13th Aug 2026 (5 weeks ago)Very unprofessional and grossly unreliable. Second time they have called 6pm the day before a viewing is due to take place (diarised for over a week) to cancel. No apology or care, no explanation, and quite rude. Poor management and quite amateur-ish.

19th Aug 2026 (30 days ago)I decided to go with Christopher Stokes as they were the market leaders with the best stats in the area. I am so glad I did. The sales team were so supportive and helpful and I felt like I could ask them anything at any time. They printed off some of the paperwork I was struggling with and I was able to sit with Jon in their lovely air -conditioned office and have everything checked through. All of the sales team and staff were so friendly that I felt looked after which was so important at such a stressful time. Every step of the sales process from the initial meeting, the photography, viewings and through to conveyancing was relaxed and enjoyable. I can’t recon them enough.
28th Jul 2026 (7 weeks ago)Read Daniel Rose's terms of business very carefully before you sign anything. In my experience this is an expensive agency with fees buried in the small print. I sold my flat in 2025, yet Daniel Rose have continued to collect the rent and demand commission on money I no longer receive, for a property I no longer own. When I asked them to stop collecting the rent and close my account, they refused. They are also holding the tenants' deposit and would not agree to hand it over, and they responded to my requests with threats of solicitors and a court claim.<br><br>The whole arrangement is completely one-sided: their contract is written so they get paid whether or not they actually do anything, even after a sale. After nearly six years as a client I found them unwilling to engage reasonably or to treat me fairly. Instructing this agency is the fastest way to lose tenants. Avoid at all costs.

As a first time buyer I had quite a few questions, but Ryann was always very helpful and happy to explain everything clearly.<br>Thank you very much for making this experience so positive ??????<br>I would definitely recommend him to anyone looking for a reliable estate agent!

28th Mar 2020 (6 years ago)After struggling to sell my house I stumbled upon Big Black Hen. I decided to call them for an initial chat. I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service

20th Oct 2025 (10 mo. ago)When I enquired about a property’s asking price and the seller’s position, I was met with terse, dismissive replies from the female agent I spoke to on the phone - a remarkably unhelpful attitude towards a serious buyer. I decided to proceed with the viewing regardless, but communication remained poor throughout. Afterwards, I submitted a formal offer, which was completely ignored. I never received any confirmation or follow-up, and it appeared my offer may not even have been passed to the vendors - which, if true, would be a breach of legal duty. The overall experience suggested a lack of basic organisation, professionalism, and integrity. For sellers, that should be alarming; for buyers, it’s simply exasperating. I would strongly advise caution when dealing with this agency.
20th Oct 2025 (10 mo. ago)Used Ashtons as was a prospective buyer of a property they marketed. Not so many issues with the office but the sales progression team were always quite slow to respond and could never get through to the assigned person to my case. Additionally used ashtons to sell my property and I feel compelled to share my deeply disappointing experience. The problems began immediately. The agency provided an initial valuation to secure our business in July, only to suggest a £25,000 price reduction after just one week, admitting there was no interest. Despite agreeing to the reduction, it did not correlate to an increase in activity which would lead to questions around marketing and resource as Ashtons list a lot of properties. By September, they had only managed to secure two viewings. We received absolutely no feedback from either of these viewings, despite requesting it, leaving us completely in the dark. Lastly thier fees are quite opaque and if youre new to selling read through everything very carefully. In the non flex fees there are baked in withdrawal fees that ensure ashtons get paid regardless if they sell or not. Which gives them little incentive to really push your property in my opinion. The alternative is you pay money up front to them to sell your property which is preposterous. Fundamentally all the agents use rightmove to market your property and that's where most people go to find houses. In summary: an inaccurate valuation, negligible effort, a complete lack of communication, and a devious fee structure designed to charge you even when they fail to perform.

2nd Nov 2025 (10 mo. ago)I don't feel they really put any effort into trying to sell our property. The quality of the pictures and listing was not up to scratch. We had to chase for information a lot. I regret choosing them.

Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again. Very disappointed.

They recently managed the sale of my late mother’s property in what has been a difficult market, with great professionalism and commitment. They were very pleasant to deal with and communication was good throughout the process. The fact that we eventually achieved a sum well over the asking price was an added bonus!
11th Sep 2026 (7 days ago)I've had the best experience with Pindrop Property, the main managing director showed me the property the experience was wonderful, their communication was on point throughout the whole process until the end of the completions of the sale. They were very accommodating when needed to communicate with the sellers. Overall I would definitely recommend them and I will return if I look for another property in the future.
