In a world where my solicitors were doing everything they could to scupper my sale and purchase, our agent at KFH did an incredible job of holding the process together, stepping in above his remit, calming me down at times & having a perfect communication strategy to keep things moving. Also insanely personable, worked with me as I am rather than being OTT professional.<br><br>His knowledge of the house buying/selling process was clear to see, and it wasn’t something I thought I’d would be complementing until it was needed to help settle nerves & set expectations.<br><br>We sold our property within 15 days I think. In a market where not having a garden is a problem, it wasn’t for us.

We were extremely lucky to have encountered Zak at KFH from day one. We originally booked to see one property, but the property we ended up buying came into the market same day as our appt. Called up to ask whether we could see it and Zak already had it on the list of properties for us to visit.<br><br>We made an offer right away and Zak was nothing but helpful and prompt during the entire process (even nudging us when our chain delayed things!), we are very happy in our new property and very thankful to Zak.

I'm writing this review because they sent me a feedback email with a link to write a review for them.<br><br>I decided to let my property through KFH and was very upfront with them about simple tasks that would need to be completed before a tenant was moved in (replace a few light bulbs, tighten a kitchen tap, etc). It took them 2 full months after receiving the keys to get this actioned.<br><br>They were very keen and quick to onboard me however once I was onboarded and the tenant was signed things slowed down. It began to feel like I was managing the managing agent.<br><br>On move in, the tenant notified them that the property had unclean floors, I'd arranged for these to be cleaned twice before handing the keys to KFH. KFH had had workmen in the property and taken an inventory so had also been in the property themselves. They told me that this was my problem and that I would have to pay for a cleaner so I asked for a quote.<br><br>This time sensitive issue then hung in the balance for over 11 days while my property manager was on holiday. When he came back he carried on as normal sending me a quote for £150 for a 10 minute floor wash job. When I questioned if the tenant had instead cleaned the floors themselves my property agent said he didn't know. I told him that it was a time sensitive issue that should have been resolved as the tenant has either now had to clean the floor themselves or has been living with dirty floors for nearly 2 weeks. He just kept saying he had been on holiday but did not really apologise.<br><br>To take control of the situation I told him that KFH needed to send the tenant an email with: 1) a written apology that they had not managed to resolve the issue in a timely manner. 2) Ask them whether they had cleaned the floor themselves and if they had; offer them a small rebate on their rent for the month (out of my own pocket, as a sign of goodwill). It really took a lot of asking for him to accept that this was a systemic issue within KFH.<br><br>This whole thing became an exercise into the limits of common sense and logical thinking. If I"m paying for a full managed service, it means the property should be fully managed.<br><br>Furthermore quotes from workmen felt inflated to carry out unnecessary work. At one point I was told the boiler engineer needed to fit inspection hatches to the flue, when I called them out and said that they were already there they knocked £100 off an unitemised £750 job quote for 2 tasks.... go figure.<br><br>We'll see how it goes from here.

He demonstrated exceptional professionalism, excellent communication, and great support throughout the process. Would give 0 stars if I could.<br><br>My experience with KFH has been an absolute nightmare.<br><br>I moved into a property in January and was completely unaware beforehand that it had significant damp and mould. Once I discovered it, I repeatedly reported the issues to KFH and their property management team. Despite numerous emails, follow-ups and maintenance visits, the underlying damp was never properly addressed.<br><br>I was repeatedly reassured by people connected to the landlord that there was nothing wrong with the property, despite the problems I was experiencing. Even KFH staff told me that “no one had raised it before”, despite the bedroom smelling so strongly of damp that it felt like an underground aquarium. Communication from KFH was also extremely poor, with very slow responses which left me constantly having to chase for updates.<br><br>Eventually, the property became uninhabitable and I had no choice but to move out and pay for alternative accommodation, resulting in thousands of pounds of additional costs and losses.<br><br>I paid for an independent damp and mould inspection myself, which confirmed the property had significant damp and mould. Despite this, I still had to leave the property.<br><br>What makes the situation even more frustrating is that £750 of my deposit has now been awarded to the landlord, despite everything that happened during the tenancy. I find this completely unacceptable given the circumstances and KFH made no attempt to resolve the situation and protected a very corrupt landlord.<br><br>This has been ongoing since January and has caused an enormous amount of stress. I have ultimately decided to walk away from pursuing the matter further for the sake of my own sanity.<br><br>I would never ever use KFH again based on my experience. I would STRONGLY advise anyone considering renting through them to think very carefully. The way this situation was handled was extremely disappointing, from the branch I dealt with right through to head office and area manager.<br><br>AVOID!!

I purchased my first flat through KFH. They were very efficient and responsive during this process, and guided me well. However, apart from these, my experience was not at all positive. It became evident very quickly that they were working solely for the benefit of the seller. Little to none was done to take into account what would work for me, both mortgage-wise, and in terms of discussing exchange/completion dates - it was always a matter of doing what the seller wanted. There were also a few events of miscommunication/incorrect information which resulted into me losing some money.
I do acknowledge that they were dealing with a particularly demanding seller, but in my opinion, what makes a good agent (or rather a good employee in general), is their ability to deal with difficult, non-trivial situations. I would not recommend KFH as a buyer.
