly affect a purchaser’s decision-making. The process was stressful, costly, and ultimately ruined my trust in the agency. Buying your first home should be an exciting experience, but being misled on multiple fundamental aspects of the property made it extremely disheartening. I would strongly advise future buyers to ensure all key details are confirmed in writing and verified early in the process.

Top communications in organising and informing of viewings and prompt actions once offers and eventual sale was processed. Excellent all round from the whole team.

Quite literally walked in with my mum one day and they had no idea who she was. 24th Feb 2026 (6 weeks ago)I made a mistake of using Belhus for my property in the UK when I moved to the US. I'm 4 months in, still don't know when I'm supposed to be paid each month (there was some work I had to pay out for the first couple of months, so they cancelled out the rent). I emailed 6 weeks ago to confirm the date and amount, chased 2 times too and still haven't managed to get a response. I wish I had sold the property, because dealing with Pauline on the sale side was great - she was very, very helpful and responsive. Hopefully, i'll be back to update/delete this review in a few months time - but as of now, i'm not impressed.

13th Sep 2025 (6 mo. ago)I haven't always considered Bedfords 5* but actually the real problem has been sheer frustration with the prevailing housing market in 2025. I believe Michael was born an estate agent, his knowledge of the market in Aldeburgh is second to none. Susie likewise is so knowledgeable of this area. Their advice goes beyond what you are selling, they also take an interest in your purchasing of property even if its through other Estate Agencies. I would say be aware of not listening to any advice offered. We listened but to our discomfort took a different course of action and are paying the price...quite literally! They seem to have a good catalogue of buyers waiting to purchase which was so helpful even though I like most buyers go straight to Rightmove without considering who the agent is. Their advice on pricing was accurate and advertising presentation excellent. Whilst our current move has been an awful drawnout experience and we have lost two commited purchasers along the way we appreciate the service our local agent provides and realise we will eventually sell our lovely property and it will be with Bedfords. Thankyou chaps.

21st Dec 2024 (1 year ago)It is with great confidence that I can recommend Bonds to sell your property. Bonds offer a one off up front price to sell your property. This is the method I chose to use. Once my bungalow had sold, it took a paticularly long time to go through. (This was due to my buyers side of things).... Jayne was on the case all the time. Jayne truly works wonders. I believe it was her constant chasing the legal teams that eventually got my sale through to completion.. All staff are always polite, courteous and very helpful. I have always been kept informed at all times from viewings to completion. Thankyou to Jayne and your team.

18th Mar 2026 (18 days ago)I recently completed the purchase of our 2-bed home in Canning Town with Stephen from Samuel King, and I honestly couldn’t recommend him more highly. From start to finish, Stephen was exceptional. He was proactive, transparent, and always one step ahead throughout the entire process. Buying a property can be stressful, but he made everything feel smooth and manageable, keeping us informed at every stage and always being available to answer questions. What really stood out was his attention to detail and genuine commitment to getting things over the line. He coordinated seamlessly with all parties involved and handled any issues quickly and professionally, which made a huge difference in keeping things on track. A great example of this was following our Level 2 survey, where a number of repairs were flagged that couldn’t realistically be completed before exchange. Stephen stepped in and negotiated on our behalf to secure compensation from the seller instead, making sure we were properly covered. That level of support and advocacy made a big difference and gave us real confidence throughout the process. It’s rare to come across someone so reliable and easy to work with in this process. If you’re looking to buy or sell, I wouldn’t hesitate to recommend Stephen and the team at Samuel King. A genuinely 5-star experience.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
