Unprofessional. AVOID at all costs!!! I had a deeply upsetting experience with this agency, I can’t give it a zero, so I will give it a one. After a failed application, they attempted to unlawfully withhold my holding deposit of over £400 by misrepresenting the Tenant Fees Act 2019 and making factually incorrect claims about my guarantor’s residency status. As a foreign person living in the UK, I felt targeted by their intimidation tactics. Kier Hawkins was incredibly rude on the phone, he screamed at me and treated me like I was "dumb" for asking legitimate questions about my application and deposit. It felt like they were banking on me not knowing the local laws. It was only after I formally involved The Property Ombudsman in my emails that the Director finally agreed to a refund. Even then, the final correspondence from the office, including the director, was spiteful and unprofessional. They don’t care about tenants rights. If you are from any international background, please be very careful with this branch. They use bullying and misinformation to try and keep your money. Document everything and know your rights!... We rented a flat in Greenwich via Daniel Watney for the past year and a half, before we relocated to the other side of London. I would not hesitate to rent from them again. The team were friendly and attentive, and the few repairs we needed during our time there were fixed very quickly. The end of tenancy process was smooth. My partner and I couldn’t recommend Paul, Samira and Sine at Samuel Estates more highly. We met with a number of estate agents but immediately could tell that something was different, more honest and personal when first meeting Paul. They also had comforting evidence of selling properties fast within the area. We experienced great communication throughout the process and this personal approach really helped negotiate and seek alternative options when a few unforeseen circumstances arose up and down the chain, keeping everyone calm and then pushing when they needed to. So glad I didn’t end up renting with this company after my extremely poor experience and seeing these reviews online. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’.
