4th Oct 2024 (19 days ago)From the time the Tree Survey was completed on 19th September 2023 at Louis Court, I can now provide an honest reflection of my true experience. At the time of the survey being carried out I made my views known that it was in the best interests of all owners to cut down all 6 trees surrounding the building due to major safety concerns as well as other factors. From the start I can see now that I was being deceived. A few years prior to January 2024 in 2021 2 trees were removed due to being diseased apparently, and it would have been known that no tree preservation order was in place as this is always checked with the council. During the tree survey my verbal request was for all 6 trees to be removed to be raised with the owners but unknown to me through blatant trickery and deception, and ultimately an act of vile racism a letter was sent out only mentioning 4 trees lime trees so the owners were not presented with the whole story and facts to come to a proper decision about the 6 trees I had wanted to raise. This presented a problem but they were only told about 4. This was down to the nastiest of individuals using her position as Director to focus on not doing the right thing by all owners I am afraid to deliberately place an obstacle in my path for their own wicked agenda. They should never have been in any type of position to behave in such a disgusting way! Autumn is here again and because of this evil and racist foolish woman, the issues I addressed in my request are still there in terms of safety, inconvenience and other factors. The actual problem is that this ignorant individual focuses on the wrong things talking a load of rubbish most of the time which is why I give her the widest of berths. They are against anything that is actually going to benefit and provide protection for residents. They are against having CCTV on site and her idiotic stance to avoid this move to eradicate any wrongdoings completely by foolishly saying “who is going to monitor it?” Like this would even present any type of problem as outside resources can monitor CCTV. This is the mentality of an individual who does very little apart from trying to cause trouble instead of minding her own damn business! If I was a white person this underhanded situation would not have happened, but because I had the sense to raise an important matter to help all owners including myself this evil elderly racist individual decided to abuse her position to basically behave in a vile and spiteful manner by ensuring my verbal request for 6 trees to be cut down was never going to be acted upon which would have definitely happened. I think it is important to speak my truth because this should never have been allowed to happen or entertained by the Property Manager and the fact that they were allowed to have their way to make such a poor decision to exclude 2 trees is sickening! So on the 16th, 17th and 18th January 2024 only 4 out of the 6 was actually cut down. I don’t appreciate being deceived in this way I am afraid as this was totally out of order! So It’s time for me to make my power move to ensure people know how Cottons treat people! Such a nasty and deceitful thing to do when one is doing something positive to improve safety and eliminate any inconvenience for everyone concerned. Very racist behaviour! I had to watch this all being played out which is beyond evil really! Trying to hide your failings by saying you have people of all cultures and backgrounds inside your organisation does not excuse or eliminate the bullying, harassment, prejudice, mockery and racism that I have unnecessarily been subjected to when dealing with certain members within your organisation including yourself!

9th Oct 2024 (14 days ago)We had used Sukie as our mortgage broker, and he was very good. He guided us throughout the process, and was very responsive. This was our first house, and he made the process very easy going. He explained everything to us in depth, answered any questions we had, and helped us immensely. We couldn't have asked for a better mortgage broker. Highly recommend him.
13th Aug 2024 (10 weeks ago)***AVOID Cowboy Estate Agents, AVOID*** The agent Jamie came around 10 mins late (no excuse for being late!), and then told us the fees are fixed at 1%, which we find hard to believe, and was a blantant lie. Then after an instruction, didn’t bother to follow up with any communication. If you didn’t want the business, because it’s small fish compared to luxury properties you are selling in Harborne, then just say that and not mess us around. Also like to constantly harass you with unsolicited phone calls when you are not interest, so be warned if they get your phone number. Wouldn’t recommend anyone to go with these dishonest wheeler dealer salesmen.

I’m first time buyer throughout home buying process Sam was incredibly communicative promptly returned my calls and emails kept me up to date throughout the process. All round excellent experience

From start to finish with selling my mom's property. They were so supportive & most if all on the ball. Their communication skills were amazing. Anytime I phoned with a concern they sorted it so efficiently. Fantastic team.
- 27th Apr 2024 (26 weeks ago)Not impressed with my experience as a potential seller or purchaser. Would give them a lot less than 1 star if it was possible. We had a valuation over a month ago, agent could not give us a valuation at the time and had to speak to her boss and heard nothing since. Really odd since they had sold another almost identical house 2 roads away away 2 or 3 weeks earlier? When queried during my potential purchase viewing was told they had e-mail issues I can only assume they did not have a phone, clearly they didn't want the business? Thankfully we booked 2 valuations that day and chose the other agent who not only gave us a valuation whilst he was here we were also given more confidence in the service on offer. It was the right decision as we sold in a week, but the one shipways sold took about 3 months or so. I made an offer as a purchaser which was increased as I was told by the agent it would be accepted. Then I was asked to increase further so it would be taken off the market as I wasn't sold but they knew this when the offers were made, and it was even on the offer email. A couple of days later when I was sold and after a week of being given the run around by the agent who would be in meetings, viewings and other calls when I tried to contact her I decided to withdraw my offer as could no longer trust what I was being told. Whilst I understand they have to be led by the vendor honesty and trust should be integral to any negotiation. Not sure how you would know the sellers thoughts and movements if you can't contact them?

16th Oct 2024 (7 days ago)Right from our initial encounter with Manny when he came to value the property we were taken with his professional approach, his knowledge of the industry, marketing advice and his personal charisma. We were very impressed with the speed with which the photographs were taken, the particulars drawn up & the property advertised and were astonished by the amount of interest generated and the prompt & efficient viewing arrangements. Viewings were handled super professionally by Elissia & Aminah. Initially we accepted an offer in the first week and were disappointed when this sale fell through 14 weeks later. Klarico were quick to react & re-advertise. Second time around they were equally as impressive & from offer to completion took a mere 11 weeks! Sarah was with us every step of the way of the sale process and supported us throughout.

Both were tricky purchases, but Zara was at hand to help us out, Zara even pointed me to a financial advisor who helped me get mortgages and close off the purchase. I highly recommend OPA for any investment property purchases.

She was so friendly and efficient (to the point where she came over to meet us, we agreed to use and the pictures were taken by 4pm). Our property was marketed at the same price as quoted by other agents, and was sold the day after marketing for asking price, via a blocked booking which Kim hosted. Things we loved about Kim and Wilkins *Efficient *Excellent communication (whatsap group) *Love their instagram and social networking (which I think other big names lack). *Block booking (only had to clean the hosue once) *Local and based in Mere Green (prior to using I thought they were just based in Tammworth) *Work for commision (percentage of property rather than set fee). I think that this is turn would encourage Wilkins to sell the property for as much as possible, which makes you feel like they are really getting the best for you. Thank You Kim (and the rest of the team) at Wilkins you are all amazing and would use you again in a heart beat x

Every time we manage to speak to someone on the phone, we’re promised a call back that never happens. No one responds via email, and the whole process has been painfully slow from start to finish.

Huge thank you to Ellie and Bethany who jumped straight on anything for us and were in contact with me daily! Amazing service and wouldn’t go with anyone else.
