3rd Apr 2024 (27 days ago)YoungsRPS (YRPS) are possibly the worst estate agent I have ever used, and I really mean that. Like any estate agent, they are happy to take your money - and I can forgive that, they are a business after all. However, what I can’t forgive is them letting out a property with the following Category 1 and Category 2 hazards: - Excessive Cold, due to a poor heating system meaning that the radiators can’t work to full capacity. - Carbon Monoxide and Fuel Combustion, the vent situated in the chimney breast wall in the first floor bedroom (WHERE ONE OF THE CHILDREN SLEPT!!) allowed fumes into the room from the open fire in the living room when lit. - Water Supply, the water was supplied by a borehole. When risk assessed by the Council this was found to contain E.Coli, Coliform Bacteria, and Lead. The water was often orange and left a gritty residue in the bath and kettle for example. From the water samples, high levels of iron were detected in the water supply. None of this was acted on. - Damp and Mould Growth, there was evidence of rising and penetrating dampness throughout the property - exacerbated by lack of a proper heating system to the property. - Domestic Hygiene, there was evidence of mice and rat infestations within the property with visible access points which rodents had used to gain entry. - Falling between Levels, there were no window restrictions to the first floor windows which are low to floor level. - Electrical Hazards, there were an insufficient amount of sockets throughout the property which heightened the use of extension cables, and therefore increases the risk of fire due to overloading. The thermostat associated with the private water system showed signs of short circuiting between the neutral and live parts of the the circuit. Furthermore, when taking the complaint to youngsRPS, Harry Morshead was incredibly dismissive of our claims and it seemed that YRPS were significantly more concerned with protecting the landlords interests rather than ours. Apparently, “This property has been successfully let on numerous occasions with no issue” which of course, meaning that everything I had claimed was a complete fabrication. To make matters worse, we received notification from YRPS that not only was the deposit to be withheld, but there was a claim of a further £2000 to pay for damages. Thankfully we had already approached the Local Authority to carry out an inspection, and a prohibition was placed on the property (“not to use the premises for residential or any other occupation by any person”), following this we sent an instruction to our solicitor to start legal proceedings against the landlord. A meagre offer was made by the landlord, and whilst I don’t think it was enough, we had to go on the advice of our solicitor and decided to settle out of court. As part of this, I went back to YRPS and told them to stick the £2000 claim where the sun doesn’t shine, which was ultimately accepted. Whilst YRPS were quick to point out that “we do (did not) not manage the property, and in a sense we only let it”, I would argue that the advertisement for the property was through YRPS, the application was through YRPS, and all dealings prior to moving into the property were indeed with YRPS and YRPS take fees from the landlord and the tenants, therefore whether YRPS wish to admit it or not, they have an interest in the deal brokered, and therefore have an obligation to ensure that properties rented out under their banner - irrespective of being managed or not - should meet minimum standards and be safe for the tenants. Since then, we have managed to buy our own property and don’t have the worries of the pitfalls of renting (and avoided this company, for obvious reasons - who knows what we would’ve ended up buying!). But to anyone who is in rentals. Please, for your own sanity and safety carry out as many checks as possible and get the relevant assurances in place before committing to a rental that is through YRPS.

15th Mar 2024 (7 weeks ago)Cons : they only checked in after 12 weeks and once when we had a possible viewing. This felt quite poor over 26 weeks. I requested some replacement photos to use alongside a price drop to create some Interest. Advisor quite abrupt and unhappy at the request . Refused/strongly advised this was not necessary even though work had been done to improve the home since original photos taken . Communication was poor with very little contact over a 26 week period. Didn’t see home marketed via Facebook or email shots . Some of the Photos weren’t the best , make sure you really check them before you approve . Pros : Service was quick and effective at point of set up. Staff were otherwise polite and pleasant to deal with . Always returned calls when I rang . Board went up quickly and photographer was quick. Some of the photos were good. House did not sell or even have a viewing within 26 weeks which is unusual in a popular area.

Not being from the area, they were able to suggest an excellent solicitor to oversee my house purchase. The whole process was smooth and stress-free. My partner and I couldn't have wished for more.- 3rd Apr 2024 (27 days ago)Many thanks to all the team at RMS Amble for their help and support during the sale of my father-in-law's house. The process took a lot longer than we expected, for various reasons, and the team helped us through them. They have been very professional and friendly throughout. We would definately reccomend the team at Amble.

There is not a single bit of care for the tenants and take no interest when problems occur. Communication is terrible, they are very hard to get a hold of and consistently ignore emails and calls and fail to return them.

It seems that their only interest is finding ways to avoid refunding my deposit. Secondly, I moved house during the pandemic and was advised to isolate. I contacted Armstrong to discuss possibly sending the keys through the post or having them pick them up from the property. This request was made because they had previously stated they would inspect the property on the last day of my tenancy. However, they insisted that the keys must be dropped off in person at their office by the last day of my tenancy. They mentioned that failure to do so would result in an additional month's rent charge.
15th Aug 2023 (8 mo. ago)I am absolutely appalled at this estate agents letting. My daughter and her husband has been given 2 houses to let that weren't fit for a dog to live in nevermind a couple with young children. It just goes to show that no checks are done on the properties they let out.
18th Mar 2024 (6 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
13th Dec 2021 (2 years ago)The girls in the office are really pleasing to chat with and very knowledgeable. Even when things got tense and slow with solicitors the girls in the office kept things positive and chased things up for us. Thanks Pattinson girls, Lisa, Amanda, Poppy, Erin.
21st Mar 2024 (6 weeks ago)After a failed attempt at selling our house with another Estate Agent,we decided to change and commission Pattinson’s as our Estate Agent. What a great decision this turned out to be. James’s knowledge of the local market and what people were looking for pitched our price at the right level and he produced the new sales brochure which was amazing and within two days of going live we had an offer on our asking price with potential viewers still in reserve. Assisted brilliantly by Kelly and the rest of the office team the sale was seamless and completed from start to finish in 9 weeks. I really cannot recommend the Pattinson’s Alnwick team enough especially in their marketing and knowledge of the local market.
28th Oct 2021 (2 years ago)The process of placing adverts up until our accepting an offer, was completed in record time. We received clear, knowledgeable advice throughout, and were recommended a very good, responsive firm of solicitors.
18th Jan 2024 (15 weeks ago)Possibly the most appalling service from any estate agents ever encountered and would most certainly not recommend.We chose Signature because they appeared highly professional and polished. This was certainly the case when they sent their show pony to value our property and do their sales spiel. However, upon signing with them relations went downhill rapidly due to various factors which I will highlight below.Despite being only a 20 minute drive from their nearest office, Signature failed to attend any viewings advising that they didn\'t have sufficient notice to conduct them. We were therefore left to conduct all viewings ourselves whilst both working full time. They later advised that accompanied viewings were complimentary.Their communication was poor with prospective buyers and when we tried to get through we were passed around different people. We never saw or heard from the initial person who came out ever again.When it came to negotiations, Signature disclosed sensitive financial information to prospective buyers which was ultimately detrimental to our sale and lost us money. To them it didn\'t matter but to us it impacted heavily and was a huge breach of trust. Despite formal complaints being made not a single apology or acknowledgment of this followed.When we agreed a sale (with no part played by Signature at all) we heard nothing from them throughout the entire sale process. I subsequently requested that our Solicitor send their fee directly to us to facilitate direct payment. Lo and behold, the company who had ignored contact the previous 3 months were quick off the mark to threaten legal action within 3 hours of completion if their fee remained unpaid.So, in summary, no I would not recommend. For the same service, you could save yourself thousands and simply print off a poster and sellotape it to the nearest bin.
